Almonte, Ontario is a historic mill town on the Mississippi River, about 20 minutes from Kanata and roughly 46 km from downtown Ottawa. It suits buyers who want a walkable small-town downtown, a local hospital and a real sense of community without giving up a reasonable commute to Ottawa’s west end.
Almonte is not part of the City of Ottawa. It is a ward of the Town of Mississippi Mills in Lanark County, created on January 1, 1998, when the Town of Almonte merged with Ramsay and Pakenham townships. That one fact shapes a lot of what follows: property taxes, school boards, permits and services all run through different bodies than they do in Kanata or Stittsville.
This guide covers what Almonte is like to live in, the kinds of homes you’ll find, who tends to buy here, and the practical trade-offs to weigh before you make an offer.
Almonte grew up around water power. Settlers built mills at the falls in the early 1800s, and by 1850 the town had seven woollen mills and a reputation as one of the leading centres for woollen cloth in what was then Canada West. The last textile mill closed in the early 1980s, and the town gradually remade itself around arts, food, heritage and small business.
What you notice first is the downtown. Mill Street and the surrounding blocks are lined with 19th-century stone and brick buildings that now house independent shops, cafés, galleries and restaurants. The core is protected by a Heritage Conservation District under the Ontario Heritage Act, which keeps its character intact.
The town’s population centre counted just over 6,000 people in the 2021 census, while Mississippi Mills as a whole grew from about 13,100 in 2016 to about 14,700 in 2021. That growth is visible on the edges of town, where newer subdivisions now sit alongside century homes.
Almonte is the birthplace of James Naismith, the inventor of basketball, and of physician and sculptor R. Tait McKenzie. Both names show up on local schools, parks and events. The Naismith Basketball Foundation is based nearby, and the Naismith 3-on-3 Basketball Festival is one of several annual events. Others include the North Lanark Highland Games and Almonte Celtfest. Check current schedules before planning around any one event, or see our full guide to things to do in Almonte.
Two Almonte landmarks are National Historic Sites of Canada: the Rosamond Woollen Mill, home to the Mississippi Valley Textile Museum, and the former Almonte Post Office, designed by Thomas Fuller in 1889.
Almonte’s outdoor life centres on the Mississippi River. The municipality’s trail network includes:
Gemmill Park, the arena and the splash pad give families plenty of everyday options. For a quieter weekend, the Pakenham Hills and the High Lonesome Nature Reserve are a short drive north.
Almonte has a rhythm that changes with the seasons. Spring brings high water and the falls at their most dramatic. Summer is festival season, with the downtown busy with visitors, patios and outdoor events. Fall draws day-trippers for the colours along the river and at Mill of Kintail. Winter is quieter, with a festive downtown, skating at the arena and cross-country skiing and snowshoeing on nearby trails. For residents, the busy weekends are part of the appeal, and the town returns to its own pace during the week.
Almonte is served by the Upper Canada District School Board and the Catholic District School Board of Eastern Ontario, not the Ottawa boards.
Boundaries and busing for rural addresses can change, so confirm the assigned school for a specific property with the board before you firm up an offer. French-language boards also serve the area; their nearest schools are typically outside town.
Almonte General Hospital is a real draw, especially for downsizers and retirees. It has an emergency department and is part of the Mississippi River Health Alliance with Carleton Place’s hospital. Fairview Manor, its long-term care home, is on the same campus.
Groceries, pharmacies, the Mississippi Mills Public Library and day-to-day services are all in town. For big-box shopping, most residents drive to Carleton Place, about 15 minutes south, or to Kanata.
Almonte’s housing stock falls into three broad groups:
In-town homes are generally on municipal water and sewer. Once you leave the urban boundary, expect a well and septic system.
To see what’s on the market right now, browse Almonte homes for sale.
From what we see in the west end, Almonte buyers tend to fall into a few groups:
Almonte is a great fit for many buyers, but it isn’t the right choice for everyone. Be honest with yourself about these points before you commit.
There is no OC Transpo service to Almonte. The municipality supports a pre-booked local shuttle, Ride the LT, for errands within Mississippi Mills and to Carleton Place, but it isn’t a commuter service. Plan on driving to work, school activities and most appointments in Ottawa. Our guide to the Almonte to Ottawa commute covers routes and timing.
Your property tax bill is set by Mississippi Mills, Lanark County and the province, not the City of Ottawa. Don’t assume it will be higher or lower than an equivalent Ottawa home. Compare actual tax bills on the specific properties you’re considering, and review the town’s current budget information.
Almonte buyers pay the Ontario land transfer tax only. The additional municipal land transfer tax that applies in Toronto doesn’t apply here or in Ottawa, so closing-cost math is similar to an Ottawa purchase.
Wells, septic systems, flood-plain mapping and severance rules all matter outside town. Each one is manageable with the right inspections and conditions.
If you’re weighing Almonte against communities inside Ottawa, the trade is usually space, character and pace of life against convenience and transit. Almonte offers a true historic downtown and a hospital in town. Stittsville and Kanata offer OC Transpo, a shorter commute and more shopping. Carp sits between the two: rural character with City of Ottawa services.
Our Almonte vs Carp vs Stittsville comparison breaks these trade-offs down side by side. If you’re also considering other rural communities west of Kanata, see our guides to Carp and Dunrobin.
Almonte is a small market, which means pricing a home well takes local comparables, not Ottawa-wide averages. If you’re selling a home elsewhere in Ottawa to buy here, timing the two sales is the biggest risk to manage. Our guide to buy and sell coordination explains how to approach it, and bridge financing can help if your closing dates don’t line up.
For broader market context, the Ottawa Real Estate Board publishes board-wide trends each month. To see how homes here are priced, read what your Almonte home is worth, or start with a free home evaluation.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Jason recently helped me and my family find a home and we were extremely happy with our experience. He did everything he could to secure us the best property, was always readily available and had a lot of knowledge on the house buying process. My family would highly recommend him.
Many of the Almonte buyers Jason works with are leaving a home in Kanata, Stittsville or elsewhere in Ottawa’s west end. That makes his role as a move coordinator as important as finding the right house: he maps out the sale and the purchase together, so you aren’t forced to choose between carrying two homes and having nowhere to live on closing day. Sellers benefit from his 1% Listing Commission, charged on the final sale price, which keeps more equity available for the next home.
Jason Polonski is a REALTOR® with Right at Home Realty, working from his office in Kanata, about 25 minutes from downtown Almonte. With more than 15 years in Ottawa-area real estate and hundreds of buyers and sellers helped, he serves the west end and the communities beyond it, including Almonte and Mississippi Mills.
His background in construction and electrical trades, including a technical diploma in construction electricity, lets him spot condition issues in heritage homes and rural properties before you make an offer. He also holds a Bachelor of Commerce from Concordia University with a double major in Marketing and Finance, which shapes how he prices and markets homes. If you’re thinking about a move to or from Almonte, learn more about Jason, read his client reviews, or call or text (613) 601-9333.
