How the luxury market differs from the rest of Ottawa

Buying and selling above $1 million is not just a bigger version of a typical transaction. Several things change at this level.

Financing changes sharply. As of the federal rules that took effect in December 2024, mortgage default insurance is available on homes priced up to $1.5 million, with a tiered minimum down payment — 5% on the first $500,000 and 10% on the portion between $500,000 and $1.5 million. Above $1.5 million, homes are not insurable, so a minimum 20% down payment is required, and many lenders want more. Closing costs scale with price. Ontario’s land transfer tax is calculated on a sliding scale, so a luxury purchase carries a materially larger tax bill at closing — and unlike Toronto, the City of Ottawa does not add a separate municipal land transfer tax. Foreign buyers face additional layers: Ontario’s Non-Resident Speculation Tax adds 25% on purchases by non-residents, and the federal ban on the purchase of residential property by non-Canadians remains in effect through the end of 2026. Pricing and marketing are more nuanced. Luxury homes are harder to comp because each is more unique, appraisals carry more weight, and days on market run longer than the city average. Discreet, off-market and pre-market activity is more common at the top of the range. Setting the number correctly the first time is critical — overpricing a distinctive home can strand it, while the right strategy protects both timing and final price.

What to inspect before buying a luxury home in Ottawa

This is where my background matters. Before real estate, I trained and worked in the construction and electrical trades — a technical diploma in Construction Electricity and hands-on experience with home systems — and on a luxury purchase, that lens can save you from an expensive mistake a bigger cheque only makes worse.

Electrical and mechanical systems. Large custom and older prestige homes carry heavy electrical loads, complex HVAC, and sometimes older panels or wiring that need review. Ontario’s Electrical Safety Authority sets the safety standards worth checking any home against, and I know what to look for on a walk-through before an inspector is even booked.

Radon and air quality. Ottawa sits in a region where radon is a genuine consideration, and larger homes with finished lower levels are worth testing. Health Canada’s radon guidance explains testing and mitigation.

Wells, septic, and acreage systems. Estate properties in Manotick, Carp, and Dunrobin often run on private wells and septic systems, which need proper testing and a clear understanding of maintenance and capacity — a different due-diligence process than a serviced city lot.
