New Homes for Sale in Kanata: 2026 Communities and Builders

By Jason Polonski, REALTOR® with Right at Home Realty · Kanata-based · Updated October 2026

New homes for sale in Kanata are concentrated in three areas in 2026: Kanata North (Brookline, Northwoods, Copperwood Estate and The Pond at Kanata Lakes), Kanata West (Arcadia) and Kanata South (Blackstone, Iron Valley, Bridlewood Trails and Trailwest). Builders include Minto, Mattamy, Claridge, Cardel, Uniform, Urbandale, Richcraft and HN Homes, offering everything from stacked towns and condos to bungalows and large singles.

I live and work in Kanata, and most of the new-build buyers I represent here already own a home in the west end. This guide compares every active Kanata community, explains what new construction really costs once the 2026 HST rebate is factored in, and shows how to time the purchase with the sale of your current home. My job is to help you avoid a timing mistake first, then get the price right second.

For the resale side of the market, see houses for sale in Kanata and the Kanata real estate guide. For the city-wide picture, start with new construction homes in Ottawa.

Kanata’s newest homes are all on the edges of the existing suburb: north toward the South March Highlands, west toward Huntmar Drive and the Canadian Tire Centre, and south between Terry Fox Drive and the Greenbelt. Where you buy changes your commute, your nearest schools and the kind of nature on your doorstep far more than the builder does.

New Homes in Kanata North

Kanata North is where most of the city’s tech jobs are, around March Road and the Kanata North business park. New communities here sell on short commutes and access to the South March Highlands. Expect to pay more than in Kanata South for a comparable home.

Brookline (Minto)

Launched in 2021 off March Road, Brookline backs onto a former rail corridor that is now a multi-use pathway. It is in its final phase, so it is one of the few new Kanata communities with a real resale market alongside builder sales. Read the Brookline guide or compare it in Brookline vs Northwoods and Brookline vs Arcadia.

Northwoods (Mattamy)

Northwoods is part of the Kanata North Urban Expansion Area, with Mattamy’s sales office at 1020 March Road. It has the widest range of formats of any Kanata community: low-rise condos, village homes, two- and three-storey towns and singles on 30-, 36- and 43-foot lots. That range makes it an entry point for first-time buyers and a move-up option for families. Read the Northwoods guide.

Copperwood Estate (Uniform and Claridge)

Copperwood Estate is a roughly 120-acre Kanata North community planned for about 600 singles, townhomes and bungalows, with higher-density housing to follow. Uniform Urban Developments and Claridge Homes are both building here, so compare features sheets from both on similar lots. Read the Copperwood Estate guide.

Richardson Ridge (Uniform)

Richardson Ridge is a hillside community near Terry Fox Drive and Blanding Street that has been building since 2010. Uniform has returned with a limited 2026 release of large three-bedroom townhomes, with occupancy expected in June 2027. Read the Richardson Ridge guide.

The Pond at Kanata Lakes (Urbandale, Richcraft, HN Homes)

The Pond is the newest phase of Kanata Lakes, just north of the Kanata Beaver Pond. This phase has just under 500 homes and is the first of three phases planned to add about 2,600. Three builders sell here side by side: Urbandale, Richcraft and HN Homes. Read The Pond guide.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

New Homes in Kanata West: Arcadia

Arcadia is Minto‘s community north of Highway 417 between Huntmar Drive and Terry Fox Drive, minutes from the Canadian Tire Centre and Tanger Outlets. It offers several townhome collections and single-family homes, and it is still selling in phases. Some early buyers resell before or soon after closing, so Arcadia buyers can compare builder pricing with assignments and resales. Read the Arcadia guide.

Mapleton (Richcraft)

Mapleton is Richcraft’s community in west Kanata between the Carp River and Poole Creek, with more than 900 homes planned over five phases. Flats, two-storey townhomes and bungalow townhomes make it one of the more affordable ways into a new Kanata home. Read the Mapleton guide.

New Homes in Kanata South

Kanata South runs from Terry Fox Drive and Eagleson Road toward the Greenbelt. It is generally better value than Kanata North for the same size of home, with quick access to Highway 417 and the Rideau Trail.

Blackstone (Cardel)

Blackstone has been building out since 2012. Mattamy’s phases south of Cope Drive have sold out, and Cardel is still releasing homes north of Cope. It is one of the few Kanata communities with bungalows and multigenerational plans. Read the Blackstone guide.

Iron Valley (Claridge)

Iron Valley is a newer Claridge neighbourhood along Terry Fox Drive between Mahoney Creek and Cope Drive, with about 160 homes: two-storey singles, bungalows, two-storey towns and three-storey back-to-back towns. Read the Iron Valley guide or compare it in Iron Valley vs Copperwood Estate.

Bridlewood Trails (Claridge)

Bridlewood Trails is Claridge’s townhome-focused community in Kanata South, with standard, rear-lane and back-to-back towns. It sits beside the established Bridlewood neighbourhood, so you get mature schools and shopping nearby with a new home.

Trail View (Metric Homes)

Trail View is Metric Homes‘ community on Abbott Street East near the Trans Canada Trail, with about 142 townhomes, bungalows, singles and multigenerational homes on roughly 30 acres. Metric is a custom builder, so plans can be adjusted. Read the Trail View guide.

Trailwest and Monahan Landing

Trailwest is Mattamy‘s Kanata South release, with village homes and rear-lane townhomes. Next door, Monahan Landing was built from about 2012 by Glenview and Mattamy and is now mostly a resale area, which gives you a useful price check against new releases nearby. See Emerald Meadows and Trailwest homes for sale for current resales.

Custom homes in and around Kanata

If no subdivision plan fits, a custom build on your own lot is the other route, either an infill lot in an established Kanata neighbourhood or acreage toward Carp and Dunrobin. See how to choose a custom home builder and the cost to build a custom home in Ottawa.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

What New Homes Cost in Kanata in 2026

Starting prices vary by builder, format and lot. As one dated example, builders at The Pond at Kanata Lakes listed townhomes from about $686,000 to $706,000 and singles from about $860,000 to $925,000 in late August 2026. Condos and stacked towns in Kanata North start well below that, and large singles on premium lots run well above.

The advertised price is a starting point. Budget for lot premiums, structural options, design-centre upgrades and closing adjustments such as Tarion enrolment and utility connections. The guide to buying a new build home in Ottawa lists each one.

The 2026 HST rebate changes the math

For builder agreements signed between April 1, 2026 and March 31, 2027, Ontario’s temporary enhanced rebate can return the full 13% HST on a primary residence up to $1 million, to a maximum of $130,000. It isn’t limited to first-time buyers, which matters in Kanata, where most new-build buyers already own. Most Kanata townhomes and many singles fall under the $1 million mark. Ask each builder whether its price already assumes the rebate, and see the GST/HST new home rebate guide for the amounts at different prices.

Financing a home that closes a year or more away has its own risks, including expiring rate holds and appraisal gaps. See new build financing in Ottawa.

Timeline for Building a New Home

Kanata North or Kanata South?

Buyers often start by choosing a builder. I’d start with the area, because it shapes daily life more than the floor plan does.

  • Commute. If you work in the Kanata North tech park, Brookline, Northwoods, Copperwood and The Pond keep you minutes from work. If you commute downtown, Kanata South and Arcadia put you closer to Highway 417 and the Eagleson and Terry Fox interchanges.
  • Transit. The O-Train’s western extension will end at Moodie, east of Kanata, and recent reporting puts its opening in 2027 at the earliest. Kanata still relies on buses and park-and-rides for now. See public transit in Kanata.
  • Nature. Kanata North borders the South March Highlands. Kanata South has the Greenbelt and the Rideau Trail. Both are real advantages; they just feel different.
  • Schools. New communities often open before their schools do, so early buyers may be bused. Check boundaries with the school boards for your exact street, and see Kanata schools.
  • Price. Kanata South usually gives you more home for the money. Kanata North carries a premium for its location.

New build or resale in Kanata?

Kanata has a deep resale market, much of it built in the last 30 years, so a newer resale in Bridlewood, Morgan’s Grant or Kanata Lakes can compete with a new build on price and timing. New gives you a Tarion warranty, modern systems and your own finishes; resale gives you finished landscaping, mature trees and a firm move-in date. See new build vs resale for a side-by-side. If you have a home to sell first, read selling your home while buying a new build.

Before you sign anything, check the builder’s licence and record in the HCRA’s Ontario Builder Directory and understand your Tarion warranty and deposit protection. For homes that won’t be built for a year or more, read pre-construction homes in Ottawa.

Buying a New Kanata Home While Selling Your Current One

Most Kanata new-build buyers are moving up from a home in Kanata, Stittsville or Nepean. That’s where the real risk sits: a to-be-built home can close 12 to 24 months after you sign, and tentative closing dates can move.

  • Get a realistic value for your home before you sign. It tells you how much equity you can count on for the closing and any appraisal gap.
  • List around the firm closing date in Tarion’s Statement of Critical Dates, not a date you’re told at the sales office.
  • Plan for overlap. Decide in advance whether you’d use bridge financing, a rent-back or temporary housing if the dates don’t line up.

See selling and buying at the same time for the full playbook, and do you need a REALTOR® for new construction for what representation at a sales office covers. Builders generally pay the buyer-side commission, but only if your REALTOR® is registered on your first visit.

Your Local Guide to New Homes in Kanata: Jason Polonski

I’m a Kanata-based REALTOR® with Right at Home Realty and more than 15 years in Ottawa real estate. I represent buyers at Kanata sales offices, compare builder features sheets and pricing against resales on nearby streets, and plan the sale of your current home around your closing dates.

Before real estate, I worked in construction and the electrical trades, and I hold a technical diploma in Construction Electricity. That background is most useful at the pre-delivery inspection and in the first-year warranty process, when small defects are easiest to get fixed. See the new home PDI checklist for what I look for.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
