Why Do Sold Prices Matter More Than Asking Prices?
The asking price is what the seller wants. The sold price is what a buyer actually paid. Only the sold price shows the true value of a home.
Banks, appraisers and future buyers all look at sold prices. Two similar homes can be listed $50,000 apart, but the market decides on one price.
Comparing your home only to other homes for sale on REALTOR.ca can lead you to the wrong price. Some of those homes are priced too high and won’t sell. Homes that were priced well have already sold and aren’t on the list anymore.
A sale also tells you more than the price. It shows how long the home took to sell, whether it went over or under asking, and whether the buyer had conditions. This helps you plan your own sale.
How Recently Sold Homes Set Your List Price
To price your home, Jason starts with homes like yours that sold recently. That means the same area, the same type of home, and a similar size and age.
Then he adjusts for differences that change value, such as:
- A finished or unfinished basement
- Garage and lot size
- School area
- Backing onto a park or a busy road
- The condition of the home
Condition is where Jason’s construction experience helps most. Two homes can look the same in photos. But one may have a new electrical panel, a newer roof and a dry basement, and the other may not. Those homes are not worth the same.

What Does an Agent’s Sales Record Tell You?
A long list of sales is a good start, but it isn’t the whole story. What matters most is whether the agent has sold homes like yours, in your area, recently.
When you look at an agent’s past sales, ask:
- Where did they sell? An agent who sells in your area knows the buyers and the local prices.
- What kinds of homes? A condo, a country home and an older house are all sold differently. Look for experience with your type of home.
- Do clients come back? Repeat clients and referrals show that past clients were happy.
You can also check that any agent is licensed in Ontario. Search the public register of the Real Estate Council of Ontario (RECO), which oversees agents under the Trust in Real Estate Services Act. You can read what Jason’s clients say on his reviews page and his Google Business Profile.
Where Does Ottawa Sold Data Come From?
Most homes in Ottawa are sold through the MLS® System run by the Ottawa Real Estate Board (OREB). OREB shares city-wide sales and prices every month. The Canadian Real Estate Association shares national numbers.
The full sale history for a specific home is available to REALTORS® through the MLS®. That is why a price review from a local agent is more accurate than city-wide averages.

- MPAC sets your home’s assessed value for property tax. This is not the same as market value. Ontario assessments are still based on 2016 values.
- OnLand is Ontario’s land registry, where you can buy copies of property records.
- The City of Ottawa has property tax information.
