Marchurst Road sits in rural Kanata (North West), west of March Road, and it’s a genuinely different kind of Kanata real estate — multi-acre estate lots with private wells and septic systems, minutes from the Kanata North tech corridor rather than an hour into the countryside. If you want acreage and privacy without giving up a short commute to March Road employers, this corridor is worth understanding on its own terms.

Compare it with other areas in our guide to the best neighbourhoods in Kanata.
Unlike the subdivided communities that make up most of Kanata, the Marchurst Road corridor is zoned RU (rural), with properties typically ranging from roughly 2 to 25 acres. Homes here span custom-built estate properties from the 1980s through recent construction, and lot sizes and setbacks mean neighbours are genuinely spaced apart rather than sharing a fence line. RU zoning in this area generally permits a main home plus additional dwelling units, home-based businesses, and agricultural or agritainment uses — worth confirming with the City of Ottawa for any specific parcel, since permitted uses vary by exact zoning designation.
Because these are rural properties, homes rely on private wells and septic systems rather than municipal water and sewer, which changes both the ownership experience and the due diligence checklist compared to a typical Kanata resale.

This is a strong fit for buyers who want real acreage, privacy, and room for horses, hobby farming, or a home-based business, without sacrificing proximity to Kanata North’s employers — several properties in this corridor sit within 15 minutes of the Kanata North Business Park. It also suits multigenerational households, since larger lots here more easily accommodate an in-law suite or secondary dwelling than a standard suburban lot would. It’s a poor fit for buyers who want walkability or municipal services at the curb — septic and well maintenance is a genuine ownership responsibility here, not a footnote. If Marchurst Road inventory is thin, similar estate lots a little further west are covered in my guides to Carp estate homes and the new builds at Huntley Chase.
A well and septic system change the inspection process. Ottawa Public Health guides private well water testing and maintenance, and I’d recommend water quality testing as a standard condition on any offer in this corridor, alongside a septic inspection to confirm the system’s age, capacity, and condition. CMHC also publishes financing guidance specific to rural properties, since well/septic and larger acreages can affect mortgage insurance requirements compared to a standard municipal-serviced home. Septic systems in Ontario are regulated under Part 8 of the Ontario Building Code, which sets the standards a system’s inspection should be measured against.
Properties along Marchurst Road fall within Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments — confirm exact school assignments directly with the boards for a specific address, as rural catchments can differ from the subdivided communities closer to March Road. Despite the rural setting, the corridor is genuinely close to Kanata’s amenities: Kanata Centrum, the Kanata North Business Park, and Highway 417 access via Terry Fox Drive are all a short drive away.
The best-known estate subdivision in this part of rural Kanata is Marchvale Estates, with streets including Landel Drive, Maley Lane, Marchvale Drive and Weatherly Drive. Recent estate listings in rural Kanata have also included homes on Monaghan Lane, Marchbrook Circle, Grierson Lane, Houston Crescent and Panandrick View Drive.
Many buyers look at Marchurst Road and the surrounding estate subdivisions because they want room to grow: a bigger garage, an addition, a pool or a separate building. Rural lots allow a lot of that, but the rules are different from the suburbs.
Anything touching the septic needs a permit. In Ottawa, septic permits are handled by the Ottawa Septic System Office, part of the Rideau Valley Conservation Authority. You need one to install, replace or alter a system. A septic system is sized for the home it serves, largely by the number of bedrooms and fixtures, so an addition that adds bedrooms or bathrooms can trigger a review. Ask before you design, not after. The City of Ottawa explains when a building permit is also needed.
Know where the system is before you plan. The septic bed and the well both come with setback distances, which limit where you can put an addition, pool or outbuilding. The original permit drawings, often available from the seller or through the permit office, show where everything sits.
Test the well regularly. Ottawa Public Health offers free bacterial testing for private wells, and the Province of Ontario recommends testing several times a year. The free test covers bacteria only. For minerals, sodium or other chemistry, you’ll need a private lab.
Dividing a lot isn’t automatic. Creating a new lot from an existing property requires a consent, or severance, from the City’s Committee of Adjustment, and it has to meet the rural zoning and servicing rules. If a listing hints at future severance potential, treat it as a question to confirm with the City, not a feature you’re paying for.
Check the practical things. Ask about internet options, since speeds vary a lot street to street in rural Kanata. Ask about the heating source too. If it’s oil or propane, ask about the tank’s age, since insurers may ask about it.
My background in construction and the electrical trades helps most on rural properties. Panel capacity for a detached garage or workshop, the condition of outbuildings and the realistic cost of an addition are all things I can speak to before you make an offer.
Market snapshot, October 2026: Rural Kanata (Central), MLS® area 9009, had 13 detached homes for sale when this page was last updated, asking between $1,099,000 and $2,300,000, with a median asking price of about $1,525,000. These are asking prices from the live listing feed, not sold prices. With so few sales each year, every estate property is effectively its own comparable, so I price these homes from recent rural sold data, lot by lot.
Estate and acreage properties don’t move with the same comparable-sale logic as standard subdivision resale — lot size, well and septic condition, outbuildings, and zoning flexibility all factor into value in ways that don’t apply to a typical townhome or single-family home. The Ottawa Real Estate Board tracks broader Kanata resale trends, but an accurate valuation for a Marchurst Road property needs a comparative analysis built specifically around comparable rural and estate sales, not standard subdivision data. See what your home is worth to start that process.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
Rural and estate properties are exactly where a construction and electrical trades background earns its keep — I’m looking at well pump condition, septic system age, and how a secondary dwelling or in-law suite was actually wired and permitted, not just whether it looks finished. These are the details that get missed by buyers used to standard subdivision inspections.
If you’re selling an existing Kanata home to buy acreage on Marchurst Road, or the reverse, I coordinate that timing so you’re not exposed to carrying two properties at once — see buying and selling at the same time. Sellers can review what comes off the top at closing on my cost of selling page, and I offer a 1% listing commission on the final sold price, structured the same way for an estate property as for a standard resale. Buyers should also budget for Ontario’s land transfer tax, which applies to rural acreage purchases the same as any other property.
