OTTAWA HOME BUILDERS

Minto Homes Ottawa: Communities, Townhomes and What to Know

Last updated: October 2026

Minto in Ottawa is one of the city’s oldest and largest home builders. The company was founded in Ottawa in 1955 by the Greenberg brothers and is still headquartered here. It builds single-family homes, several styles of townhome, bungalows and condos in Kanata, Stittsville, Barrhaven, Manotick and Orléans, with new communities planned in Orléans and Almonte.

This independent guide covers where Minto is building in Ottawa, how its townhome collections differ, how to research its record and reviews, and what to know before you sign. Jason Polonski isn’t affiliated with Minto; he represents buyers.

About Minto Communities

Minto began in 1955 as Mercury Homes, founded by brothers Gilbert, Irving, Lorry and Louis Greenberg, and took the Minto name in 1957. Its first major development was Parkwood Hills in Nepean, and its homes now fill large parts of Ottawa’s suburbs. Today the Minto Group builds in Ottawa, Toronto and Calgary, operates a large rental portfolio, and says it has built more than 100,000 homes across North America.

That long local history is useful to buyers. Unlike a newer builder, Minto has decades of homes on the resale market, so you can see how its construction has aged in real neighbourhoods. It’s worth walking an older Minto community, or reading the inspection report on a Minto resale, before you buy a new one.

See Minto’s Ottawa new homes page for current releases.

Community notes

  • Brookline and Arcadia, Kanata. Brookline sits in Kanata North near the March Road tech corridor; Arcadia is in Kanata West near the Canadian Tire Centre and Tanger Outlets. See Brookline, Kanata.
  • Abbott’s Run, Stittsville. A newer Stittsville community with both townhomes and singles.
  • Quinn’s Pointe, Harmony and Anthem, Barrhaven. Minto’s south-end cluster, covering most price points from metro towns to singles. See Barrhaven home builders for how they compare with other builders there.
  • Mahogany, Manotick. A village community near the Rideau River, and one of the few places in Ottawa to buy a new bungalow or bungalow town, which makes it popular with downsizers. See Manotick.
  • Weavers Way, Almonte. Outside the city in the Municipality of Mississippi Mills, for buyers who want small-town living within commuting range of Kanata.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Understanding Minto’s Townhome Collections

Minto groups its townhomes into named collections, including Metro, Urban, Avenue and Executive. They differ in width, layout, garage arrangement and outdoor space. The names suggest a hierarchy, but the right choice depends on how you live, not on the label.

Ask the sales office for the specifications of each collection in your community and compare:

  • Width and storeys. Narrower towns often go up three storeys to fit the space, which affects stairs, furniture and ageing in place.
  • Garage and parking. Front-garage, rear-lane and no-garage designs all affect driveway space and winter parking.
  • Yard and exposure. Some formats have a full backyard; others have a small terrace or balcony.
  • Freehold or condo. Some formats carry a common-element or condo fee for shared areas. Ask what they cover.

Is Minto a Good Fit for You?

Minto suits some buyers better than others. Here’s a balanced view based on the public record and how the company operates in Ottawa.

Where Minto stands out

  • A local head office and almost 70 years of Ottawa history, with decades of homes on the resale market to judge build quality.
  • Communities in almost every part of the city, from Kanata North to Manotick and Orléans.
  • One of the widest townhome ranges in Ottawa, plus new bungalows and bungalow towns at Mahogany.

What to weigh carefully

  • As a large builder, Minto runs a standardized process with less room for one-off changes than a small builder.
  • Collection names don’t tell you much on their own. Compare actual widths, garages, yards and any fees.
  • Model homes are heavily upgraded, so price your own specification rather than the model.

If you value a long local record and plenty of choice in one builder, Minto belongs on your shortlist. If you want a highly customized home, look at semi-custom builders instead.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Researching Minto Reviews and Warranty Record

Start with the HCRA’s Ontario Builder Directory for Minto’s licence status, homes built and warranty claims paid. As with any large builder, compare claims against homes built rather than reading the total on its own.

Then use Minto’s long history to your advantage. Talk to owners in an earlier phase of your chosen community, and look at how five- to ten-year-old Minto homes nearby are holding up: siding, windows, grading, basements. Online reviews are most useful when they describe after-closing service, not the sales experience.

Every Minto freehold home carries Tarion’s statutory warranty: one year on workmanship and materials, two years on water penetration and major systems, and seven years on major structural defects.

Buying a New Build? Bring Your Own Agent to the Sales Office

The builder's sales team works for the builder. Jason Polonski works for you: comparing builders and lots, reviewing the agreement's dates and closing adjustments, and walking your pre-delivery inspection with a tradesperson's eye. Builders generally pay the buyer-side commission, so representation usually costs you nothing. Register Jason on your first visit.

Buying From Minto: What to Know Before You Sign

Register your agent first

If you want your own REALTOR®, register them on your first visit to the sales office. Builders generally pay the buyer-side commission.

Read the critical dates

Your agreement includes Tarion’s Statement of Critical Dates, with tentative and firm closing dates. If Minto misses a firm closing date, Tarion’s delayed closing rules provide up to $7,500 in compensation. Plan the sale of your current home around these dates, not the date you’re told verbally.

Protect your deposit

Deposits on freehold homes are protected by Tarion up to set limits. As of 2026, you must notify Tarion within 45 days of signing to get the full coverage.

Questions to ask at a Minto sales office

  1. Which collection is this, and how does it differ in width, garage and yard from the others here?
  2. Are there common-element or condo fees, and what do they cover?
  3. What’s included in the base specifications, and which model-home features are upgrades?
  4. Which closing adjustments will I pay, and are any capped?
  5. What’s planned on the land around this lot?

Have a real estate lawyer review the agreement before it becomes firm.

Minto Pricing: What to Budget For

Minto’s advertised price is for a base model on a standard lot. Lot premiums, structural options such as a finished basement, design-centre upgrades and closing adjustments all sit on top, and the collection you choose drives most of the difference.

With Minto, compare collections on total monthly cost, not just price. Some townhome formats carry a monthly common-element or condo fee, and a narrower three-storey Metro or Urban town may cost less to buy but be harder to furnish around the stairs. Price the same collection in two communities too, since lot premiums and releases vary.

Ask Minto for the closing-adjustment schedule for your specific collection and community before you sign. My guides to closing costs in Ontario and new build financing show how to budget for it.

HST Rebates on a New Minto Home

Minto quotes most prices with HST included and the standard new housing rebate assigned to it. For agreements signed between April 1, 2026 and March 31, 2027, Ontario’s temporary enhanced rebate can return the full 13% HST on a primary residence up to $1 million, to a maximum of $130,000, and it isn’t limited to first-time buyers.

Downsizers buying a Mahogany bungalow in Manotick, who have usually owned before, are among the buyers who gain most from the enhanced rebate, because it isn’t limited to first-time buyers.

Get Minto’s answer in writing: is the rebate netted out of the price, credited on your statement of adjustments, or yours to claim from the CRA after closing? My GST/HST new home rebate guide shows the amounts at each price.

How Buying a Minto Home Works

  1. Line up financing first. A to-be-built Minto home can close a year or more out, so ask your lender about an extended rate hold.
  2. Bring your REALTOR® to the first visit so they’re registered with Minto’s sales team.
  3. Choose the collection, community and lot. Compare widths, garages, yards and any fees across Minto’s collections, and check what’s planned on the land around the lot.
  4. Get a legal review before the agreement is firm. Minto’s freehold homes have no cooling-off period; its condos carry Ontario’s 10-day cooling-off period.
  5. Pay deposits and register with Tarion within 45 days of signing to secure full deposit protection.
  6. Book the design centre early, since options and finish packages differ by collection.
  7. Walk your PDI against the features sheet, then close.

Buying a Minto Home While Selling Your Current One

Selling your current home is where most Minto purchases get complicated. Minto sells both to-be-built homes, which often close a year or more after you sign, and some move-in-ready homes that close much sooner, and the plan is different for each.

For a to-be-built Minto home, most buyers sign first, get a current value for their home and list around the firm closing date in Tarion’s Statement of Critical Dates. For a move-in-ready home, you may need to sell first or arrange bridge financing. See selling and buying at the same time and should I sell first or buy first?

Find out what your current home is worth →

Your Minto PDI and First-Year Warranty

At the pre-delivery inspection (PDI), you walk the home with a Minto representative and list anything damaged, missing or incomplete on the PDI form, which becomes the record for later warranty claims. Because Minto builds to standardized plans, compare your home with the plans and features sheet in your agreement, not with the decorated model.

After closing, Tarion’s 30-day and year-end forms are how you report anything still outstanding. A private inspection before the year-end deadline is worth booking, because it’s the last chance to report one-year items. See my new home PDI checklist and the Tarion warranty guide.

Minto’s Track Record: Resale Minto Neighbourhoods

Few Ottawa builders have as many homes on the resale market as Minto. Looking at them is the best way to see how its construction ages, and sometimes the better buy.

  • Parkwood Hills in Nepean (built from 1959 to 1972 around Meadowlands Drive): Minto’s first major community, now a mature neighbourhood of mid-century homes.
  • Old Barrhaven: Minto built the original Barrhaven and Cedargrove areas in the 1970s and 1980s.
  • Chapman Mills, Barrhaven East: a master-planned community Minto built out through the 2000s and completed in 2016, between the main Barrhaven shopping district and the Rideau River.
  • Stonebridge, where Minto was one of several builders.
  • Brookline in Kanata North, launched in 2021 and now in its final phase, where the first homes are starting to resell.

Each era brings its own inspection priorities. Homes from the 2000s are often due for their first roof and furnace replacements. Homes under seven years old may still carry part of their Tarion warranty, which transfers to the next owner.

Compare resale prices with new releases before you sign. The Ottawa Real Estate Board publishes market-wide data, and recent sales in the specific community tell you more.

Minto vs. Other Ottawa Builders

Minto’s advantages are its local track record, its presence in almost every part of the city and its wide townhome range. If you’re comparing:

  • Mattamy Homes in Ottawa is the other large builder and competes directly with Minto in Kanata North and Barrhaven.
  • Caivan focuses more heavily on single-family homes in Barrhaven and Stittsville.
  • Tamarack Homes and Claridge Homes are Ottawa-based builders with smaller, more focused community lists.

For the full list, see the Ottawa home builders list, or the tiered ranking of the best home builders in Ottawa. The Greater Ottawa Home Builders’ Association tracks the wider local new-home market, and CMHC’s new build buying guide is a good neutral checklist.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
