Brookline and Northwoods are the two most active new-build communities in Kanata North right now — both minutes from the Kanata North Technology Park, both built along the March Road corridor, and both marketed on similar green-space and commute promises. The short version: Brookline suits buyers who want a more established community with resale history and a narrower, mid-to-upper price band, while Northwoods suits buyers who want the widest product range — from entry-level condo to detached single — and are comfortable buying into a community still earlier in its build-out. Neither is objectively “better”; they fit different budgets and different tolerances for buying into something still under construction.
Brookline is a single-builder community developed by Minto Communities, now in its final phase after launching in 2021. Northwoods is built by Mattamy Homes as part of a larger, multi-builder master-planned expansion — the Kanata North Urban Expansion Area — meaning the area around Northwoods will continue seeing new development from multiple builders for longer than Brookline’s build-out timeline.
If you want a community that’s effectively “done” — finished parks, established landscaping, a known final footprint — Brookline is closer to that state today. If you’re comfortable with an area that will keep evolving around you, and you want the flexibility of a multi-builder expansion zone (more product variety over time, potentially more competitive pricing as multiple builders sell simultaneously), Northwoods’ longer runway isn’t necessarily a downside.
This is the sharpest difference between the two communities.
Brookline offers townhomes, executive townhomes, two-storey singles and bungalows — a narrower band concentrated in the mid-to-upper price range, without a condo or stacked-town entry point.
Northwoods spans the widest range of any new Kanata community currently selling: low-rise condos, stacked and traditional townhomes, three-storey back-to-back townhomes, and detached singles on 30′, 36′ and 43′ lots. That means Northwoods has a genuine entry-level product Brookline doesn’t offer, alongside a detached-single tier that competes directly with Brookline’s.
If your budget sits at the entry level or you’re comparing condo fees against freehold ownership, Northwoods gives you options Brookline simply doesn’t have. If you’re specifically shopping a single-family home or larger townhome in the move-up range, the two communities compete more directly, and the decision comes down to location nuance, lot availability, and builder-specific finishes rather than product category.
Both communities sit off March Road in Kanata North, within minutes of the Kanata North Technology Park by car. Brookline is positioned closer to the established core of Kanata’s tech corridor with several years of built-out infrastructure around it. Northwoods sits slightly further into the South March area, within the newer expansion zone — still close to the tech park, but with more construction activity likely to continue nearby for longer.
For a like-for-like commute comparison, map both addresses against your actual workplace at peak drive times before deciding — the difference between them is measured in minutes, not miles, but rush-hour patterns on March Road can make that difference feel larger some days than others.
Both communities lean heavily on proximity to South March Highlands Conservation Forest, Ottawa’s largest and most biologically diverse urban forest, and both offer internal park space. Brookline’s differentiator is the converted CN rail corridor pathway running directly behind the community — a genuinely unique car-free connector that Northwoods doesn’t have an equivalent of. Northwoods counters with proximity to a wider set of organized recreation: the Bell Sensplex, Richcraft Recreation Complex, and the Canadian Tire Centre for events and Senators games are all closer to Northwoods than to Brookline.
If unstructured trail access and cycling matter more to your household, Brookline has the edge. If organized recreation and entertainment access matter more, Northwoods does.
Both communities draw on Kanata’s broad school network across all four Ottawa boards. Brookline has direct access to West Carleton Secondary School, South March Public School, École publique Julie-Payette, Georges Vanier Catholic School and All Saints High School, plus a planned OCSB elementary school within the community itself. Northwoods’ immediate area is served by Isadore Catholic School, with the same broader Kanata network — more than 35 schools in total — accessible within a reasonable drive.
Neither community has a meaningfully different school access profile from the other at this stage; both benefit from Kanata’s mature school infrastructure. Confirm current catchment boundaries directly with the relevant school board — the OCDSB or OCSB — for your specific address before deciding based on schools — boundaries in growth areas shift.
Northwoods has the clearer edge here: every home is ENERGY STAR® certified, with select detached models offered as Net Zero Ready. Brookline doesn’t market the same explicit sustainability certification program, though as a newer community its homes still meet current Ontario Building Code energy standards, which are themselves higher than most older resale stock elsewhere in Kanata.
If long-term utility costs and a documented sustainability certification specifically matter to your decision, Northwoods’ ENERGY STAR program is a concrete, verifiable differentiator rather than general “new home efficiency” marketing.
The fundamentals of buying pre-construction or early-occupancy are the same at both communities: understand your deposit schedule, know what your Tarion new home warranty actually covers, take the pre-delivery inspection seriously, and budget for closing adjustments beyond the purchase price. A construction and electrical trades background is equally valuable when walking a PDI at either community — rough-in electrical and HVAC issues don’t announce themselves the way a scuffed wall does.
The one meaningful difference: if you’re considering Northwoods’ condo or stacked-town product, confirm tenure and condo fee structure before you commit — that’s a layer of due diligence Brookline’s product line doesn’t require, since it’s entirely freehold.
Brookline has the longer transaction history — having sold since 2021 — which gives buyers and their REALTORS® more comparable resale data to evaluate pricing against. Northwoods, being earlier in its build-out, has less resale history to draw on today, which means pricing decisions there lean more heavily on current market data and builder release pricing than on established comparables.
Neither of these is a reason to avoid one community over the other — it’s a reason to bring a REALTOR® who’s actively tracking both into the pricing conversation, rather than relying solely on either builder’s sales centre.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
Jason Polonski works both sides of the Kanata North new-construction market and doesn’t have a builder relationship steering the recommendation — his job is to tell you honestly which community, which phase, and which specific lot fits your budget and timeline, then walk the pre-delivery inspection with a construction and electrical trades background most buyers don’t have access to.
With a Bachelor of Commerce with a double major in Marketing and Finance from Concordia University, he also works through the financial side most buyers underweight: deposit protection, closing adjustment budgeting, and — if you’re selling an existing home at the same time — sequencing that sale so you’re not carrying two mortgages or racing an occupancy date you don’t control.
With 15+ years of Ottawa real estate experience and a west-end focus that includes Kanata North specifically, Jason can walk you through current pricing and availability at both Brookline and Northwoods before you set foot in either sales centre.

Neither is definitively better — Brookline has more resale transaction history to evaluate, while Northwoods has less history but broader ENERGY STAR-certified build quality and a lower entry price point. Investment fit depends on your budget, timeline, and risk tolerance around buying into an earlier-phase community.
Northwoods has a lower entry price point because it offers condos and stacked townhomes, a product tier Brookline doesn’t have. For comparable single-family homes, pricing between the two communities is closer and depends on the current phase, lot premiums, and finishes — verify current pricing with each builder or your REALTOR® before comparing.
Yes. Both are located in Kanata North along the March Road corridor, a short drive apart and minutes from the Kanata North Technology Park.
Both draw on Kanata’s broad school network across all four Ottawa boards, with no meaningful difference in access. Confirm current catchment boundaries for your specific address with the relevant school board.
Both are close to South March Highlands Conservation Forest. Brookline has a unique converted rail-corridor pathway directly behind the community; Northwoods is closer to organized recreation facilities like the Bell Sensplex and Richcraft Recreation Complex.
Both communities now have some resale inventory, though Brookline’s resale market is more established given its longer history. New construction offers Tarion warranty protection and a finished-to-spec home; resale offers an already-lived-in home and, often, a clearer purchase timeline. A REALTOR® tracking both markets can help you weigh the trade-off for your specific situation.
