Kanata Lakes is one of Ottawa’s most established upscale communities — a master-planned neighbourhood built around the Kanata Golf & Country Club, with executive homes, strong schools, and genuine green space woven through it. Inventory here has been genuinely tight through 2026, which makes knowing the market — and moving quickly when the right listing appears — more important than in a neighbourhood with a steadier supply.

Kanata Lakes was assembled and developed by William Teron as part of his broader “Garden City” vision for Kanata — a master-planned approach built around preserved trees, winding streets, and green corridors rather than a flat, conventional grid. Developed largely from the 1980s through the early 2000s as the second major Kanata neighbourhood after Beaverbrook, Kanata Lakes grew in phases alongside the region’s expanding tech economy, which is part of why so many of its buyers today still work in the surrounding tech corridor.
That planning philosophy is still visible on the ground — it’s a big part of why the neighbourhood reads as more cohesive and established than newer, faster-built subdivisions elsewhere in Kanata. For the full neighbourhood story — boundaries, phased development, and more — see the Kanata Lakes neighbourhood guide.
Kanata Lakes offers a genuinely wide mix for an established suburban community: single-family detached homes (typically 3 to 5 bedrooms), executive townhomes, luxury condominiums, and custom estates, some backing directly onto the golf course or greenbelt. The neighbourhood was developed as a master-planned community, which shows in the consistency of lot sizes, setbacks, and mature landscaping across most of its streets — a different feel from neighbourhoods that grew more organically over multiple, disconnected development phases.
Because Kanata Lakes was built out in phases from the 1980s through the early 2000s, buyers will find a genuine range of construction eras within the same neighbourhood — earlier-phase homes closer to the golf course tend to have more mature landscaping and larger lots, while later-phase homes built closer to Morgan’s Grant tend to have more contemporary layouts and finishes. That distinction matters for both pricing and for what a buyer should expect to inspect and potentially update, and it’s worth understanding which phase a specific listing falls into before comparing it against a neighbourhood-wide average.
A meaningful number of Kanata Lakes homes back directly onto the Kanata Golf & Country Club, and that view has historically carried a real premium. Buyers considering one of these properties should know the situation has genuinely changed: a 1981 agreement intended to protect roughly 40% of the golf course lands as permanent green space was declared inoperative by the Ontario Court of Appeal, and in September 2025 Canada’s Supreme Court declined to hear the City of Ottawa’s appeal — removing the legal barrier that had blocked residential redevelopment of those lands.
Ottawa City Council has pushed back, with a motion opposing redevelopment set for a vote in early 2026, and the Kanata Lakes Community Association continues to track and contest the situation. As of this writing, the outcome is unresolved. This doesn’t mean a golf-course-backing home is a bad purchase — but it does mean the view shouldn’t be assumed permanent, and it’s worth a direct conversation with your REALTOR® about the current status before making an offer on one of these properties specifically.
As of late July 2026, Zolo showed just a single active listing within Kanata Lakes’ specific boundary — a townhouse at $724,900 — which says something real about how tight inventory has been in this neighbourhood this year. For a broader current picture, REALTOR.ca’s combined board-area listings for Kanata Lakes–Marchwood Lakeside–Morgan’s Grant–Kanata North Business Park — the official grouping OREB and CREA use for this area — showed prices ranging from roughly $520,000 to $1,820,000. That wider figure includes neighbouring Morgan’s Grant and the Kanata North Business Park area, not Kanata Lakes alone, so treat it as useful context rather than a precise Kanata Lakes number.
The practical takeaway for both buyers and sellers: this is currently a low-inventory market where well-priced, well-presented listings can move quickly, and where an agent tracking off-market opportunities and new listings in real time has a genuine advantage over browsing public portals alone.
For a longer-range reference point, the neighbourhood’s own guide cites a 2025 average detached home price near $960,000, with a range from the mid-$700,000s to roughly $1.5 million — a figure that lines up reasonably with the broader board-area range above, though buyers should always confirm current pricing for a specific property type and section rather than relying on any single average.
Kanata Lakes is served by W. Erskine Johnston Public School and Stephen Leacock Public School on the public side, All Saints High School on the Catholic side, and Earl of March Secondary School as the area’s public secondary option, with French immersion programming available. Families should confirm current catchment boundaries directly with the Ottawa-Carleton District School Board’s school locator before making an offer, since school-zone boundaries can shift and matter more to some buyers than the neighbourhood label alone.
Green space and recreation are a real strength here. Trillium Woods, a protected wooded area recognized as a key part of Kanata Lakes’ greenspace, offers walking trails within the neighbourhood itself, and Walter Baker Park provides sports fields and open space nearby — both genuine, everyday amenities that hold their value regardless of how the golf course situation ultimately resolves.
The Richcraft Recreation Complex offers indoor rinks, a pool, and a fitness centre a short drive away, and the Kanata Golf & Country Club anchors the neighbourhood both physically and in its identity — a meaningful number of Kanata Lakes homes back directly onto the course or its greenbelt. Kanata Centrum and Tanger Outlets provide shopping and dining within a short drive, and Highway 417 access supports commuting to downtown Ottawa and the Kanata tech corridor alike.
Kanata Lakes sits close enough to the Kanata North tech park — home to major employers in telecommunications, software, and defence technology — that a five-to-ten-minute commute is realistic for residents working there, which is a genuine draw for the neighbourhood’s large share of tech-sector buyers. Highway 417 access supports the longer commute into downtown Ottawa as well, though like most of Kanata, rush-hour congestion on 417 and on Terry Fox Drive is real and worth experiencing firsthand before assuming a listed drive time will hold up daily. Kanata Centrum and the Signature Centre provide substantial shopping and dining within a short drive, reducing how often residents need to leave the immediate area for day-to-day errands.
Kanata Lakes draws a consistent mix of established families wanting strong schools and space to grow, tech-sector professionals valuing the short commute to Kanata’s business parks, and move-up buyers and upsizers who’ve outgrown a starter home elsewhere in Kanata.
Golf course and greenbelt-backing properties draw a specific segment of buyers willing to pay a real premium for the view and privacy — though as noted above, that premium now comes with a genuine caveat worth discussing directly. The neighbourhood’s condo and townhome stock appeals to buyers wanting the Kanata Lakes address and school catchment without a detached home’s maintenance, and downsizers who’ve raised families in the area often look here first when right-sizing, since it lets them stay close to a community and school network they already know.
Buyers comparing Kanata Lakes to Beaverbrook, the first of Kanata’s major master-planned neighbourhoods, are usually weighing a similar established, tree-lined feel against a few real differences: Kanata Lakes generally sits closer to the tech park and offers a stronger mix of executive and golf-course-adjacent properties, while Beaverbrook’s housing stock tends to be somewhat older and its price points can run more accessible as a result.
Compared to Bridlewood or Katimavik further south, Kanata Lakes generally commands a premium tied to its golf-course setting and master-planned consistency — though as covered above, that premium is worth evaluating with current, accurate information about the golf course lands rather than the neighbourhood’s long-standing reputation alone.
Not necessarily a reason to avoid one — the redevelopment situation remains contested, unresolved, and could take years to play out either way, and plenty of buyers will still find genuine, lasting value in these properties regardless of the outcome. The point isn’t to discourage anyone from considering one; it’s that “backs onto the golf course” shouldn’t be treated as a permanent, guaranteed feature the way it may have been marketed in the past.
A direct conversation about the current status, and a realistic view of both possible outcomes, belongs in the decision alongside price, layout, and everything else a buyer would normally weigh.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
Inventory has been genuinely tight in 2026 — Zolo showed just 1 active Kanata Lakes listing at $724,900 as of late July. The broader OREB/CREA board-area grouping, which also includes Morgan’s Grant and Kanata North Business Park, showed a range of roughly $520,000 to $1,820,000.

Yes — strong schools, genuine green space including Trillium Woods and Walter Baker Park, and a master-planned layout with consistent lot sizes make it a popular, established choice for families.
Kanata Lakes is a mature, largely built-out community with limited new construction, and current owners have strong reasons to stay — strong schools, an established community, and few comparable options elsewhere in Kanata. That combination keeps supply tight.
The legal barrier that had protected the golf course lands as permanent green space was removed after the Supreme Court of Canada declined to hear the City’s appeal in September 2025. The outcome remains contested and unresolved, with Ottawa City Council opposing redevelopment as of early 2026. Buyers considering a golf-course-backing property should discuss the current status directly with their REALTOR® before making an offer.
