Kanata REAL ESTATE

Emerald Meadows & Trailwest Homes for Sale

Emerald Meadows and Trailwest sit in southwest Kanata, and together they’re the newest large-scale family communities in the area — most homes here were built after 2016, which means buyers get modern layouts, energy-efficient construction, and open-concept floor plans without paying pre-construction prices. If you want a Kanata address with move-in-ready systems and a community still growing into its parks and schools, this is the pocket to know.

By Jason Polonski, REALTOR® with Right at Home Realty in Kanata, with 15+ years of helping hundreds of buyers and sellers across Ottawa. Last updated October 2026.

Emerald Meadows and Trailwest homes for sale in Kanata South

What Are Emerald Meadows and Trailwest Like?

Emerald Meadows and Trailwest are often treated as one continuous area by REALTORS® and buyers alike — they share the same builders, the same era of construction, and the same stretch of southwest Kanata bounded roughly by Terry Fox Drive, Fernbank Road, and the Trans Canada Trail corridor. Development began in the early-to-mid 2010s and has continued in phases since, which is why you’ll find pockets that feel fully established next to newer streets still finishing landscaping.

The housing stock leans heavily toward detached two-storey singles and modern townhomes, with a smaller share of condo and stacked-townhome product closer to Kanata Centrum. Builders including Minto, Cardel, and Richcraft have all had phases through this area, so architectural style is fairly consistent — brick-and-siding exteriors, attached garages, and finished or finish-ready basements are the norm rather than the exception. Homes built within the last several years may still carry an active Tarion new home warranty, which is worth confirming before a resale purchase — a home inspector or your REALTOR® can help you check remaining coverage.

Who Are Emerald Meadows and Trailwest Best For?

This is a strong fit for growing families who want more square footage than they’d get in older Kanata for a comparable price, and for move-up buyers coming from a starter townhome elsewhere in the city who want a detached home with a modern floor plan. It also appeals to buyers relocating for Kanata’s tech sector who want turnkey construction rather than a renovation project — newer wiring, newer mechanicals, and fewer surprises at inspection.

It’s a less natural fit for buyers chasing mature tree canopy or character architecture; for that, established pockets like Beaverbrook or Kanata Lakes are closer to what you’re picturing.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

What Schools and Amenities Are Near Emerald Meadows and Trailwest?

Families in Emerald Meadows and Trailwest are zoned into the Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments serving southwest Kanata, with both English and French Immersion options available through the OCDSB — confirm current boundaries with the boards directly, as catchments shift as the area continues to grow.

For daily errands, residents lean on Kanata Centrum a short drive northeast, one of the largest big-box retail hubs in the west end. OC Transpo service runs through the area with connections toward the Kanata Transitway and, further out, the O-Train network. Terry Fox Drive gives quick access to Highway 417, making the downtown commute manageable for the tech workers and public servants who make up a large share of the local buyer pool.

Outdoor access is a genuine draw here: the Trans Canada Trail corridor runs along the community’s edge, giving residents a direct multi-use pathway connection without needing to drive to a trailhead, and the City of Ottawa maintains several neighbourhood parks throughout both communities.

Schools that serve Emerald Meadows include Roch Carrier Elementary School (JK to Grade 6), A.Y. Jackson Secondary School (Grades 9 to 12) and, for Catholic families, Holy Trinity Catholic High School (Grades 7 to 12). The area has been built out by several builders, including Claridge, Cardel, Urbandale, Minto, Monarch, Mattamy, Valecraft and Tartan. Recent listings here have included homes on Emerald Meadows Drive, Fairline Row, Locomotion Lane, Livery Street and Pictou Crescent. Boundaries shift as new phases open, so confirm the designated school for a specific address with the board before you buy.

Should You Buy a Freehold or Condo Townhome in Emerald Meadows and Trailwest?

Townhomes make up more than half of the homes for sale in Emerald Meadows and Trailwest, so for most buyers here the real decision isn’t which street. It’s which kind of ownership. Two townhomes that look identical from the curb can come with very different monthly costs and rules.

A freehold townhome means you own the unit and the land under it, with no monthly fee. You look after your own roof, driveway, snow and landscaping. Many of the newer townhome rows in this area sit on roads with “Private” in the name. Pilot Private, Visor Private and Jatoba Private have all appeared in recent listings. These are usually condominium or common-element roads, where owners share the cost of snow clearing, paving and upkeep through a monthly fee.

Neither option is better, but the fee changes what you can afford. Lenders include condominium fees when they work out how much mortgage you qualify for, so a $150 or $250 monthly fee reduces your maximum purchase price. CMHC publishes the qualifying guidelines lenders follow.

For a condominium or common-element townhome, your agreement should be conditional on your lawyer reviewing the status certificate. Under Ontario’s Condominium Act, it discloses the monthly fee, the reserve fund, any special assessments and any legal action against the corporation. A thin reserve fund is the single biggest warning sign in a newer townhome community.

For a freehold townhome, find out how much of the builder’s Tarion warranty is left. Coverage for major structural defects runs seven years from the first owner’s possession date and transfers automatically to later owners, so a townhome built in the last few years may still be covered.

On any shared-wall home, I spend extra time on the areas where builder shortcuts tend to show: attic insulation and air sealing along the party wall, grading and downspouts between units, and the electrical panel. That comes from my years in construction and the electrical trades, and it’s the kind of detail a listing photo never shows.

If you already own a townhome here and are moving up to a detached home, the gap between the two prices is the number to plan around. My job is to help you time the sale and the purchase so you’re not carrying two homes at once.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Is There New Construction in Trailwest?

Yes. Mattamy Homes is preparing a new release in Trailwest, Kanata South, with 147 village homes and rear-lane townhomes and a launch expected in November 2026, according to All Things Home’s list of upcoming Ottawa developments. That means buyers in this part of Kanata South will soon be able to choose between brand-new homes and the resale homes built in Emerald Meadows and Trailwest over the past decade.

What are village homes and rear-lane townhomes?

Village homes are typically compact detached homes on narrower lots, designed to offer a detached home at a lower price than a traditional single. Rear-lane townhomes have their garages at the back, accessed by a lane, so the front of the home faces the street or a walkway without driveways interrupting it. Rear-lane designs create attractive streetscapes and more on-street feel, but they usually mean smaller backyards, a garage that may be detached or across a small yard, and lane maintenance arrangements you should understand before buying.

Jason’s background in the construction trades is useful when comparing these formats with a traditional townhome. He looks at where the electrical panel and mechanical systems sit, how snow is cleared from the lane, how garbage collection works and whether the garage has power and space for an EV charger.

New Trailwest home or resale?

If you are deciding between a new Mattamy home and a resale in Emerald Meadows or Trailwest, compare:

  • Timing: a resale closes on a fixed date; a new release will have tentative closing dates under the Tarion Addendum.
  • What’s included: resale homes often come with fences, landscaping, window coverings and finished basements already in place.
  • Warranty and HST relief: new homes carry a full Tarion warranty, and for agreements signed between April 1, 2026 and March 31, 2027, qualifying new homes bought as a primary residence may be eligible for up to $130,000 in HST relief under Ontario’s program.

Note that Trailwest is different from Trail View, Metric Homes’ semi-custom community on Abbott Street East. See the Trail View guide and Jason’s Kanata new homes guide for other Kanata South projects. If you plan to visit Mattamy’s sales centre, register your agent before your first visit, as explained in Do You Need a Realtor for New Construction?

What Do Homes for Sale in Emerald Meadows and Trailwest Cost?

Market snapshot, October 2026: MLS® area 9010, which covers Emerald Meadows and Trailwest, had 110 active for-sale listings on the MLS® System when this page was last updated. Detached homes (32 listings) were asking between $729,900 and $1,215,000, with a median asking price of about $865,000. Townhomes (62 listings) were asking between $315,000 and $689,900, with a median of about $599,900. These are asking prices from the live listing feed, not sold prices. For what homes have actually sold for on a specific street, I pull recent sold comparables directly.

Because this is newer construction, resale activity in Emerald Meadows and Trailwest tends to move with Kanata’s broader detached and townhome segments rather than tracking a distinct micro-market. Pricing here generally sits in line with — and in some pockets slightly above — other Kanata South communities, reflecting the newer build years. For current pricing, days-on-market, and sold comparables specific to this pocket, the Ottawa Real Estate Board publishes monthly resale statistics, and I can pull recent, verified comparable sales for any street in the community directly from the MLS® System — see what your home is worth for a no-obligation walkthrough of that process.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

How Can Jason Help You Buy or Sell in Emerald Meadows and Trailwest?

I work with a lot of move-up buyers heading into newer Kanata communities like this one, and the sequencing question — sell first or buy first — comes up on almost every deal. My background is in construction and electrical trades before real estate, so when I walk a resale home in Emerald Meadows or Trailwest with a client, I’m looking at the same things a home inspector will flag before they do: panel capacity, rough grading around the foundation, and whether “finished basement” actually means permitted and code-compliant.

If you’re selling an existing home to buy in this community — or selling here to move up elsewhere in Kanata — I coordinate the timing so you’re not carrying two mortgages or scrambling for a bridge. You can see how that process works on my buying and selling at the same time page, and if you’re the one selling a home to move here, my cost of selling guide breaks down what actually comes off the top at closing. Buyers relocating from outside Ontario should also budget for Ontario’s land transfer tax and factor current lending requirements — CMHC publishes up-to-date guidance on mortgage insurance and the stress test that’s worth reviewing before you set a budget for this community.

Recent population growth in Kanata and southwest Ottawa is well documented in Statistics Canada’s census data, which helps explain why builder activity in this pocket has stayed steady for close to a decade.

For a wider look at the rest of Kanata, including neighbouring communities and the newer builder-direct pockets going up right now, start at the Kanata real estate guide.
