MANOTICK REAL ESTATE

Manotick Estate Homes and Acreage

By Jason Polonski, REALTOR® with Right at Home Realty · Last updated: October 2026

Manotick estate homes are detached homes on large lots, usually a half hectare or more, in the established estate neighbourhoods around the village and on the rural land to the south and east. Most run on a private well and septic system, and they appeal to move-up buyers who want space, privacy and a workshop or outbuilding within about half an hour of downtown Ottawa.

Estate and acreage properties are a different purchase from a village or suburban home. The lot, the servicing, the outbuildings and the road all affect value and running costs as much as the house does. This guide covers where these homes are, what they cost to own, what to check before you buy and how they’re priced.

For the village overview, see the Manotick village guide. For all five MLS® areas, see the Manotick real estate market guide.

Where Are the Estate Homes Around Manotick?

Estate and acreage properties fall into three settings.

  • Established estate neighbourhoods. Subdivisions such as Manotick Estates and Rideau Forest, with executive two-storeys and custom bungalows on large treed lots. The City’s Manotick Secondary Plan set estate lots in its special design area at an average minimum of 0.4 to 0.6 hectares, on private services.
  • The rural south (MLS® area 8004). Land south of the village toward Roger Stevens Drive: acreage, country homes, hobby farms and some river frontage.
  • The east side toward Manotick Station (area 8005). Estate subdivisions on large wooded lots, plus rural properties east of the river.

Estate neighbourhoods feel like a suburb with very large lots: paved roads, neighbours nearby and a short drive to the village. Acreage feels rural: longer driveways, more privacy and more of the upkeep is yours.

What Does It Cost to Own an Estate Home or Acreage?

The purchase price is only the start. Budget for these running costs, which a suburban owner doesn’t face or faces on a smaller scale.

  • Well and septic upkeep. Regular septic pumping, water testing and treatment equipment servicing, and eventually a septic bed replacement.
  • Heating. Many rural homes heat with propane, oil, wood or a heat pump rather than natural gas. Ask for a year of bills. If there’s an oil tank, read what an oil tank means for a sale too.
  • Snow and grounds. Long driveways and large lots mean snow clearing, mowing and tree care, either your time or a contractor’s.
  • Insurance. Distance from a fire hydrant, wood stoves and outbuildings all affect premiums. Get a quote before your conditions expire.
  • Property tax. Use our Ottawa property tax calculator with the home’s current MPAC assessment.

For the wider picture, see our monthly cost of owning a home in Ottawa guide.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

What Should You Check Before Buying an Estate Home?

My background in the construction and electrical trades shapes this list. On a rural property, the systems matter as much as the finishes.

  1. Well. Test for bacteria and for flow rate and recovery. See Ontario’s guidance on private wells and our guide to well water systems.
  2. Septic. Pump and inspect, and confirm the permit, size and age of the bed through the Ottawa Septic System Office. See our guide to septic systems.
  3. Electrical. Larger homes and outbuildings often have sub-panels and long underground runs. Look for Electrical Safety Authority sign-off on garage, shop and generator wiring.
  4. Wood-burning appliances. Insurers usually want a WETT inspection.
  5. Outbuildings and permits. Detached garages, barns and shops should have permits. Unpermitted structures can affect insurance and resale.
  6. Radon. Rural homes with basements should be tested, following Health Canada’s guidance.
  7. Internet and access. Confirm internet providers and speeds for the exact address, and whether the road is public and maintained year-round.

Our guide to buying a rural property in Ottawa covers the full process.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Zoning, Severances and Building on Acreage

Buyers looking at acreage often have plans: a larger shop, a pool, a granny suite, horses or splitting off a lot. Check what the zoning allows before you buy, not after.

  • Zoning. Rural zones set what you can build and keep on the property. See our guide to rural zoning in Ottawa.
  • Severances. Creating a new lot needs approval and isn’t guaranteed. Read land severance in Ottawa before you pay a premium for a lot’s “severance potential”.
  • Building and additions. New homes and additions on private services need septic capacity to match. See building a custom home or addition on rural land.
  • Conservation and floodplain. Lots near the Rideau River or creeks may be regulated by the Rideau Valley Conservation Authority.

How Estate Homes and Acreage Are Priced

Estate homes are among the hardest properties in Ottawa to price. Few sell each year, and no two are alike: lot size, frontage, outbuildings, servicing and the age of the home all differ.

A proper comparative market analysis for an estate home looks back further than usual, often 12 to 24 months, and adjusts each sale for land, structures and condition. It also looks beyond Manotick to similar estate markets buyers are comparing, such as Greely, Carp and Dunrobin.

Overpricing is especially costly here. Estate buyers are a small pool, and a listing that sits loses them quickly. See why overpricing your home costs you, request a free home evaluation, or browse current Manotick homes for sale.

Outbuildings, Pools and Workshops

Space for a workshop, a large garage or a pool is often why buyers want an estate lot. Check what’s there and what’s allowed.

  • Permits. Ask for permits on detached garages, shops and barns. Unpermitted structures can cause problems with insurance and resale.
  • Power. Outbuildings fed by long underground cables or sub-panels should carry Electrical Safety Authority sign-off.
  • Pools. Check the pool’s age, equipment and fencing, and make sure it isn’t over or close to the septic bed.
  • Future plans. Zoning limits the size and use of accessory buildings. Confirm before you plan a larger shop.

Hobby Farms and Animals

Some acreage south and east of Manotick suits hobby farming: a few horses, chickens or a large garden. Zoning decides what’s permitted, including the number and type of animals, and fencing, barns and manure storage all need planning.

Ask the seller how the land has been used, check the zoning with the City and talk to your insurer about animals and outbuildings. Our guide to buying a rural property in Ottawa covers the basics, and the Ontario government’s well guidance is worth reading if animals will share a well with the house.

Selling an Estate Home in Manotick

Estate homes attract a small, discerning pool of buyers, so preparation and pricing matter more than on a suburban sale.

  • Document the systems. Recent well and septic reports, furnace and roof records, generator and pool service history, and permits for outbuildings.
  • Show the land. Aerial photography, a site plan and seasonal photos help buyers understand the lot, trees and outbuildings.
  • Price on real comparables. Adjust for lot size, structures and condition, and look beyond Manotick to similar estate markets buyers are also considering.
  • Time it well. Large lots show best from spring to early fall, when lawns, gardens and trees are at their best.
  • Plan your next move. Many estate sellers are downsizing. Line up the purchase and sale so the dates work.

Selling costs add up on a high-value home. Commission is usually the largest, followed by legal fees and any mortgage prepayment penalty. A 1% Listing Commission keeps more of your equity, and our net proceeds calculator shows what you’ll walk away with.

For national context on the market for higher-priced homes, the Canadian Real Estate Association publishes regular statistics, and the Ottawa Real Estate Board reports on the Ottawa market each month.

Questions to Ask the Seller of an Estate Property

  1. When was the septic system installed, and when was it last pumped and inspected?
  2. Do you have recent water test results, and what treatment equipment is installed?
  3. How is the home heated, and what did heating cost over the last year?
  4. Are there permits for the garage, shop, pool and any additions?
  5. Is there a generator, and was it installed with a transfer switch and inspected?
  6. Who clears the driveway, and what does it cost?
  7. What internet service do you have, and what speeds do you get?

Clear answers, supported by records, make an estate home much easier to evaluate. Gaps aren’t necessarily a reason to walk away, but they should show up in your conditions and in the price you offer. Your home inspector and lawyer can help you decide which answers need follow-up before your offer becomes firm.

If you’re comparing several estate homes, keep notes on each one against the same list. Estate properties differ in so many ways that it’s easy to lose track after a few viewings, and a side-by-side comparison of systems, land and running costs makes the right choice much clearer.

Buying or Selling a Manotick Estate Home With Jason Polonski

Most estate buyers are moving up from a suburban home, so the purchase depends on a sale. The biggest risk is timing, not price. My job is to help you avoid a timing mistake first, then get you the best price. See selling and buying at the same time.

I’m Jason Polonski, a REALTOR® with Right at Home Realty and more than 15 years in Ottawa real estate. Before real estate, I worked in construction and the electrical trades, so I look at wells, septic, panels and outbuildings before we talk price. I also hold a Bachelor of Commerce from Concordia University with a double major in Marketing and Finance.

Sellers can list with a 1% Listing Commission, and qualifying buyers can get up to $3,000 cash back at closing. Learn more about your Manotick REALTOR®, read client reviews, or call or text (613) 601-9333.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Manotick Estate Homes FAQs

In established estate neighbourhoods such as Manotick Estates and Rideau Forest, on the rural land south of the village (MLS® area 8004), and on the east side toward Manotick Station (area 8005).

The City’s Manotick Secondary Plan set estate lots in its special design area at an average minimum of 0.4 to 0.6 hectares. Acreage properties in the rural areas can be much larger.

Usually not. Estate and rural properties around Manotick are generally on a private well and septic system. Confirm servicing for each address.

Well and septic upkeep, heating fuel if there’s no natural gas, snow clearing and grounds care, and often higher insurance. Ask for a year of utility bills.

Only with approval, which isn’t guaranteed. Check zoning and severance rules with the City before paying for “severance potential”.

The well, septic, electrical (including outbuildings and generators), any wood-burning appliances, outbuilding permits and radon, plus internet service and year-round road access.
