Arcadia Kanata is one of the newest communities in Kanata: a Minto development of townhomes and single-family homes north of Highway 417 between Huntmar Drive and Terry Fox Drive, beside Tanger Outlets and the Canadian Tire Centre. If you’re weighing a pre-construction purchase here against a resale home elsewhere in Kanata, the decision comes down to more than floor plans — it’s about financing structure, closing timelines, and what a REALTOR® can (and can’t) negotiate on your behalf in a builder transaction.

Arcadia is being developed in phases by Minto Communities, with townhomes and single-family detached homes making up the current product mix. Its location, minutes from Kanata’s entertainment hub and close to nature trails, positions it as an infill community bridging established Kanata to the south and the newer Kanata North business and residential corridor to the north.
Because Arcadia is still an active builder site, buying here means navigating either a pre-construction purchase directly through Minto’s sales office, or a resale purchase from an early buyer who is closing out or reselling before or shortly after occupancy. Each path has real differences worth understanding before you make an offer, and the Home Construction Regulatory Authority (HCRA) is a useful resource for confirming a builder’s licensing status before you sign anything.

A pre-construction purchase through the builder typically means a longer closing timeline, a structured deposit schedule, and a Tarion-backed new home warranty once you take possession — Tarion, Ontario’s new home warranty administrator, covers defects in workmanship and materials for a defined period after closing, and it’s worth understanding exactly what that coverage does and doesn’t include before you sign a builder agreement.
A resale purchase in Arcadia — buying from someone who purchased pre-construction and is now selling, whether before their own closing (an assignment) or after taking possession — moves faster and gives you a firmer sense of what you’re actually getting, since the home may already be built rather than a floor plan on paper. Assignment sales in particular carry their own legal and tax considerations that differ meaningfully from a standard resale transaction, and I’d strongly recommend involving a real estate lawyer early in that process.
This community suits buyers who want brand-new construction with modern energy codes and warranty protection, and who are comfortable with a longer closing timeline if buying directly from the builder. It also suits move-up buyers looking to sell an older home elsewhere in Ottawa and buy new here — timing that sale against a builder’s closing date takes more coordination than a typical resale-to-resale move, since builder closing dates can shift.
Arcadia falls within Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments — as with any newer community, confirm current school assignments directly with the boards, since boundaries are actively being set as the area develops. Its location between Huntmar Drive and Terry Fox Drive gives reasonably direct access to Highway 417, and OC Transpo service is expanding into newer Kanata communities as they build out.
Minto lists Castlefrank Elementary School, Holy Trinity Catholic High School, All Saints Catholic High School and Earl of March Secondary School among the schools around Arcadia, on both sides of Highway 417. Tanger Outlets is across the road, and the community is set up for the future Campeau LRT station. Minto also plans a park of close to six acres in the next phases, with a large play structure, basketball court, soccer pitch and skating rink. Confirm the designated school for a specific address with the board.
Buying new from Minto in Arcadia works differently from buying a resale home, and the differences show up in the fine print, not the model home.
Freehold cooling-off rules are changing. Ontario’s Condominium Act gives buyers of a new condominium unit 10 days to cancel after signing. For freehold townhomes and single-family homes, Ontario is scheduled to introduce a 10-day cooling-off period from January 1, 2027, according to Tarion. Until then, a signed freehold agreement is binding. Have a real estate lawyer review it before you sign, or make your signature conditional on that review.
Closing costs go beyond the price. New-home agreements commonly add charges on closing, such as utility connection and metering fees, the Tarion enrolment fee, and adjustments set out in the schedules. Ask the sales centre for the list of closing adjustments and any caps on them before you sign, not after. See new build closing costs in Ontario for the usual list.
Check how HST is handled. Most Ontario builders quote prices with HST included and the new housing rebate assigned to them. Make sure your agreement says so clearly, especially if you plan to rent the home out, since investors can lose the rebate.
Register your agent on your first visit. Many builders pay the buyer’s agent a commission, but some only do so if the agent is registered when you first walk into the sales centre. If you want representation on a new build, bring your agent in from the first visit, or ask the builder’s policy first. More in do you need a realtor for new construction.
Don’t skip the pre-delivery inspection. Before you take possession, you walk the home with the builder and record anything unfinished or damaged on the PDI form. That form is your baseline for Tarion warranty claims. With my background in construction and the electrical trades, I walk the PDI with buyers the same way an inspector would: outlets and panel labelling, grading and downspouts, window and door operation, and finish work.
If a new build doesn’t suit your timing, resale homes in the surrounding Kanata Lakes area close on your schedule instead of the builder’s. That’s often the deciding factor for families who are also selling a home.
Where Arcadia stands, September 2026: Minto has been building Arcadia since 2012, and relaunched sales on a new phase in May 2026, with occupancy expected in late 2027. New-build pricing is set by Minto and changes phase to phase, so check the current price sheet on Minto’s Kanata communities page before comparing it to resale. For a resale home, I pull recent sold comparables for the specific street.
Resale homes in Arcadia are listed under MLS® area 9007 (Kanata Lakes/Heritage Hills), and recent Arcadia resale listings have included homes on Calvington Avenue, Winterset Road and Brettonwood Ridge. That area had 62 active for-sale listings in October 2026, so the listings on this page cover the wider Kanata Lakes area as well as Arcadia.
Because Arcadia is new-build inventory, pricing here is set by the builder rather than tracked through the same resale comparable process used elsewhere in Kanata — though once early units resell, those transactions start to establish a genuine resale data point for the community. The Ottawa Real Estate Board tracks broader Kanata resale trends, which is useful context even for a new-build purchase, since it tells you how comparable communities have appreciated after their initial construction phase.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
I represent buyers in new-build purchases the same way I would in a resale — reviewing the purchase agreement, flagging what’s negotiable with the builder (upgrades, closing adjustments, deposit structure) and what isn’t, and making sure you understand the full Tarion warranty timeline before you close. My construction and electrical trades background is particularly useful at the pre-delivery inspection stage, where I’m looking at the same details a Tarion inspector will flag.
If you’re selling an existing Ottawa home to fund a purchase in Arcadia, I coordinate that timing against the builder’s closing schedule so you’re not carrying two mortgages or scrambling to bridge a gap — see buying and selling at the same time. For the broader new-construction picture across Kanata, including Brookline and Northwoods further north, see my new construction Ottawa guide, and for financing considerations, CMHC publishes current guidance on new-build mortgage insurance and the qualifying stress test. Buyers should also budget for Ontario’s land transfer tax, which applies to new-build closings the same as resale.

Arcadia is located north of Highway 417 between Huntmar Drive and Terry Fox Drive, developed by Minto Communities with townhomes and single-family homes.
It depends on your timeline and risk tolerance — pre-construction gives you a Tarion-backed new home warranty and modern construction, but a longer, less certain closing timeline; a resale purchase from an early buyer moves faster and lets you see the finished home before you commit.
Tarion is Ontario’s new home warranty program, which covers defects in workmanship and materials for a defined period after closing on new-build homes in the province, including new homes in Arcadia.
It suits move-up buyers comfortable coordinating a sale against a builder closing date; the timing takes more planning than a standard resale-to-resale move, which is exactly where working with a REALTOR® experienced in simultaneous transactions helps.

Yes, if you want representation. Many builders pay the buyer’s agent, but some only do so if the agent is registered on your first visit. Bring your agent from the start, or ask the builder’s policy before you go.
