Land and building lots in Manotick fall into four groups: infill and teardown lots in the village and on Long Island, estate lots in established subdivisions, rural acreage south and east of the village, and new lots in Mahogany sold through the builder. Each comes with different rules on servicing, zoning and conservation, and those rules decide what you can build and what it will cost.
Buying land is riskier than buying a home, because the value depends on what you’re allowed to put on it. This guide covers the types of lots in Manotick, servicing and septic, zoning and conservation rules, financing, the costs of building and the checks to make before you offer.
For the village overview, see the Manotick village guide. For building on rural land in general, see building a custom home or addition on rural land.
Whether a lot has city water and sewer, or needs a well and septic, shapes everything else. Under the Manotick Secondary Plan, new lots in new development areas must connect to central water and wastewater, paid for by the developer, and private systems are generally not supported for new development. Exceptions are limited, such as existing infill lots in registered subdivisions that meet approval criteria.
Outside the serviced village, a lot needs a drilled well and an approved septic system. That means:
Our Manotick water and septic guide explains servicing by area.
Before you buy, confirm what the zoning allows: the type of home, minimum lot size, setbacks, height and accessory buildings. See our guide to rural zoning in Ottawa.
If a listing mentions “severance potential”, be careful. Creating a new lot needs approval, and it isn’t guaranteed. Read land severance in Ottawa before you pay a premium for it.
Lots near the Rideau River, Mud Creek, Mahogany Creek or wetlands may be regulated by the Rideau Valley Conservation Authority under Ontario Regulation 41/24, which can limit where you build. On the river, Parks Canada approvals can also apply. See our Manotick floodplain and shoreline rules guide.
Land is harder to finance than a finished home. Lenders often ask for a larger down payment on vacant land, and building usually needs a construction mortgage that releases money in stages as work is completed.
The Financial Consumer Agency of Canada has general guidance on mortgages and borrowing.
Build enough time into your conditions to complete these checks.
If you’re building on your own lot, the builder you hire matters as much as the land. In Ontario, new home builders must be licensed by the Home Construction Regulatory Authority, which keeps a public directory of licensed builders.
Ask whether your build will be enrolled for Tarion warranty coverage, which generally applies to new homes built by a licensed builder, including some homes built under contract on an owner’s land. Get the contract, payment schedule and warranty details reviewed by your lawyer before you sign.
Plan the timeline realistically. Design, permits, septic design and approvals, and the build itself can take longer than expected. See the real timeline for building a new home in Ottawa.
Lenders will want a full budget before approving construction financing. The Canada Mortgage and Housing Corporation has general guidance on financing a home.
Some buyers look at older village and Long Island homes as building lots. A rebuild can work well, but it’s more complicated than it looks.
Before you pay for a teardown, get a planner or designer to confirm what you can build. Our Manotick floodplain and shoreline rules guide and heritage homes guide cover the main constraints.
The Real Estate Council of Ontario has consumer guidance on buying property, including vacant land.
Your lawyer can check title for easements and restrictions, and a designer or builder can tell you what fits on the lot. Building these checks into your conditions protects you from paying for land you can’t use the way you planned. On rural lots especially, the answers to the servicing and soils questions can change both what you can build and what the land is really worth.
Buying land is one of the most rewarding ways to end up with exactly the home you want, but it takes more planning than buying a finished house. The buyers who succeed are the ones who confirm what they can build, what it will cost and how long it will take before they commit, and who keep a healthy contingency in their budget for the surprises that rural sites often bring.
Current vacant land listings across Manotick’s MLS® areas, pulled from the CREA DDF® feed and updated daily. Before you write an offer on any lot, check the zoning, servicing (well and septic or municipal), Rideau Valley Conservation Authority floodplain mapping and whether a permit is realistic for what you want to build.
Lots in Manotick come up rarely. If nothing here fits, call or text Jason at (613) 601-9333 with the size and location you’re after, and he’ll flag new land listings as they come up.
I’m Jason Polonski, a REALTOR® with Right at Home Realty and more than 15 years in Ottawa real estate. Before real estate, I worked in construction and the electrical trades, so I understand what it takes to service a lot, design around a septic bed and get a build through permits. That helps buyers avoid lots that look good but won’t work.
I also hold a Bachelor of Commerce from Concordia University with a double major in Marketing and Finance. If you’re selling a home to fund a build, I’ll help you plan the timing so you aren’t paying for two places longer than you need to. See selling and buying at the same time.
Sellers can list with a 1% Listing Commission, and qualifying buyers can get up to $3,000 cash back at closing. Learn more about your Manotick REALTOR®, browse Manotick homes for sale, or call or text (613) 601-9333.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()

Jason has always been Polite, Punctual, Detail Oriented and always put our best interests first and made the process easy and stress free. You will not find a better Realtor. Generally not for new development. The Manotick Secondary Plan requires new lots in new development areas to connect to central water and wastewater, with limited exceptions for existing infill lots.
The Secondary Plan set estate lots in its special design area at an average minimum of 0.4 to 0.6 hectares. Rural acreage can be much larger.
Often. Lots near the river, creeks or wetlands may be regulated by the Rideau Valley Conservation Authority, and river work can also need Parks Canada approval.
It can be. Lenders often want a larger down payment for vacant land, and building usually needs a construction mortgage. Make financing a condition of your offer.
It depends on the seller and how the land has been used. Check with your lawyer and accountant before you sign.
Only with approval, which isn’t guaranteed. Check zoning and severance rules with the City first.
