Mahogany is Minto’s planned community on the south side of Manotick village, approved for up to 1,400 homes and built in phases since about 2013. It offers two-storey single-family homes, bungalows and bungalow townhomes on newer streets within walking distance of the village core, Watson’s Mill and the Rideau River.
For many buyers, Mahogany is the way into Manotick without taking on an older home, a private well or a large rural lot. This guide covers where Mahogany sits, the types of homes you’ll find, how new builds compare with resale, what to check before you buy and how resale homes here are priced.
For the wider picture, see the Manotick village guide and the Manotick real estate market guide, which breaks the village into its five MLS® areas. Mahogany is area 8003.
Mahogany sits on the southwest side of Manotick, off First Line Road. According to CBC News coverage of the approvals, the lands are bordered by Mahogany Creek to the east, Century Road to the south and the Manotick Estates subdivision to the north.
The community has a long planning history. The City and the Manotick Village and Community Association opposed Minto’s original plan in 2008, arguing it would roughly double the size of the village. Minto appealed, and a 2009 Ontario Municipal Board decision set the cap at 1,400 homes, built in phases. Later phases have been approved by the City since then.
That phased approach matters to buyers. Parts of Mahogany are well established with mature landscaping, while other streets are still being built. If you’re looking at a home near the edge of the current phase, ask what’s planned next door before you commit.
Mahogany is built by Minto, and its housing falls into three groups.
Builder listings have shown homes from roughly 1,400 to over 3,700 square feet, with lots generally 38 to 60 feet wide. Minto has noted that many lots are deeper than usual, so homes sit further back from the street. Floor plans and lot releases change by phase, so check the builder’s current offering for new homes and the listing details for resale.
Compared with the rest of Manotick, Mahogany homes sit on smaller lots than the estate areas and newer construction than the village core. That’s the trade-off: less land and character, but modern systems, current building code and far less renovation risk.
Because Minto is still selling new homes here, every resale home in Mahogany competes with new inventory. Each route has real advantages.
Buying new gives you your choice of finishes, a full Tarion new home warranty (one year, two years and seven years for major structural defects) and a home nobody has lived in. The trade-offs are a longer wait to close, extra costs that often aren’t in the base price (upgrades, landscaping, fencing, driveway paving, window coverings) and closing adjustments in the agreement. Read our guides to the Tarion warranty and the GST/HST new home rebate before you sign.
Buying resale usually means landscaping, fencing and often a finished basement are already done, and you can move on your timeline. Any remaining Tarion coverage transfers to you if the home is still within its warranty period.
A buyer’s agent costs you nothing extra on a new build and can review the agreement, upgrade pricing and closing adjustments. See do you need a REALTOR® for new construction and our comparison of new build vs resale.
Newer homes carry less risk than century homes, but they aren’t risk-free. My background in the construction and electrical trades shapes the checklist I use here.
A home inspection is still worth doing on a newer home. See home inspections in Ottawa for what a good inspection covers.
Mahogany is built around green space. Minto lists several neighbourhood parks, including Mahogany Park with its gazebo and Lela Scharf Park with a pond, plus a preserved woodlot with connecting pathways. More parkland is planned in newer phases.
For schools, Manotick is served by Manotick Public School, St. Leonard Catholic School and St. Mark Catholic High School, and Minto has reported a new school under construction within Mahogany. Boundaries change as communities grow, so confirm the current school for any address with the OCDSB school locator and the Ottawa Catholic School Board.
Much of Mahogany is within walking or cycling distance of the village core: Main Street’s shops and restaurants, the Manotick library branch and Watson’s Mill. Barrhaven’s larger stores are a short drive north. Most residents drive to work, so test your commute at rush hour before you buy.
Buying in Mahogany means buying into a community that’s still being built. That brings benefits, like new parks and a planned school, and some trade-offs.
For financing a new home, including how deposits and closing work, the Canada Mortgage and Housing Corporation has buyer guides, and our guide to buying a new build in Ottawa explains the process.
A new-home agreement is longer and more one-sided than a resale offer, and once it’s signed, changes are hard to make. Before you commit, get clear answers to these questions, in writing where possible.
Unlike new condominium purchases, new freehold homes in Ontario don’t come with a ten-day cooling-off period, so once you sign, you’re committed. Have a real estate lawyer review the agreement before you sign, or ask the builder to make it conditional on legal review. The Tarion website explains warranty and delayed closing coverage in plain language.
Mahogany draws three main groups: move-up families from Barrhaven and Riverside South who want a village setting, Manotick residents downsizing into a bungalow or bungalow townhome, and buyers relocating to Ottawa who want a newer home without a long rural commute.
Pricing a resale home here is different from the rest of Manotick. The comparison isn’t only other resale homes. It’s also what Minto is currently charging for a similar new home, including any incentives. A resale home has to offer better value: a finished basement, completed landscaping, upgrades already paid for, or a faster move-in.
That’s why a comparative market analysis for a Mahogany home looks at recent Mahogany resales, active listings and the builder’s current price sheet together. If you’re selling, request a free home evaluation. If you’re buying, browse current Manotick homes for sale.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()

Many Mahogany moves are two transactions at once: selling a home in Barrhaven, Riverside South or elsewhere in Manotick and buying here. The biggest risk is timing, not price. My job is to help you avoid a timing mistake first, then get you the best price. Read more about selling and buying at the same time.

Mahogany is a Minto Communities development on the south side of Manotick village. Minto has built and sold homes here in phases since about 2013.
A 2009 Ontario Municipal Board decision capped Mahogany at 1,400 homes, built in phases. Several phases are complete, and building is still under way.
Mostly two-storey single-family homes, plus bungalows and bungalow townhomes. Lots are generally 38 to 60 feet wide.
Much of Mahogany is within walking or cycling distance of the village core, Main Street and Watson’s Mill. Most residents still drive for work and larger shopping.
New gives you your choice of finishes and a full Tarion warranty. Resale usually comes with landscaping and a finished basement already done, and you can move sooner. Compare both at the same total cost.
