If I could go back in time, and replace each one of them with Jason I would do it in a heartbeat. This detail review will explain why.

1. Honestly: From my experience, the real estate industry is an extremely dishonest industry, and I have heard all kinds of things agents have told me to complete the sale. Jason is opposite, which was actually shocking at first.

We probably visited ~30 homes in Orleans, Kanata and Barrhaven area. During those visits, we would discuss the pros/cons and an artificial rating of the homes based on our preference (such as 7/10). There were a few times when my husband or I would like the home and would rate it highly, but Jason would notice the flaws and would rate it low. In short, he would basically talk us out of making not the best decision. In my experience, this is probably the #1 MUST NOT DO things for a real estate agent. But it only meant one thing - Jason was looking out for us in the most honest way possible. This is absolutely something rare to find while working with someone in this industry.

Here is another example: Before settling on an agent, I interviewed four other agents, in addition to Jason. Most of them were more eager to make me sign a buyer representation first before even sending out any MLS listings to view. When I asked the same to Jason, he told me - sign it when you make an official offer. That's what we ended up doing.

2. Deep knowledge of homes: Throughout his real estate career Jason had previously worked in construction and the home flipping business. This is a superpower that most real estate agents don’t have. Many times, we would look at homes that ‘look nice’ on the exterior of the renovation, but Jason was able to spot subtle differences and let us know if this was a DIY job or if professionals were hired. This is an extremely important factor when buying a home because you never know what surprises might be hidden inside the nice-looking facade. Even when we like some places from MLS listing, he would eliminate them based on bad neighbourhoods, or pockets or anything suspicious, so that we don’t waste time or end up with surprises.

3. Support throughout the journey: Jason was there to support through out the process:

1. Communication was always within 30 mins - 1 hour before he would text us back or give us a call back.
2. Never never never pushed up to make a bully offer, offer more than our budget nor used any lame FOMO tactics that I have seen other agents used.
3. Always looked at the details when we were visiting the home. e.g. when was the furnance last replaced, when was a roof last replaced, landscaping details, is this a murder house, jk!
4. Introduced us to an excellent home inspector when the time came for home inspection.
5. Visited the home with us before closing so that there are no last minute surprises, and made sure everything went smooth with the closing.
6. Got the key documents out for us to sign asap when we placed an offer. No delays.

4. Negotiation:
1. We placed an offer $15K above our budget and Jason brought that down within our budget and closed the deal for us.
2. Supported us while we patiently waited to find the right home. Jason made sure that we got the best deal and value for our money, which we finally did.

Without Jason, we would have never found and closed on our dream home. We will always be thankful and remember Jason as we live each day in our new home.

Even if you are working with another agent at the moment, I suggest you meet and go out with Jason to view some homes, and decide for yourself - are you working for your current real estate agent or is it the other way around?

He is an expert in the Kanata and Stittsville area, knowing the history of each neighbourhood including who built which areas and common problems to watch out for. - Availability is 10/10 - always responds very quickly during any time of the day (phone/emails etc.);

How Can You Tell If a Realtor's Reviews Are Genuine?

Check that the reviews sit on an independent platform such as Google, read for specific details rather than general praise, and confirm the agent’s registration with the Real Estate Council of Ontario (RECO). Those three checks take about ten minutes.

Start with the platform. Google reviews are tied to a Google account, and Google’s rules say reviews must reflect a real experience and that businesses can’t offer incentives for them. You can read Google’s review policies yourself. The feed on this page runs through Trustindex, which labels each review with its source, and you can see the same reviews on Jason’s Trustindex profile.

Look for detail and dates. Real reviews describe a situation: a tenant in the house, a timeline that had to line up, a problem after closing that got fixed. They also carry dates, so you can see whether an agent’s reviews are recent or years old.

Check the replies. An agent who responds to reviews and responds specifically is paying attention to how clients feel.

Know what the rules say. Canada’s Competition Bureau explains how to spot fake reviews in its consumer alert, Five-star fake out.

Confirm the licence. Every salesperson, broker and brokerage trading in real estate in Ontario must be registered with RECO.
