Dunrobin estate homes are custom and high-end properties set on acreage or along the Ottawa River in Ottawa’s rural west end, typically with privacy, views and space that suburban luxury homes can’t match. They include riverfront estates facing the Gatineau Hills, country homes on multi-acre lots, newer custom builds, and hobby farms with barns and workshops. All of them sit within a short drive of Kanata’s tech park and amenities.
Buying or selling at this level takes more than a standard approach. Each property is different, comparable sales are few, and the systems behind a luxury rural home are more complex than those in a suburban one. This guide explains what defines luxury in Dunrobin, what drives value and what to check before you commit.
It was written by Jason Polonski, an Ottawa REALTOR® with more than 15 years of experience in the west end and a hands-on background in construction and the electrical trades.
In the city, luxury usually means location and finishes. In Dunrobin, it usually means land, privacy and setting, combined with quality construction.
The most sought-after Dunrobin properties tend to share several features: a private, usable lot of an acre or more; water frontage or views; a custom-built or thoroughly updated home; a large garage or detached workshop; and a setting where the nearest neighbour is out of sight. Add high-quality mechanical systems, outdoor living spaces and a manageable commute to Kanata North, and you have the kind of property that draws buyers from across Ottawa and beyond.
The Ottawa River shoreline is Dunrobin’s most prestigious setting. Riverfront estates offer wide water views, sunsets over the river, and room for boating and paddling, with the Gatineau Hills across the water. They range from updated older homes on generous waterfront lots to large contemporary builds.
Waterfront also brings the most regulation and risk, including flood-plain mapping, shoreline setbacks and insurance, so it deserves careful due diligence. The guide to Dunrobin Shores covers the waterfront community in depth.
Many of Dunrobin’s finest homes aren’t on the water at all. Country estates on multi-acre lots offer privacy, mature trees or open fields, long driveways, and space for pools, gardens, sport courts and outbuildings. For many buyers, these deliver the core of what they want from rural luxury, space and quiet, without the flood considerations of waterfront.
Dunrobin has a meaningful number of newer custom homes. Some were built on vacant rural lots, and some are rebuilds following the 2018 Dunrobin tornado. Newer builds generally offer modern layouts, better insulation and windows, and current mechanical systems. Buyers should still ask for building permit history and warranty documents.
For buyers who would rather build than buy, the guide to land and building lots in Carp explains how to evaluate a rural lot, and much of it applies equally to Dunrobin.
Some Dunrobin estates combine a quality home with barns, paddocks and fields. These appeal to buyers with horses, small livestock or serious gardening ambitions, but they need extra checks on zoning, outbuilding condition and financing, since many lenders treat large acreage differently.
Because every estate property is different, value in Dunrobin comes from a combination of factors rather than a price per square foot:
Two homes of similar size can be worth very different amounts depending on these factors, which is why pricing a Dunrobin estate takes local knowledge and a careful look at the property itself.
A luxury purchase deserves a more thorough conditional period, not a quicker one.
Development along Dunrobin’s Ottawa River shoreline in regulated areas falls under the Mississippi Valley Conservation Authority, whose Ottawa River jurisdiction runs from Marshall Bay to Shirley’s Bay. Before buying a waterfront estate, confirm the property’s flood-plain status and any regulated area, review permit history for docks, additions and shoreline work, and get a flood insurance quote before waiving conditions.
The City’s geoOttawa mapping tool is a useful first look at zoning and mapped features, and the guide to Constance Bay waterfront regulations explains how the same conservation authority’s rules work in practice next door.
Luxury rural homes often have systems a general home inspector isn’t equipped to fully assess: geothermal or high-efficiency heat pumps, radiant floor heating, whole-home generators, advanced water treatment, larger or more complex septic systems, pools, and home automation. Each may warrant its own specialist.
This is where Jason’s background in construction and the electrical trades is especially valuable. He looks closely at electrical service and panel capacity, generator and transfer-switch installations, and the overall build quality. He knows when to bring in an electrician, a septic specialist certified through the Ontario Onsite Wastewater Association or another expert. Electrical work should always be permitted through the Electrical Safety Authority. Ask for ESA records on major upgrades.
If you plan to add a pool, a detached garage, a guest house or a home-based business, confirm what the zoning allows before you buy. Accessory buildings have size and setback rules, and not every rural property can accommodate every plan. Ask for permits on existing outbuildings, too. An unpermitted workshop or addition can create problems at resale or with insurance.
Buyers who hope to sever part of a large lot should treat that as a possibility, not a plan. Severances require approval from the City’s Committee of Adjustment and are never guaranteed. The guide to buying a rural property in Ottawa covers zoning and severances in more detail.
High-value rural homes can be harder to insure than suburban ones. Replacement cost, distance to a fire hall, heating type, wood stoves, water frontage and claims history all affect coverage and premiums. Some owners work with insurers that specialize in high-value homes. Get quotes early in the conditional period so there are no surprises close to closing.
Financing a luxury rural property has a few differences buyers should plan for.
Since December 15, 2024, the federal government has allowed insured mortgages on homes priced under $1.5 million, up from the previous $1 million cap. The change means buyers of homes priced at $1.5 million or more still need a down payment of at least 20%, while homes below that threshold may qualify for mortgage loan insurance with less down, subject to lender and insurer rules.
Rural estates add their own wrinkles. Many lenders value only a portion of a large acreage for mortgage purposes, and unique properties can be harder to appraise because comparable sales are scarce. Speak with a lender experienced in rural and high-value properties before you make an offer.
Budget for Ontario’s land transfer tax as well. The provincial rate rises in steps with the purchase price, including a higher marginal rate on the portion above $2 million for homes with one or two single-family residences. Ottawa doesn’t charge a separate municipal land transfer tax. Estimate yours with the land transfer tax calculator.
Selling a luxury rural home is a different exercise from selling in the suburbs. The buyer pool is smaller and more specific, and buyers often come from outside the immediate area: families relocating to Ottawa, tech executives, retirees and buyers from other cities. Comparable sales are limited, so pricing must be grounded in a careful analysis of the property itself, not just recent averages.
Jason’s marketing for estate homes is built around the setting, because that’s what buyers are paying for. It includes professional photography, video and aerial imagery flown by operators who follow Transport Canada’s drone rules, plus clear documentation of the systems, permits and upgrades. A well-documented estate home, with water tests, septic records, permits and warranties ready to share, gives buyers confidence and protects your price.
His 1% Listing Commission, charged on the final sold price, is especially meaningful at estate price points. Learn how it works on the low commission page.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Dunrobin’s estate homes include Ottawa River waterfront properties, country homes on multi-acre lots, newer custom builds and hobby farms with barns and workshops.
Mostly setting and quality: a private, usable lot, water frontage or views, a custom or thoroughly updated home, quality mechanical systems, and outbuildings such as a large garage or workshop.
Insured mortgages are available on homes priced under $1.5 million, subject to lender and insurer rules. Homes priced at $1.5 million or more require at least 20% down. Rural acreage can also affect how lenders value a property.
Confirm flood-plain and regulated-area status with the Mississippi Valley Conservation Authority, review permits for docks and additions, test the well, inspect the septic system and get a flood insurance quote before waiving conditions.
With few comparable sales, pricing relies on a close analysis of the property: setting, frontage, acreage, build quality, systems and outbuildings, compared against the most relevant recent sales across the area.
Jason offers a 1% Listing Commission, charged on the final sold price, with full MLS® exposure and professional marketing.
