Torwood Estates is a rural estate neighbourhood in Dunrobin, on Ottawa’s west edge, made up of homes on large, wooded lots along Torwood Drive and nearby streets such as Wagon Drive. It sits minutes from the Ottawa River and Baskin’s Beach, within the Ottawa Real Estate Board’s Dunrobin Shores area. Properties range from custom bungalows on lots of around three acres to substantial acreage parcels with their own forest, all served by private wells and septic systems.
It appeals to buyers who want privacy, trees and wildlife with a sense of neighbourhood, and a drive to Kanata North that is short by rural standards. This guide covers where Torwood Estates is, what the homes are like, how daily life works and what to check before buying.
It was prepared by Jason Polonski, a Kanata-based REALTOR® with more than 15 years of experience in Ottawa’s west end.
Torwood Estates lies in the northern part of the Dunrobin area, toward the Ottawa River, in the country between Dunrobin village and Constance Bay. Historically, this stretch of shoreline belonged to Torbolton Township, which also took in communities such as Baskin’s Beach, Constance Bay and Woodlawn. Torbolton merged with Huntley and Fitzroy in 1974 to form West Carleton, which joined the City of Ottawa in 2001.
On the real estate board’s maps, Torwood Estates falls within the Dunrobin Shores area. That means its listings sit alongside riverfront properties, even though most Torwood homes are set back from the water in the woods. For the waterfront community next door, see the guide to Dunrobin Shores.
Torwood Estates doesn’t have a single uniform look, which is part of its appeal. Recent listings illustrate the range:
The common threads are space, trees and privacy. Many lots are heavily wooded, so homes often sit well back from the road. Wildlife is part of daily life: listings in the neighbourhood regularly mention deer and wild turkeys crossing the property.
Life here moves at a rural pace. Streets are quiet, neighbours are spread out but close enough to know, and evenings are dark enough to see the stars. Most households are families, professionals who commute to Kanata or work from home, and empty nesters who want space without isolation.
The Ottawa River is the neighbourhood’s big draw. Baskin’s Beach, a small stretch of shoreline used for swimming and paddling, is minutes away. It isn’t a supervised beach, so check community water-quality results on Swim Guide before swimming. The Kanata Sailing Club runs learn-to-sail programs on the river nearby, and Pinhey’s Point Historic Site offers riverside parkland and history.
For trails, Torbolton Forest near Constance Bay is a short drive west, and the wider area’s parks, golf and events are covered in the guide to things to do in Dunrobin.
Most buyers who end up in Torwood Estates are after three things they can’t find in Kanata or Stittsville.
For many move-up families coming from the suburbs, that combination is exactly the upgrade they’ve been looking for.
A forested lot is beautiful, but it comes with a rhythm of its own, and it helps to know it before you buy.
In spring and summer, the woods bring birdsong, shade and wildlife, along with the insects every rural property has. Ottawa has been identified as a risk area for Lyme disease, so tick checks after time in tall grass and woods are a sensible habit. Fall means leaves, lots of them. Winter means a longer driveway to clear, and trees near power lines make outages more likely during ice storms. Because a home on a private well has no water when the power is out, many Torwood owners install a standby generator with a properly permitted transfer switch through the Electrical Safety Authority.
None of this is a reason to avoid a wooded property. It’s simply part of owning one well, and it’s the kind of practical detail Jason walks through with buyers before they commit.
Many Torwood buyers plan to add a garage, a workshop, a pool or an addition. Before you buy with those plans in mind:
Torwood Estates is car-dependent, like all of rural Dunrobin. Residents typically reach Dunrobin Road and head southeast to March Road, which leads through Kanata North to Highway 417. Kanata North’s tech park is a manageable commute for most residents, while downtown Ottawa is a longer drive, especially at rush hour. The commuting from Dunrobin guide covers routes, transit and winter driving.
Torwood Estates is in the area served by West Carleton Secondary School on Dunrobin Road, with elementary students generally bused to schools elsewhere in West Carleton or Kanata. Designations are set by exact address, so check the OCDSB school locator and the other boards before buying. The Dunrobin schools guide explains how rural catchments and busing work.
Torwood Estates homes reward careful due diligence, and most of it comes down to the land and the systems.
Well water. Test for bacteria and chemistry, check the flow rate, and look at any treatment equipment. Reverse-osmosis and other systems are common here. Ottawa Public Health offers free bacterial testing, and Ontario’s well records map can show how nearby wells were built.
Septic system. Have it inspected separately from the general home inspection, and ask for pumping and permit records. Permits are handled by the Ottawa Septic System Office through the Rideau Valley Conservation Authority.
Heating. Propane is common in Torwood Estates. Ask whether the tank is owned or rented, review fuel costs, and confirm insurance acceptance for any oil tank or wood stove.
Trees and land. Mature forest is beautiful but needs care. Consider an arborist’s opinion on large trees near the house, and check how much of the lot is usable versus wetland or steep ground on geoOttawa.
Proximity to the river. Most Torwood homes aren’t waterfront, but properties closer to the shoreline should be checked against regulated areas mapped by the Mississippi Valley Conservation Authority.
Internet. Service varies by address. The guide to internet and utilities in Dunrobin explains how to confirm what’s available.
This is where Jason’s background in construction and the electrical trades makes a real difference. He walks a property looking at the well setup, the septic area, the electrical panel, the generator connection and the structure, and he knows when to bring in a specialist.
Buyers who search for Torwood Estates by name already know what they want: trees, space and the river nearby. Jason’s marketing leads with the setting, using professional photography, aerial views and clear information on the lot and its trails, and it backs that up with the paperwork rural buyers ask for first: water tests, septic records, heating details and permits.
Because every Torwood property is different, pricing relies on careful comparison with the most relevant recent sales in Torwood Estates and the wider Dunrobin Shores area, adjusted for acreage, construction and condition. The guide to what your Dunrobin home is worth explains the approach. Sellers benefit from Jason’s 1% Listing Commission, charged on the final sold price.
If you like Torwood Estates, you may also want to look at Dunrobin’s other rural enclaves, including Dunrobin Lake, Kerscott Heights and Culzean Heights. The Dunrobin subdivisions guide compares them side by side.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
