Richcraft Homes in Ottawa is a family-owned local builder founded in 1983 by Kris Singhal, now run by the second generation. Richcraft says it has built more than 16,000 homes. It co-developed the Riverside South community with Urbandale, and today builds single-family homes, bungalows, townhomes, flats and multi-generational homes in Riverside South, Kanata Lakes, Stittsville, Findlay Creek and Orléans.
This independent guide covers Richcraft’s background, its current Ottawa communities, its multi-generational and bungalow options, how to research its reviews and record, and what to ask before you sign. Jason Polonski isn’t affiliated with Richcraft; he represents buyers.
Richcraft began when Kris Singhal bought two lots in Hunt Club Woods in 1983. The company has stayed in the family, now led by Angela and Monica Singhal, and has grown into the Richcraft Group of Companies. Alongside new homes, it builds and manages rental communities, including high-rise rentals such as the 31-storey Parkdale Collective in Hintonburg, and develops commercial property. It opened its own design centre in 1997.
Richcraft’s name is also on landmarks well beyond housing, including Richcraft Hall at Carleton University. For a buyer, the practical point is that Richcraft is an Ottawa company with a long local record and a reputation that depends on this market.
See Richcraft’s website for current releases and pricing.
As of fall 2026, Richcraft lists these new-home communities. Releases change quickly, so confirm availability with the builder.
| Community | Area | Notes |
|---|---|---|
| Riverside South | South Ottawa | Richcraft co-developed the community with Urbandale |
| Kanata Lakes | Kanata | Limited releases at The Pond, including oversized lots |
| Westwood | Stittsville | Shared with other builders |
| Mapleton | Stittsville / Kanata West | Includes Gateway Flats, an entry-level option |
| Pathways | Findlay Creek | Townhome product |
| Trailsedge | Orléans | Bungalow towns and urban towns |
| Bradley Commons | Ottawa | Check with the builder for current product |
Richcraft’s range is broader than most production builders’:
Multi-generational designs are worth a closer look if you’re planning to live with parents or adult children. Ask whether the second suite has its own entrance, kitchen and laundry, how utilities are metered, and whether the layout could be registered as an additional dwelling unit under the City of Ottawa’s zoning rules. The City’s planning and development pages explain current rules, and your lawyer should confirm what’s permitted on the specific lot. Two-household arrangements also affect financing and title, so raise them with your lender early.
Richcraft is a strong fit for some buyers and less so for others. Here’s a balanced view based on the public record and how Richcraft operates in Ottawa.
Richcraft suits families planning to live with parents or adult children, and buyers drawn to Riverside South or Stittsville.
Richcraft reports that about 60% of its sales come from referrals. That’s a company figure, so check it against independent sources:
Every Richcraft freehold home is covered by Tarion’s statutory warranty: one year on workmanship and materials, two years on water penetration and major systems, and seven years on major structural defects.
If you want your own REALTOR®, register them at your first sales-office visit. Builders generally pay the buyer-side commission.
Set an upgrade budget before your appointment, and spend it first on what’s hard to change later: structural options, ceiling heights, windows, rough-ins and basement layout. Model homes are usually heavily upgraded, so ask for the base features sheet.
Read the Statement of Critical Dates in your agreement. If a firm closing date is missed, Tarion’s delayed closing rules provide up to $7,500 in compensation. Freehold deposits are protected up to Tarion’s limits, and as of 2026 you must notify Tarion within 45 days of signing to get the full coverage.
Richcraft’s starting prices cover a base model on a standard lot. Lot premiums, structural options, design upgrades and closing adjustments are added from there, and multi-generational plans add more line items again.
For multi-generational models, price the second-suite features separately: a second kitchen, separate entrance, laundry and any extra heating or electrical capacity. At Kanata Lakes, oversized lots usually carry a premium. Gateway Flats at Mapleton may carry monthly condo-style fees, so add them to your carrying cost.
Ask Richcraft for the full closing-adjustment schedule before you sign. My guides to closing costs in Ontario and new build financing help you budget for it.
Richcraft generally includes HST in its prices, with the standard new housing rebate assigned to it. Ontario’s temporary enhanced rebate goes further: for agreements signed between April 1, 2026 and March 31, 2027, it can return the full 13% HST on a primary residence up to $1 million, to a maximum of $130,000, first-time buyer or not.
If a multi-generational home includes a second suite, ask your lawyer how the rebate applies to the whole property and whether the suite’s use affects eligibility.
Confirm with Richcraft whether the rebate is reflected in the price, credited on closing, or claimed by you afterwards. My GST/HST new home rebate guide explains the amounts and the paperwork.
Most Richcraft buyers already own a home, so the sale needs planning from day one. For families combining households in a multi-generational home, there may be two homes to sell, which makes timing even more important.
Get current values for any home being sold, list around the firm closing date in Tarion’s Statement of Critical Dates, and have bridge financing ready if sales and closing don’t line up. See selling and buying at the same time and should I sell first or buy first?
Find out what your current home is worth →
At the pre-delivery inspection (PDI), walk the home with Richcraft’s representative and write down anything damaged, missing or incomplete on the PDI form, which your warranty claims will rely on later. In a multi-generational home, inspect both suites separately: kitchens, laundry, entrances, smoke and carbon monoxide alarms, and any separate heating zones.
After you move in, report outstanding items on Tarion’s 30-day and year-end forms, and consider a private inspection before the year-end deadline. My new home PDI checklist and Tarion warranty guide cover both steps.
Four decades of building means Richcraft homes are spread across the city’s resale market, and Richcraft names turn up in places buyers might not expect:
Resale Richcraft homes under seven years old may still carry part of their Tarion warranty, which transfers to the next owner. On older homes, check the age of the roof, furnace and water heater. The Ottawa Real Estate Board publishes market-wide data for comparing new prices with resale.
Richcraft is most often compared with:

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
