Manotick waterfront homes sit along the Rideau River, mainly on Long Island and Nicholls Island in the heart of the village and on river lots to the south and east. They are Manotick’s most sought-after properties and have the widest price range, because frontage, water depth, shoreline condition and floodplain status can make two neighbouring homes worth very different amounts.
The river here is part of the Rideau Canal, a UNESCO World Heritage Site managed by Parks Canada. That adds a layer of rules most buyers don’t expect: work on the shoreline or in the water can need approval from both Parks Canada and the conservation authority.
This guide covers where the waterfront is, what drives its value, the rules that apply and what to check before your offer is firm. For the village overview, see the Manotick village guide. For prices and all five MLS® areas, see the Manotick real estate market guide.
Manotick’s waterfront falls into three settings, and each one suits a different buyer.
“Waterfront” in a listing can mean anything from deep, usable frontage with a dock to a view across a road. Always confirm what the lot actually includes: the lot lines, the shoreline ownership and whether the frontage is usable.
The house matters, but on the river the lot often matters more. These are the factors that move price most.
Because so few waterfront homes sell each year, pricing one well means adjusting each comparable sale for these factors. Our guide to the comparative market analysis explains how that works.
Two sets of rules shape what you can do on a Manotick river lot. Check both before you plan a dock, an addition or shoreline work.
The conservation authority. The Rideau Valley Conservation Authority regulates development in floodplains and along shorelines. Building, filling, grading or shoreline changes in a regulated area usually need an RVCA permit, and some lots can’t be expanded toward the water at all.
Parks Canada. Because this stretch of river is part of the Rideau Canal, docks, boathouses and other in-water or shoreline work can also need approval from Parks Canada. Ask the seller for permits on any existing dock or boathouse.
The City of Ottawa. Additions and new builds need a building permit, and septic systems near the water are reviewed by the Ottawa Septic System Office. See the City’s guidance on septic permits.
If you’re comparing Manotick with Ottawa’s other river communities, our guide to Constance Bay waterfront regulations covers similar ground on the Ottawa River.
These are the conditions I build into a waterfront offer. My background in the construction and electrical trades means I look at the systems as closely as the view.
Manotick’s waterfront buyers are usually move-up households trading suburban space for river access, empty nesters swapping a larger lot for water close to the village, and boaters who want a home on the Rideau Canal within half an hour of downtown.
Waterfront homes show best when the lawn is green and the river is open, so more of them tend to list from spring into early fall. Buyers who search through the winter sometimes face less competition, but they can’t see the shoreline, water depth or dock properly. If you buy in the off-season, plan to inspect the shoreline again before your conditions expire, or negotiate time to do so.
Financing matters more at this price point. Down payment rules, insured mortgage limits and stress-test qualification all tighten as price rises. The Financial Consumer Agency of Canada explains the current rules. Our guide to waterfront homes in Ottawa compares Manotick with the city’s other waterfront areas, and you can browse current Manotick homes for sale.
Living on the Rideau changes with the seasons, and so does the upkeep.
A healthy shoreline protects your land from erosion and supports the river. Many owners are replacing hard walls and mowed lawns at the water’s edge with native plants, which hold the bank and filter runoff. The Rideau Valley Conservation Authority runs shoreline stewardship programs and can advise landowners.
Before any shoreline work, check the permit rules. Our Manotick floodplain and shoreline rules guide explains what needs approval.
Waterfront homes in Manotick usually sit at the upper end of the price range, which changes the financing picture.
If you’re selling a home to buy on the river, the timing between the two closings is the biggest risk. Bridge financing can cover a short overlap. Talk to your lender early, and see our guide to selling and buying at the same time.
Finally, plan for the costs that come with the water: dock maintenance, shoreline work, a boat, and higher insurance. They’re part of the lifestyle, and part of the real price of a river home.
The best Manotick waterfront purchases come from patience and preparation: knowing which stretch of river suits you, having your financing and insurance lined up, and writing conditions that give you time to check permits, servicing and the shoreline. When the right home appears, you can then move quickly and with confidence. Waterfront homes don’t come up often, and the buyers who do their homework first are usually the ones who get them.
These are the current MLS® listings in Manotick whose descriptions mention waterfront, pulled from the CREA DDF® feed and updated daily. A few may be water-view or across-the-road properties rather than direct frontage, so confirm frontage, shoreline rules and floodplain mapping for each one before you book a showing.

A waterfront purchase has more moving parts than a suburban one: permits, shoreline, servicing, insurance and a smaller pool of comparable sales. And if you’re selling a home to buy on the river, the timing between the two deals matters as much as the price. My job is to help you avoid a timing mistake first, then get you the best price.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()

Mainly on Long Island and Nicholls Island in the village (MLS® area 8001), plus river lots south of the village (8004) and on the east side of the river toward Manotick Station (8005).
Often, yes. Because the river is part of the Rideau Canal, docks and other in-water work can need Parks Canada approval, and shoreline work can need a Rideau Valley Conservation Authority permit.
Some are. Floodplain mapping varies lot by lot, so confirm it with the Rideau Valley Conservation Authority before you offer, especially if you plan to add on.
Many river lots outside the village core use a private well and septic system. Confirm the servicing for each address, and test the water and inspect the septic as offer conditions.
Usable frontage, water depth at the dock, the slope to the shore, sun exposure and view, floodplain status and properly permitted docks or boathouses.
More river homes tend to list from spring to early fall, when the shoreline can be seen and inspected. Winter can mean less competition, but plan to inspect the shoreline before your conditions expire.
