Lot Premiums on New Homes in Ottawa: When They're Worth Paying

Last updated: October 2026

A lot premium is an extra charge a builder adds for a lot with features buyers value, such as backing onto a park, pond or trail, a wider or pie-shaped lot, a walkout or lookout basement, a corner location or a quieter street. A premium is worth paying when the feature improves your daily life and is likely to be valued by the next buyer, and when you have checked what will be built around the lot.

This guide by west-end REALTOR® Jason Polonski explains the common types of premium lots in Ottawa’s new communities, how to judge their value, and the questions to ask before you pay extra.

Why Builders Charge Lot Premiums

In a new community, builders price homes in two parts: the house model and the lot. The model price is usually consistent across the community, while lots are priced individually. Lots with more desirable features carry a premium, sometimes a modest amount and sometimes a significant one.

Premiums are not regulated and are set by the builder based on demand. In a busy launch, the best lots sell first even with premiums. In a slower market, premiums are one of the places builders have room to negotiate. Jason’s guide to negotiating with new home builders covers this.

Common Types of Premium Lots

Lots backing onto parks, ponds, trails or green space

These are often the most popular premium lots. No rear neighbours, open views and more light are real advantages.

What to check:

  • Is it a park, a stormwater pond or a natural area? Ponds in new subdivisions are usually stormwater management facilities, engineered for drainage first. They are attractive, but they may be fenced and can have algae or odour in hot summers.
  • What is planned for the park? A quiet green space is very different from a park with a splash pad, sports fields, lighting or a parking lot.
  • Public pathways behind your fence mean foot and bike traffic and less privacy.
  • Is the green space protected? Ask whether land behind you is a permanent park or natural area, or land designated for future development.

Pie-shaped lots

Pie lots, usually on curves or cul-de-sacs, are narrow at the front and wide at the back. They offer larger backyards, which families value.

What to check: The narrow frontage can mean a smaller driveway and less street parking. The actual usable backyard depends on grading and easements, so ask for a lot plan with dimensions.

Wider frontage

In communities that offer different lot widths, such as 30-foot and 36-foot singles, the wider lot is often priced as a different product rather than a premium. Wider lots allow wider floor plans, more side-yard space and sometimes a larger garage. See the example in Jason’s Mainhaven guide.

Walkout and lookout basements

Grading on some lots allows a walkout basement, with a door at ground level at the back, or a lookout basement, with larger windows above grade. These make finished basements brighter and more livable, and walkouts are valued highly at resale.

What to check: Walkout lots often have a raised deck at the main-floor level. Ask whether the builder includes the deck or just the door, because a large elevated deck is expensive to build later. Also ask about drainage at the walkout door.

Corner lots

Corner lots usually have more space and light, and sometimes a side yard. They also come with more sidewalk to shovel, less privacy and more traffic past two sides of the home. Some buyers love them and others avoid them, so the resale effect varies.

Quiet streets and location within the community

Some builders charge more for lots on quiet interior crescents than for lots on busier collector roads. Even where they do not, location within a community affects daily life and resale.

What Can Make a Premium Lot Less Valuable

Many issues are not visible on the sales map. Before paying any premium, ask about:

  • Future development on vacant land nearby, including higher-density housing, commercial blocks or schools.
  • Utility boxes, hydrants, mailboxes and streetlights on or beside the lot. A community mailbox in front of your home brings daily traffic.
  • Sidewalks. A sidewalk across your frontage shortens the space to park on your driveway and means more snow piled at the end of it after the plows pass. Many buyers prefer the side of the street without one.
  • Easements for utilities or drainage that restrict what you can build or plant.
  • Rear-yard swales and catch basins that affect how much of the yard is usable.
  • Noise warning clauses in the agreement, which flag expected road, rail or commercial noise.
  • Sun exposure. A south- or west-facing backyard gets more sun; north-facing yards stay cooler and shadier.

The builder’s community plan and the city’s planning documents, such as the Kanata North Community Design Plan or the Fernbank Community Design Plan, show what is intended for surrounding land. Jason reviews these with clients before they pick a lot.

Will You Get the Premium Back When You Sell?

There is no guarantee. In Jason’s experience selling homes in Kanata and Stittsville, the features buyers most consistently pay more for on resale are:

  • No rear neighbours, especially backing onto genuine green space
  • Walkout basements
  • Larger, usable backyards
  • Quiet interior streets

Features that are more personal, such as corner lots, or that have downsides, such as busy pathways or a large park with sports lighting, tend to be valued less consistently.

As a rule, a premium is easier to recover when it buys something the next buyer will notice immediately in the listing photos and when they walk out the back door.

Get Cash Back When You Buy a Home in Ottawa
Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

How Lot Premiums Affect Your Costs

A lot premium is part of your purchase price, so it affects several other numbers:

  • Deposits, if they are calculated as a percentage of the price. See new build deposits in Ontario.
  • Land transfer tax, which is based on the total price. See Ontario’s land transfer tax information.
  • HST relief eligibility, because Ontario’s 2026 relief is tied to price thresholds. For agreements signed between April 1, 2026 and March 31, 2027, qualifying primary-residence homes may be eligible for up to $130,000 in relief, with the benefit tapering above $1.5 million, according to Ontario.
  • Your mortgage, since the premium is financed with the home.

Questions to Ask Before Paying a Lot Premium

  1. What exactly is the premium for, and how much is it?
  2. What is behind, beside and across from this lot, now and in the future?
  3. Is the green space behind the lot a permanent park, a stormwater pond or future development land?
  4. Are there easements, swales, utility boxes, hydrants or mailboxes on or near the lot?
  5. Is a deck included with a walkout, or just the door?
  6. Does the agreement include any noise or other warning clauses for this lot?
  7. Can I see the lot grading plan?

How Lot Releases Usually Work in Ottawa

In most new communities, builders release lots in small batches. Before a release, they may hold registration events, publish a site plan with available lots and set prices, including premiums. On release day, lots are often allocated in order of arrival or registration, and the best lots go quickly.

Preparation makes a big difference:

  • Shortlist several lots in order of preference before release day, so you are not deciding under pressure.
  • Know your maximum premium in advance.
  • Have your deposit ready and understand the deposit schedule. See Tarion’s deposit protection rules.
  • Confirm the builder’s licence on the Ontario Builder Directory.
  • Bring your agent if you want representation, because many builders only recognize agents registered from the first visit.

If you miss your first-choice lot, do not let urgency push you into paying a large premium for a lot you were unsure about. Later releases may bring better options.

Lot Premiums and Your Mortgage

Because the premium is part of the price, your lender will need the home to appraise at the full amount at closing. In a rising market that is rarely a problem. In a flat or falling market, a large premium can be harder to support. CMHC’s home-buying guidance and the Financial Consumer Agency of Canada explain how down payments and appraisals affect your mortgage.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
