Blackstone is a master-planned Kanata South community built since 2012 by Cardel Homes (north of Cope Drive) and Mattamy Homes (south of Cope Drive), notable for a housing mix that’s a genuine departure from most Kanata builder communities — alongside standard townhomes and two-storey singles, Blackstone offers bungalows and multigenerational floor plans designed for extended families living under one roof.

Where most new Kanata communities lean almost entirely on two-storey singles and townhomes for younger families, Blackstone’s inclusion of bungalow and multigenerational product sets it apart. Multigenerational designs typically include a separate living suite with its own entrance, kitchenette, and bathroom — built for aging parents, adult children, or extended family sharing a home without sacrificing privacy. That’s a real answer to a housing need that’s becoming more common in Ottawa as extended families weigh the cost of a second household against staying together.
Mattamy’s phases have sold out, and Cardel is now the only builder still releasing homes here, so lot availability shifts as sections sell out and new ones release. The Home Construction Regulatory Authority (HCRA) is a useful resource for confirming a builder’s licensing status before signing a purchase agreement.

A pre-construction purchase through Cardel means selecting your lot and floor plan directly, a structured deposit schedule, and a Tarion-backed new home warranty once you close — Ontario’s new home warranty program covers defects in workmanship and materials for a defined period, worth reviewing in detail before you sign, especially for a multigenerational unit where the secondary suite’s systems (separate kitchenette, bathroom) should be inspected with the same rigour as the main home.
A resale purchase — buying from an early Blackstone owner — moves faster and lets you see the finished product, including how a multigenerational layout actually functions in practice, before committing.
Blackstone is a strong fit for extended families actively planning to share a home, downsizing buyers drawn to the bungalow product who want single-level living without leaving Kanata, and move-up buyers who want new construction in Kanata South specifically, closer to Kanata Centrum and the established southern communities than the newer Kanata North builder sites.
Blackstone falls within the Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments serving Kanata South — confirm exact assignments directly with the boards as the community continues to build out. Its Kanata South location puts it within reasonable reach of Eagleson Road and Terry Fox Drive for access to Highway 417, and OC Transpo service extends into the area as development progresses.
Blackstone sits on the Kanata and Stittsville border, reached from Terry Fox Drive and from Robert Grant Drive and Abbott Street, with Cope Drive running through the middle. Parks include Rouncey Park, Rubicon Park, Haliburton Heights Park, Bob Mills Park and Blackstone Park, with a connection to the Trans Canada Trail. Nearby public schools include Shingwakons Public School, A. Lorne Cassidy Elementary School and Stittsville Secondary School. Catholic options include St. Bernadette School and Sacred Heart High School. Recent listings have included homes on Cope Drive, Nordmann Firr Court, Feathertop Lane and Abbott Street East. Confirm the designated school for a specific address with the board.
Because building in Blackstone started in 2012, much of the resale stock is still young enough to carry part of the original builder warranty. That changes how you should shop here compared with an older Kanata neighbourhood.
Ontario new homes are covered by a Tarion warranty in three stages: one year for workmanship and materials, two years for systems like plumbing, electrical, heating and water penetration, and seven years for major structural defects. The coverage runs from the first owner’s possession date and transfers automatically to later owners. Before you firm up on a Blackstone resale, ask the seller for the possession date and whether any warranty claims are open, so you know exactly what protection is left.
Builder matters too. Cardel built north of Cope Drive and Mattamy built south of it, and the two use different floor plans, specifications and finish levels. The fairest price comparison for a Cardel home is another Cardel home, and the same goes for Mattamy. When I pull comparable sales for a Blackstone home, I sort them by builder and model first.
Blackstone is also known for multigenerational floor plans. If a listing advertises a separate suite, a second kitchen or rental income, ask whether that space was built and permitted as a secondary dwelling unit. An unpermitted suite can create problems with insurance, financing and resale, and the City of Ottawa’s permit records will show what was approved.
If you’re buying new from Cardel instead of resale, confirm the builder’s licence on the Home Construction Regulatory Authority register before you sign, and have a real estate lawyer review the agreement. New-home agreements often add costs on closing, such as utility connection fees and Tarion enrolment, that aren’t in the headline price.
Finally, Blackstone sits right on the Kanata and Stittsville border, and daily life tends to lean toward Stittsville. The Cardel Recreation Complex, Stittsville Main Street and the Trans Canada Trail are all close by. Buyers who expect to be walking to Kanata Centrum are usually surprised by the drive, so it’s worth doing your commute at rush hour before you commit.
Market snapshot, October 2026: MLS® area 9010 (Emerald Meadows/Trailwest), the resale area Blackstone falls within, had 110 active for-sale listings on the MLS® System when this page was last updated. Detached homes (32 listings) were asking between $729,900 and $1,215,000, with a median asking price of about $865,000. Townhomes (62 listings) were asking between $315,000 and $689,900, with a median of about $599,900. These are asking prices from the live listing feed, not sold prices. For what homes have actually sold for on a specific street, I pull recent sold comparables directly.
New-build pricing in Blackstone is set by Cardel directly, though the community’s bungalow and multigenerational product tends to hold distinct value from standard townhomes and singles — worth understanding if you’re comparing a resale purchase here to new construction elsewhere in Kanata South. The Ottawa Real Estate Board tracks broader Kanata South resale trends, useful context for how comparable new communities have performed once their initial construction phase sells through.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
I represent buyers through new-build purchases the same way I would a resale — reviewing the purchase agreement, understanding what’s negotiable with the builder, and walking the pre-delivery inspection with the same eye a Tarion inspector would use, drawing on my background in construction and electrical trades. For a multigenerational unit specifically, that means checking the secondary suite’s electrical, plumbing, and HVAC connections are properly separated and code-compliant, not just cosmetically distinct.
If you’re an extended family coordinating a sale of one or more existing homes to fund a Blackstone purchase, that’s exactly the kind of multi-party timing I help manage — see buying and selling at the same time for how that process works. For the broader new-construction landscape across Kanata, see my new construction Ottawa guide, and CMHC publishes current guidance on financing for multigenerational and new-build purchases, including Ontario’s land transfer tax treatment for multigenerational homes, which can differ from a standard single-family purchase.

Blackstone, a Cardel Homes and Mattamy Homes community in Kanata South, is known for offering bungalows and multigenerational floor plans alongside standard townhomes and singles — a housing mix that’s uncommon among Kanata’s newer builder communities.
A multigenerational floor plan typically includes a separate living suite within the home, with its own entrance, kitchenette, and bathroom, designed for extended families to share a property while maintaining privacy.
Pre-construction gives you lot and floor-plan selection plus a Tarion-backed new home warranty, but a longer closing timeline; a resale purchase from an early owner moves faster and lets you evaluate the finished home, including how a multigenerational layout functions, before committing.

Cardel Homes built north of Cope Drive and Mattamy Homes built south of it, starting in 2012. Mattamy’s phases have sold out, and Cardel is now the builder still releasing new homes.
Tarion coverage runs in three stages from the first owner’s possession date: one year for workmanship and materials, two years for systems like plumbing, electrical and heating, and seven years for major structural defects. It transfers automatically to later owners, so a newer Blackstone resale may still be covered.
Some multigenerational homes here include separate living space, but not every suite was built and permitted as a secondary dwelling unit. Ask the seller for permit records and confirm with the City of Ottawa, since an unpermitted suite can affect insurance, financing and resale.
