OTTAWA REAL ESTATE

Greely Neighbourhood Guide

Greely is a rural village in Ottawa’s Osgoode Ward, roughly 25 to 35 minutes south of downtown, known for large estate lots, private lake communities, and a level of space that’s difficult to find anywhere closer to the city core. This guide covers Greely’s housing stock, schools, recreation, and commute, along with what Jason Polonski — REALTOR® with Right at Home Realty — sees working with buyers and sellers in Ottawa’s rural south end.

Where Is Greely Located?

Greely sits within Ottawa’s Osgoode Ward, in what was formerly Osgoode Township before Ottawa’s 2001 amalgamation. It runs along Bank Street (Highway 31), just south of Findlay Creek and Riverside South, bordered roughly by Sale Barn Road and Greyscreek Road to the east, Mitch Owens Road to the north, Manotick Station Road to the west, and Snake Island Road to the south, per the Greely Community Association.

That puts Greely 25 to 35 minutes from downtown Ottawa by car, close enough for a daily commute but far enough to feel genuinely rural — most residents rely on a vehicle, since OC Transpo service through the area is limited.

A Farming Community That Became One of Ottawa’s Largest Rural Villages

Greely started as farmland within Osgoode Township, and its shift toward estate-lot residential development picked up through the 1970s and 1980s as buyers began looking for large properties within reach of the city. Growth accelerated significantly after that: dwelling counts in the area rose nearly 59% between 2000 and 2008 alone, and the Greely Community Association estimates the village has enough available land to support roughly another two decades of residential growth at current development patterns.

Today, Greely ranks as the largest rural village in Ottawa by land area and among the largest by population, known for its half-acre-and-up lots, private lake subdivisions like Sunset Lakes, and a genuinely tight-knit community built around the Greely Community Centre.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Housing in Greeley

Detached, custom-built homes on large lots define Greely’s housing market — most properties run from half an acre up to several acres, and it’s one of the few places this close to Ottawa where a custom estate home with real acreage is still realistic. Several subdivisions, including Sunset Lakes, offer private lake access, and Greely has built a reputation as one of the area’s stronger destinations for luxury and executive-style custom builds.

Townhouses, semi-detached homes, and smaller lots exist in Greely too, though they make up a much smaller share of the market than in Ottawa’s suburban subdivisions — worth knowing for buyers who want the community without committing to a full estate-lot budget.

Home values in Greely vary enormously by lot size, whether a property has lake access, and how recently it was built or renovated, which makes a single neighbourhood-wide price figure of limited use for budgeting purposes. For current listings, see Greely homes for sale.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Schools in Greely

Greely is served by the Ottawa-Carleton District School Board, with French immersion and Catholic school options available in neighbouring communities.

Catchment boundaries can shift year to year — the Ontario School Information Finder is the most current source for a specific address.

Parks, Trails, and Outdoor Recreation

Greely’s outdoor recreation runs through the broader Osgoode-Metcalfe area, not just the village itself. The Doug Thompson Pathway is a paved, 21-kilometre former rail corridor running from Osgoode to Hylands Golf Course near the Ottawa airport — a genuine option for cyclists and walkers who want a long, flat, car-free route. The W.A. Taylor Conservation Area sits along the Rideau River near Osgoode village, with a wooded nature trail, public docks for canoes and kayaks, and some of the better fishing access in the Rideau Valley.

Locally, Emerald Links Golf & Country Club is one of the area’s best-known courses, and Sunset Lakes gives residents of that subdivision private swimming and lake access. The Greely Community Centre and Park anchors day-to-day recreation in the village itself, with playgrounds and sports fields.

Community Life and Events

Greely hosts a well-known Winter Carnival through the Community Centre, and nearby Metcalfe Fairgrounds hosts one of Eastern Ontario’s most established agricultural fairs, along with a regular farmers’ market. The community feel is a genuine draw for families relocating from more anonymous suburban subdivisions closer to the city.

Shopping, Dining, and Everyday Amenities

Greely’s own village centre covers day-to-day needs — grocery, pharmacy, gas, LCBO, and a handful of restaurants and pubs. For a wider selection, residents typically drive to Findlay Creek Plaza or the Riverside South retail area, both a short drive north, or into South Keys for a full shopping centre experience.

Healthcare and Essential Services

Greely residents are within a reasonable drive of the South Ottawa Medical Centre and the Osgoode Community Health Centre for everyday care, with The Ottawa Hospital’s General Campus available for anything requiring a full hospital. Local pharmacies, dental offices, and veterinary services operate within the village itself.

Commute and Getting Around

Most Greely residents drive, and Bank Street (Highway 31) provides the direct route north into the city — a commute of roughly 25 to 35 minutes to downtown Ottawa depending on traffic and time of day. OC Transpo service through the area is limited, and some residents use nearby Park & Ride facilities rather than transit directly from the village. Ottawa International Airport is a roughly 20-minute drive, which is a genuine convenience for anyone who travels regularly for work.

Who Greely Suits

Greely tends to suit buyers chasing genuine space and privacy without giving up a realistic commute into Ottawa — families who want acreage and a strong community feel for their kids, professionals who can tolerate a longer drive in exchange for a lot size that doesn’t exist closer to downtown, and retirees who want quiet and access to golf and the outdoors. It also draws investors interested in Ottawa’s ongoing rural estate-lot demand, given the limited supply of comparable large-lot land closer to the city.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

I highly recommend Jason Polonski, a realtor in Kanata, Ottawa. He truly went above and beyond for me. During a long weekend, he called me and, within just two hours, had an offer to purchase prepared and sent so I could secure the home I had found and fallen in love with. Jason was professional, efficient, knowledgeable, and incredibly pleasant to work with. His rates are very reasonable, and his dedication to his clients is outstanding. If you’re looking for fast, reliable, and friendly service, I would absolutely recommend contacting him.❤️

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Greely (FAQs)

Greely is a rural village in Ottawa’s Osgoode Ward, roughly 25 to 35 minutes south of downtown along Bank Street (Highway 31), near Metcalfe, Osgoode, Manotick, and Riverside South.

Greely offers large estate lots, private lake communities, strong schools, and a close-knit village feel that’s genuinely rare this close to Ottawa. Residents get country-scale space while remaining a reasonable commute from the city.

Custom-built detached homes on half-acre-and-larger lots dominate the market, including several subdivisions with private lake access. Townhouses and smaller-lot homes exist but make up a much smaller share of what’s available.

Yes. Greely has strong local schools, a well-used Community Centre, an annual Winter Carnival, and the kind of large, quiet lots that appeal to families who’ve outgrown a standard suburban subdivision.

Expect roughly 25 to 35 minutes by car via Bank Street (Highway 31), depending on traffic. OC Transpo service in Greely is limited, so most residents rely on a vehicle for daily commuting.

The Doug Thompson Pathway offers a paved, 21-kilometre trail from Osgoode toward the airport, and the W.A. Taylor Conservation Area near Osgoode Village provides river access, fishing, and a wooded nature trail. Emerald Links Golf & Country Club is one of the area’s best-known courses.

Jason Polonski, a REALTOR® with Right at Home Realty and 15+ years of experience in the Ottawa market, works directly with Greely buyers and sellers on the specifics that matter most in a rural estate market — lot size, lake access, and build quality.
