Weavers Way, Almonte: Minto New-Home Guide

Weavers Way is Minto Communities’ new-home neighbourhood in Almonte, built off Old Almonte Road, with single-family homes, bungalows and executive townhomes about a kilometre from downtown Almonte. It suits families, downsizers and first-time buyers who want a brand-new house within walking or biking distance of Mill Street and about 20 minutes from Kanata.

This guide covers what Weavers Way offers, the home types and phases, what’s nearby, and what to check before you sign a builder agreement. Builder details change quickly, so treat the specifics below as a snapshot from fall 2026 and confirm current availability, pricing and incentives before you visit.

Home Types at Weavers Way

Single-family homes

Minto’s site plan shows detached homes on lots of about 30, 36 and 43 feet wide, with many on deeper-than-usual lots. Two-storey models range from three-bedroom family homes to larger layouts with up to six bedrooms. Some plans offer multi-generational options, such as a main-floor suite or a finished lower level, which suit families sharing a home with parents or adult children.

Bungalows

Bungalows with a main-floor primary bedroom are a big part of the appeal for downsizers. Almonte has a strong downsizer market thanks to its walkable downtown and its hospital, and a new bungalow avoids the stairs, older systems and upkeep that come with many of the town’s resale homes.

Executive and avenue townhomes

The executive townhomes are two-storey homes with three to six bedrooms, and some include finished basements or guest-suite options. Avenue townhomes are the more compact option. Townhomes are usually the entry point for first-time buyers and for move-down buyers who want low maintenance without a condo fee.

What Do Homes at Weavers Way Cost?

Pricing changes with each release, and incentives can shift the real number. As of September 2026, published starting prices were in the high $400,000s for townhomes and the mid-$600,000s for single-family homes. Larger models, premium lots and upgrades push prices higher.

Before you compare those numbers with resale homes, remember the extra costs that come with a new build, such as development charge adjustments, utility connections and landscaping. Our guide to new build closing costs in Ontario breaks them down. HST relief for new homes also changed in 2025 and 2026; confirm what you qualify for with your lawyer and the Canada Revenue Agency before relying on it.

Location: Living at Weavers Way

One of Weavers Way’s biggest advantages is how close it is to downtown Almonte. Minto’s site plan puts downtown at under a kilometre away, which means Mill Street’s shops, restaurants and the Mississippi River are within walking or cycling distance for many homes. That’s unusual for a new subdivision, which typically sits on the far edge of town.

Parks and trails

The site plan includes a central park, a neighbourhood park, a multi-use pathway and a riverfront trail, with additional parks planned in future phases. From Almonte, residents can also reach the Almonte Riverwalk and the Ottawa Valley Recreational Trail, which Lanark County maintains as a year-round multi-use corridor.

Schools

Weavers Way is served by the Upper Canada District School Board and the Catholic District School Board of Eastern Ontario. Almonte has two public elementary schools, a Catholic elementary school and Almonte and District High School. Boundaries can change as new neighbourhoods fill in, so confirm the designated schools for your lot with each board.

Commute

Minto’s site plan lists Kanata at about 20 minutes and downtown Ottawa at about 45 minutes, with Carleton Place and Highway 7 roughly 15 minutes away. Those are best-case times. Our Almonte to Ottawa commute guide covers rush-hour reality, winter driving and the lack of OC Transpo service.

Resale and Long-Term Value

A new home in a growing community has a few things working in its favour at resale: modern systems, an energy-efficient envelope, the balance of the Tarion warranty in the early years, and floor plans that suit how people live now. Weavers Way also has the advantage of being close to downtown Almonte, which buyers value.

The trade-off is competition. While Minto and other builders are still releasing new homes nearby, a resale in the same community competes with brand-new inventory and builder incentives. Owners who sell in the first few years often need to price carefully against what the builder is offering that month. Over time, as the community fills in and landscaping matures, that pressure eases.

If you’re buying with a five- to ten-year horizon, choose your lot and model with resale in mind: a sensible layout, a lot that isn’t backing onto a busy road or future commercial land, and upgrades that buyers actually pay for, such as kitchens, flooring and a finished basement, rather than highly personal choices. Our guide to renovations with the best return applies to upgrade choices as well.

Weavers Way vs Other New Homes in Almonte

Weavers Way isn’t the only new-home option in town. eQ Homes launched Mill Run near the Mississippi River in October 2026, with bungalows, bungalow townhomes, two-storey homes and townhomes. Smaller builders and custom builds on rural lots round out the market. Our overview of new homes in Almonte compares the options.

If you’re weighing new against resale, Almonte’s resale stock includes heritage homes near the downtown and established subdivisions on municipal services. Browse current Almonte homes for sale to compare.

Before You Sign: What to Check at Weavers Way

  1. Your lot, not just the model. Walk the actual lot. Check its width and depth, grading, which way it faces, and what’s planned beside and behind it. The site plan shows parks, pathways, a future storm pond and areas marked for future development.
  2. Standard features versus upgrades. Model homes are almost always upgraded. Get the standard features list in writing and price the upgrades you actually want.
  3. The agreement. Have a real estate lawyer review the builder agreement before it becomes firm, especially closing-date provisions, price adjustments and what’s included in the price. Our guide to builder purchase agreements in Ontario explains the key clauses.
  4. The builder’s licence and warranty. New homes in Ontario carry statutory warranty coverage through Tarion, and builders are licensed by the Home Construction Regulatory Authority.
  5. Deposits and timing. Know your deposit schedule and the earliest and latest possible closing dates. New-build closing delays happen, so plan the sale of your current home around them.

Our checklist of questions to ask a new home builder covers more.

Bring Your Own Agent to Weavers Way

The sales team in a Minto model home works for Minto. A buyer’s agent works for you, and in most new-build purchases the builder pays the agent’s commission, so representation usually costs you nothing directly. Builders generally only recognize an agent who is registered with you from your first visit, so bring Jason to your first appointment or tell the sales centre you’re represented before you register.

Selling in Ottawa to Buy at Weavers Way

Most Weavers Way buyers already own a home, often in Kanata or Stittsville. A new build’s long timeline makes the sale harder to time: sell too early and you need somewhere to live until closing; sell too late and you could carry two homes. Jason’s guide to selling while buying a new build and his buy and sell coordination service map out the timing, and bridge financing can cover a short overlap.

When your home is ready, use our new home PDI checklist for the pre-delivery inspection, and track your Tarion warranty deadlines after you move in.

If Weavers Way is not the right fit, Almonte has other options, from century homes in the heritage district to rural property in Mississippi Mills. You can also see how Almonte compares with Carp and Stittsville, or, if you already own here, what your Almonte home is worth. Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.
