Urbandale Homes is a family-run Ottawa builder and land developer with more than 45 years of experience. Its new homes are in Riverside South, The Pond at Kanata Lakes and Bradley Commons in Stittsville, and its two-storey townhomes are built to a Net Zero Ready standard.
Urbandale is also one of the land developers behind several of the communities it builds in. That makes it a different kind of builder from one that buys a handful of lots in someone else’s subdivision. This guide covers where Urbandale builds, what each product line offers, how pricing and deposits work, what Tarion protects, how the new HST rebates apply, and the timing plan I build with clients who need to sell a home before their Urbandale closing date.
Urbandale has been part of Ottawa’s housing market for decades. The parent company, Urbandale Corporation, develops land, builds homes and owns rental and commercial properties. Urbandale Construction is its home-building arm, and it is the company you sign with when you buy a new Urbandale home.
Urbandale’s role as a developer is the most important thing to understand. It often works with another builder to plan and service a whole community, then builds homes in it alongside other builders:
For a buyer, a developer-builder usually has a long-term stake in how a community turns out. It controls the phasing, and it is still building and selling there years after you move in. That doesn’t replace due diligence, but it is a different risk profile from a small builder working on a single phase.
Urbandale is a member of the Greater Ottawa Home Builders’ Association (GOHBA). Its townhome designs, including the Santa Maria and Atlantis II, and several of its kitchens have been finalists or winners at the GOHBA Housing Design Awards in recent years.
Riverside South is Urbandale’s flagship community and its longest-running one. It sits on the east bank of the Rideau River in Ottawa’s south end, across from Barrhaven and between Manotick and the Ottawa airport. Urbandale’s Riverside South model homes are at 408 and 412 Mango Street, and the builder opened three new townhome models there in 2026, including the three-storey Dorchester.
Transit is the biggest change in Riverside South in years. The extended O-Train Line 2 runs from Limebank Station in Riverside South to Bayview, with service that began in January 2025. The City is also planning a new Riverside South community centre, library and district park near Limebank Station.
Schools inside the community include Steve MacLean Public School (JK to Grade 8, OCDSB) and St. Francis Xavier High School (Grades 7 to 12, Ottawa Catholic School Board). Boundaries change as new phases open, so confirm the address with the OCDSB or Ottawa Catholic School Board before you sign.
On price, Urbandale’s Riverside South townhomes were advertised from about $530,000 in June 2026. Treat that as a reference point, not a quote.
For the bigger picture, read my Riverside South community guide, Barrhaven vs Riverside South and Manotick vs Riverside South.
The Pond at Kanata Lakes is the new section of Kanata Lakes in Kanata North, built by Urbandale, Richcraft and HN Homes. Plans call for about 2,600 homes across three phases. The first phase, Phase 9, has just under 500 townhomes, bungalows and two-storey singles on lots ranging from about 31 to 50 feet wide.
Urbandale opened its first Kanata Lakes model homes in 2026: four Net Zero Ready townhome models. Recent listings put Urbandale’s Kanata Lakes townhomes from about $700,000 and singles from just over $900,000. Pricing here runs higher than Riverside South because of the location: you are minutes from the Kanata North tech park, the Canadian Tire Centre, Kanata Centrum and Highway 417.
Schools serving Kanata Lakes include Earl of March Secondary School (OCDSB, Grades 7 to 12), All Saints Catholic High School (Grades 7 to 12), St. Gabriel Catholic Elementary School and Kanata Highlands Public School. As in Riverside South, confirm the boundary for the specific street.
Buyers should know about one local issue. The former Kanata golf course lands in Kanata Lakes received zoning and draft plan approval from the Ontario Land Tribunal in January 2026, and the City has asked for an independent drainage assessment. That doesn’t affect The Pond directly, but it means more construction in the wider area over the next several years. It is worth factoring in if you are choosing between Kanata Lakes and another community.
See my Kanata Lakes neighbourhood guide, buying a home in Kanata Lakes and new homes for sale in Kanata.
Bradley Commons is a planned community of about 800 homes off Hazeldean Road in Stittsville, built by Urbandale and Richcraft. This is where Urbandale offers its Aspire Series townhomes, its more attainable product line, advertised from about $562,000 in 2026. It suits buyers who want Stittsville or Kanata without Kanata Lakes pricing. Read my Stittsville guide, new construction homes in Stittsville and Kanata vs Stittsville.
In Ottawa’s south end, Urbandale built Cowan’s Grove in Leitrim with HN Homes, and it sells Leitrim Flats, an ENERGY STAR certified low-rise condominium next door. Cowan’s Grove was nearly sold out by late 2025. If you’re considering a condo flat, review my guide to condo vs freehold in Ottawa and ask for the status certificate and reserve fund details.
Outside Ottawa, Urbandale is building The Creek in Kemptville: a 27-acre community of about 190 townhomes, singles and bungalows near Kemptville Creek. It is roughly a 30- to 45-minute drive from south Ottawa, depending on traffic and where you are going.
I can pull the current price list, site plan and available lots for any Urbandale phase, and show you what comparable resale homes nearby have actually sold for. Call or text (613) 601-9333.
Urbandale’s lineup has four product groups. Model names, sizes and availability vary by community and phase. Use the figures below as a guide and confirm the specifics for your phase.
These are Urbandale’s two-storey freehold townhomes, now built to a Net Zero Ready standard. Published sizes for current models include:
The larger end units are among the biggest townhomes sold by an Ottawa production builder. For some buyers, they’re a real alternative to a small single. My guide to townhouse vs detached homes in Ottawa covers that trade-off.
Aspire is Urbandale’s attainable line: ENERGY STAR certified townhomes (The Crest, The Spark, The Origin and The Bloom) with 3 to 4 bedrooms and 2.5 baths. They are currently offered in Bradley Commons, with Aspire singles at The Creek. Aspire homes are not part of the Net Zero Ready standard, so compare energy specs carefully if you’re choosing between the two.
Urbandale’s singles are sold in Horizon and Pacific designs. Published examples include the Aberdeen (about 2,150 sq. ft.), the Silverton (about 2,395 sq. ft., 4 bedrooms), the Victoria (about 2,690 sq. ft., 4 bedrooms) and the Tacoma (about 2,967 sq. ft., 4 to 5 bedrooms). Lot widths and elevations vary by phase.
Urbandale offers bungalows in select phases, including Kanata Lakes. They are popular with downsizers who want main-floor living without giving up the community they already know. If that’s you, read downsizing in Kanata before you shop.
Find out what your current home is worth and when to list it so it lines up with your Urbandale closing date.
A Net Zero Ready home meets the same efficiency requirements as a net zero home, but solar panels are not installed. Adding a renewable energy system later is what takes it to net zero. In practice, that usually means a tighter building envelope, more insulation, better windows, a high-efficiency heating and cooling system and balanced ventilation.
The national standard is the CHBA Net Zero Home Labelling Program. Energy advisors model and test each home before it is labelled. It is a step above ENERGY STAR for New Homes, which targets roughly 20% better efficiency than code.
Questions to ask at the sales centre:
Those last two come from my years in the electrical trade. Running a conduit or upsizing a panel before drywall costs very little. Doing it after closing means opening finished walls and possibly upgrading the service. If you plan to add solar, a heat pump or an EV, sort this out at the design stage.
The advertised "from" price covers the model and elevation. Your final price usually adds a lot premium (size, corner, ravine, park or pond frontage, walkout potential), structural options chosen at signing, design centre upgrades and the closing adjustments in the agreement's schedules. Before you sign, ask for a sample statement of adjustments. Two homes with the same base price can close tens of thousands of dollars apart.
From a construction point of view, prioritize things that are hard to change later: structural layout, ceiling heights, window size and count, basement rough-ins, electrical and plumbing rough-ins, and insulation or soundproofing. Paint, light fixtures, hardware and backsplashes are easy to change after closing and often cost less through your own trades. Talk to your lender before your design appointment, because upgrades usually have to be paid as deposits rather than added to your mortgage.
Urbandale enrols every home with Tarion. On a freehold home, deposit protection is 10% of the price up to $100,000 when the home costs more than $600,000, and up to $60,000 at $600,000 or less. Money paid to hold a lot before signing isn't covered. A missed firm closing date without proper notice can mean up to $7,500 in compensation. Register your purchase with Tarion within 45 days of signing to keep the maximum deposit coverage, and check Urbandale's licence and history in the HCRA Ontario Builder Directory. My Tarion warranty guide explains how claims work.
Ontario freehold purchases have no cooling-off period, so a lawyer's review before the agreement goes firm isn't optional.
The pre-delivery inspection (PDI) is your record of the home's condition at possession. If the builder won't record a defect, you don't have to sign. At Urbandale PDIs I look closely at grading and drainage away from the foundation, caulking around windows and doors, the electrical panel and outlets, and the furnace or heat pump installation.
New-home prices include HST, and the standard new housing rebate is usually assigned to the builder and already reflected in the price. Many Urbandale townhomes and Aspire Series homes are priced well under $1 million, so eligible first-time buyers can also benefit from the first-time home buyers' GST/HST rebate and Ontario's relief. Several rules changed in 2025 and 2026, including an enhanced rebate announced in March 2026, so confirm with your lawyer which apply and whether Urbandale credits them at closing. My GST/HST new home rebate guide covers how they combine. First-time buyers can also claim the Ontario land transfer tax refund; use my land transfer tax calculator to estimate yours.
Register me as your agent before your first visit. I'll get the price list, site plan and adjustments, and compare them with recent resale prices.
The room-by-room checklist I use with clients at the pre-delivery inspection, so nothing gets missed before you sign.
An Urbandale purchase moves through the familiar stages: pre-approval, choosing a community, lot and model, legal review, deposits and Tarion registration, the design centre, construction, the PDI and closing. Two things deserve extra care. Register your agent on your first visit, because many builders won't recognize an agent introduced later, and have your lawyer check the closing-date terms, extension rights and any limits on assignment. For financing, start with mortgage pre-approval in Ottawa; my new home timeline guide covers each stage.
Riverside South, Kanata Lakes and Stittsville all have a deep resale market, so you are rarely choosing between new or nothing. A new Urbandale home gives you a Tarion warranty, Net Zero Ready efficiency on the townhomes, finishes you choose and no immediate maintenance. A resale home gives you a mature lot, finished landscaping and fencing, a known closing date and no construction around you for years.
When I work with buyers, I show them recent resale prices for similar homes in the same community next to the builder’s price list. Sometimes the new build is clearly the better value. Sometimes a five-year-old resale on the next street is cheaper and ready now. Read new build vs resale for the full comparison.
Urbandale tends to suit:
Compare Urbandale with other builders in the same communities before you decide. Start with my guides to Richcraft Homes (Urbandale’s development partner), HN Homes (also at The Pond and Cowan’s Grove), Minto, Caivan and Mattamy, plus my overview of the best home builders in Ottawa.
Most of my Urbandale clients already own in Kanata, Stittsville, Barrhaven or Nepean, and the new home closes 12 to 24 months after signing. Sell too early and you're paying rent and moving twice; sell too late and you're carrying two homes. I plan the timing first and the price second: a current value (what's my home worth), a sale closing matched to Urbandale's Tarion closing date notices, and bridge financing arranged in advance. See selling and buying at the same time and should I sell first or buy first.
The model home staff work for Urbandale. As your agent I compare phases and lots, review the agreement and adjustments with your lawyer, keep track of deposits and Tarion deadlines, and attend the PDI. The builder usually pays the buyer's agent on Ottawa new homes, and I get that confirmed in writing before your first visit. Read do you need a REALTOR® for new construction?
I've worked with hundreds of buyers and sellers in Ottawa over 15+ years. Before that I worked in construction and the electrical trades and earned a technical diploma in Construction Electricity, which is why I look closely at grading, electrical panels and mechanical installs on Urbandale's Net Zero Ready homes. Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
Urbandale’s main communities are Riverside South in Ottawa’s south end, The Pond at Kanata Lakes in Kanata North and Bradley Commons in Stittsville. It also builds in Leitrim (Cowan’s Grove and Leitrim Flats) and at The Creek in Kemptville.
Urbandale’s two-storey townhomes are built to a Net Zero Ready standard. They meet net zero efficiency levels but don’t include solar panels. The Aspire Series is ENERGY STAR certified instead.
Urbandale’s Riverside South model homes are at 408 and 412 Mango Street, and it opened its first Kanata Lakes models in 2026. Bradley Commons has models in Stittsville. Check hours with Urbandale before you visit.
In 2026, Urbandale advertised Riverside South townhomes from about $530,000, Aspire townhomes in Bradley Commons from about $562,000, and Kanata Lakes townhomes from about $700,000, with singles from just over $900,000. Lot premiums, upgrades and closing adjustments are extra.
Aspire is Urbandale’s attainable line of ENERGY STAR certified townhomes, currently in Bradley Commons, with Aspire singles at The Creek in Kemptville. The models are The Crest, The Spark, The Origin and The Bloom, with 3 to 4 bedrooms.
For freehold homes, Tarion protects up to $60,000 on homes priced at $600,000 or less, and 10% of the price up to $100,000 on homes above that. Register your purchase agreement with Tarion promptly to keep full coverage.
Freehold homes in Ontario have no automatic cooling-off period, so the agreement is binding once it is signed and any conditions are met. New condominium units, such as Leitrim Flats, have a 10-day cooling-off period under Ontario’s Condominium Act.
You don’t need one, but the model home staff represent Urbandale, not you. In most cases the builder pays the buyer’s agent, so your own representation usually costs you nothing extra, as long as your agent is registered on your first visit.
