Kanata REAL ESTATE

Monahan Landing Homes for Sale

Monahan Landing is a master-planned Kanata South community launched in 2012 and built by Glenview Homes and Mattamy Homes, and its single biggest draw is location: it sits directly across from the Rideau Trail system, giving residents access to over 100 kilometres of scenic pathways, including a stretch of the Trans Canada Trail, right at the edge of the neighbourhood.

By Jason Polonski, REALTOR® with Right at Home Realty in Kanata, with 15+ years of helping hundreds of buyers and sellers across Ottawa. Last updated October 2026.

Monahan Landing homes for sale in Kanata South

What Is Monahan Landing Like?

Monahan Landing is part of the Emerald Meadows/Trailwest resale area (9010) on the MLS® System, reflecting its location in the same broad southwest Kanata corridor. Glenview Homes launched the community in 2012, with Mattamy Homes also building here, making it one of the newer pockets in this part of Kanata — younger than Bridlewood’s 1970s-through-2000s housing stock, but part of the same general development wave as neighbouring Trailwest.

The housing mix leans heavily toward townhomes on quiet cul-de-sac streets, designed specifically to avoid through traffic, alongside a smaller share of detached singles. Buyers consistently point to two things: the trail access directly across the street from many homes, and the proximity to the Greenbelt’s protected green space, which borders the community.

Who Is Monahan Landing Best For?

This is a strong fit for buyers who prioritize outdoor access above almost anything else — hikers, trail runners, and cross-country skiers get genuine four-season use out of the adjacent Rideau Trail and Greenbelt without leaving their street. It also suits first-time buyers and young families drawn to newer, low-maintenance townhome construction at a more accessible price point than a detached Kanata home, and downsizing buyers who want single-level-adjacent living without leaving the west end.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

What Schools and Amenities Are Near Monahan Landing?

Monahan Landing falls within Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments serving Kanata South — confirm exact assignments directly with the boards. The community is close to Kanata’s established shopping along Eagleson Road and Robertson Road, and OC Transpo service connects the area toward the Kanata Transitway. The National Capital Commission’s Greenbelt borders the community directly, and the Rideau Trail Association maintains the broader trail network residents access from their doorstep.

Monahan Landing sits just south of Bridlewood, between Eagleson Road and Old Richmond Road and north of Hope Side Road, across from the NCC’s Stony Swamp conservation area and its 2,000 hectares of wetland and woodland. The community extends Meadowbreeze Park to the south, and recent listings have included homes on Meadowbreeze Drive and Coldwater Crescent. Schools serving the neighbouring Emerald Meadows area include Roch Carrier Elementary School, A.Y. Jackson Secondary School and Holy Trinity Catholic High School. Confirm the designated school for a specific Monahan Landing address with the board.

What Is It Like to Live Next to Stony Swamp and the Greenbelt?

Monahan Landing’s biggest selling point is what’s across the street: Stony Swamp, part of the National Capital Greenbelt managed by the National Capital Commission. It’s roughly 2,000 hectares of wetland and woodland, with walking and ski trails that connect to the Rideau Trail.

For buyers, that has a few practical effects. Homes facing or backing onto the green space have no one building behind them. The Greenbelt is federally managed land set aside for conservation and recreation, not a development parcel waiting its turn. That privacy is the main reason those homes sell at a premium over interior streets, and why I price them separately.

Living next to protected land also means living with it. Expect more wildlife, more mosquitoes in early summer, and snow that drifts across open edges in winter. None of that is a reason not to buy, but it’s worth visiting a street you like at different times of year before you commit.

Monahan Landing is also now effectively a resale-only community. Glenview Homes launched it in 2012, Mattamy Homes built here as well, and new-home sales have since sold out. The earliest homes are now past the seven-year window for Tarion major structural defect coverage, so a thorough inspection matters more on those than on a brand-new build.

When I walk a Monahan Landing townhome with a buyer, I check the attic insulation and ventilation, the grading and drainage toward the rear yard (especially on lots backing onto low-lying green space), the sump pump if there is one, and the age of the furnace and air conditioner. Most of these homes are still in their first cycle of mechanical replacements, and knowing where each one sits helps you plan your first few years of ownership.

For sellers, the trail and Greenbelt access is the story to lead with. Buyers searching this part of Kanata South are usually looking for exactly that, and a listing that shows the walk from the front door to the trailhead does more than one more photo of the kitchen.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

What Do Homes for Sale in Monahan Landing Cost?

Market snapshot, October 2026: MLS® area 9010 (Emerald Meadows/Trailwest), the resale area Monahan Landing falls within, had 110 active for-sale listings on the MLS® System when this page was last updated. Detached homes (32 listings) were asking between $729,900 and $1,215,000, with a median asking price of about $865,000. Townhomes (62 listings) were asking between $315,000 and $689,900, with a median of about $599,900. These are asking prices from the live listing feed, not sold prices. For what homes have actually sold for on a specific street, I pull recent sold comparables directly.

As newer inventory, Monahan Landing’s resale pricing tends to track with other post-2012 Kanata South construction, with homes directly facing the Rideau Trail or backing onto green space often commanding a premium over interior-street comparables. The Ottawa Real Estate Board publishes monthly resale statistics for the broader Kanata market; for a valuation specific to a Monahan Landing street, I pull current sold comparables directly, accounting for trail proximity, which meaningfully affects value in this community. See what your home is worth to start that process.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

How Can Jason Help You Buy or Sell in Monahan Landing?

Because Monahan Landing’s housing stock is still relatively new, the inspection conversation here is less about aging mechanicals and more about confirming builder-grade finishes and any outstanding Tarion new home warranty coverage on the original build. My background in construction and electrical trades means I walk these homes the same way an inspector will, checking that upgrades and finishes match what was represented at purchase.

For buyers coordinating a sale elsewhere in Ottawa to fund a purchase here, I manage that timing so you’re not carrying two mortgages — see buying and selling at the same time. Sellers can review exactly what comes off the top at closing on my cost of selling page, and I offer a 1% listing commission on the final sold price. Buyers should also factor Ontario’s land transfer tax and review current requirements through CMHC before setting a budget.

For the wider community context, see Emerald Meadows & Trailwest, and for the full Kanata picture, start at the Kanata real estate guide.

Frequently Asked Questions About Monahan Landing

Its location is directly across from the Rideau Trail system, with access to over 100 kilometres of pathways, including a stretch of the Trans Canada Trail, in a Kanata South community developed since 2012 by Glenview Homes and Mattamy Homes.

It’s grouped with them as one broad resale area on the MLS® System, reflecting its location in the same southwest Kanata corridor, though Monahan Landing is newer construction and specifically trail-adjacent.

Yes — the Rideau Trail and the National Capital Commission’s Greenbelt both border the community, giving direct access to hiking, biking, and cross-country skiing without a drive to a trailhead.

Trail proximity and lot position affect value in this community, so an automated online estimate isn’t reliable — see what your home is worth for a comparative market analysis using current sold comparables.

Glenview Homes launched Monahan Landing in 2012, and Mattamy Homes also built here. New-home sales have since sold out, so homes for sale in Monahan Landing today are resales.

Stony Swamp is part of the National Capital Greenbelt, managed by the National Capital Commission for conservation and recreation. It isn’t a development parcel, which is a big part of why homes backing onto it sell at a premium.

The community sits across from Stony Swamp, whose trails connect to the Rideau Trail. That gives residents access to more than 100 kilometres of pathways, including a stretch of the Trans Canada Trail.
