Houses for Sale in Almonte: What’s on the Market

Almonte’s inventory is small compared with Kanata or Stittsville, so the mix on any given week can swing quite a bit. Over a typical year, you’ll see listings fall into four groups.

Heritage and century homes

Most of these sit within walking distance of Mill Street and the river. Expect high ceilings, original trim, deep lots and plenty of character, along with the realities of an older house: older wiring, plaster walls, stone or rubble foundations and past renovations of varying quality. Some are inside the downtown Heritage Conservation District, which affects what you can change on the exterior. Our guide to buying a heritage home in Almonte covers what to check.

Established subdivisions

Homes built from the 1970s through the 2010s make up much of Almonte’s resale stock. Detached two-storeys, side-splits and bungalows on municipal services are common. They tend to appeal to families and move-up buyers who want more space than a similar budget buys closer to Ottawa.

New construction

Several builders are active in Almonte, including Minto at Weavers Way on Old Almonte Road and eQ Homes at Mill Run, which launched in fall 2026. Builder inventory and resales from earlier phases both appear on the market. See new homes in Almonte for a closer look.

Rural property in Ramsay and Pakenham

Outside the town, Mississippi Mills real estate shifts to country homes, hobby farms, waterfront and vacant land. These properties run on private wells and septic, and they often involve zoning, flood-plain or severance questions that in-town homes don’t. Read our guide to rural property in Mississippi Mills before you book showings.

New to the area? Our Almonte, Ontario community guide covers schools, healthcare, trails and daily life in town.

What to Look for When Viewing Almonte Homes

A few things are worth checking on almost every Almonte showing, whatever the age of the house:

  • Drainage and grading. Much of the town slopes toward the river. Look at where downspouts discharge and whether the ground slopes away from the foundation.
  • The basement. Older homes often have damp or low basements. Look for staining, efflorescence on walls and the smell of moisture.
  • Electrical panel and wiring. Note the panel type and age, and ask whether any older wiring remains in an older home.
  • Heating and water heater. Ask the age of the furnace, heat pump or boiler and whether the water heater is owned or rented.
  • Lot and outlook. Check what’s behind and beside the property, especially near land that could be developed.
  • Street and parking. Some streets near the downtown have limited parking and steep driveways, which matter in winter.

None of these replace a home inspection, but they help you decide which homes are worth a second visit.

Sell Your Ottawa Home for Just 1% Listing Commission
Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Listings in Pakenham, Appleton and the Surrounding Countryside

Buyers searching Almonte often widen their search to the rest of Mississippi Mills. Pakenham, about 15 minutes north, offers a smaller village setting near the Pakenham Hills and the Mississippi River. Appleton, Clayton, Blakeney and the former Ramsay Township offer country homes and acreages within a short drive of Almonte’s services.

These listings appear under Mississippi Mills on the MLS® System and often trade at different values from in-town homes because lot size, servicing and outbuildings vary so much. If you’re open to a rural address, tell Jason your must-haves, such as acreage, a shop or a specific school, and he’ll set up alerts across the whole municipality rather than Almonte alone.

How Almonte Prices Compare to Ottawa’s West End

Almonte has historically offered more house for the money than Kanata or Stittsville, but the gap has narrowed as more buyers have discovered the town. Price depends heavily on which of the four groups above a home falls into, so averages across the whole town can be misleading.

The Ottawa Real Estate Board publishes board-wide market trends each month. For a specific property, the right number comes from recent comparable sales in the same part of Almonte with the same type of home. That’s the analysis Jason prepares before any offer. If you already own in Almonte, our guide to what your Almonte home is worth explains how local homes are priced. If you own a home in Ottawa and want to know what it would fund here, start with a free home evaluation.

Get Cash Back When You Buy a Home in Ottawa
Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Buying in a Small Market: How Offers Work in Almonte

Small markets behave differently from large ones. A few points worth knowing:

  • Good listings move quickly. With fewer homes for sale at any time, a well-priced house in a popular part of town can draw several buyers in its first week. Have your mortgage pre-approval in hand before you start viewing.
  • Comparables are thinner. There may be only a handful of truly similar sales in the past six months. That makes local knowledge and careful adjustments more important when you decide what to offer.
  • Conditions still matter. Even in a competitive situation, a home inspection condition is worth protecting on an older or rural property. A failed septic system or an undisclosed wiring problem can cost far more than a missed bidding war.
  • Your sale and purchase need to line up. Many Almonte buyers are selling a home in Kanata, Stittsville or elsewhere in Ottawa. Coordinating closing dates is often the hardest part of the move.

Buying an Almonte Home: Costs to Budget For

Almonte purchases close under the same provincial rules as anywhere else in Ontario. Budget for:

  • Ontario land transfer tax. Almonte buyers pay the provincial land transfer tax only, with a rebate available for eligible first-time buyers. Our land transfer tax calculator estimates the amount.
  • Legal fees, title insurance and adjustments. Our guide to closing costs in Ontario walks through each item.
  • Inspections. A general home inspection, plus well water testing and a septic inspection on rural properties. Older homes may also warrant an electrical review or a WETT inspection for a wood stove.
  • Mortgage insurance if your down payment is below 20%. CMHC explains how it works.

Property taxes are set by the Town of Mississippi Mills, Lanark County and the province, so ask for the most recent tax bill on any home you’re seriously considering. Assessed values come from MPAC.

In-Town vs Rural: Services and Utilities

One of the first things to confirm on any Almonte listing is how the home is serviced.

  • Inside the town’s urban area, most homes are on municipal water and sewer. You pay water and wastewater charges to the municipality.
  • In the surrounding countryside, expect a drilled or dug well and a private septic system. Since October 2022, septic permits in Mississippi Mills have been handled by the Mississippi Valley Conservation Authority, and private well water can be tested for bacteria through the Leeds, Grenville and Lanark District Health Unit.

Internet options also vary by road outside town. Confirm availability with providers at the specific address before you firm up.

Schools Near Almonte Listings

Almonte is served by the Upper Canada District School Board and the Catholic District School Board of Eastern Ontario. In-town elementary options include R. Tait McKenzie Public School, Naismith Memorial Public School and Holy Name of Mary Catholic School, with Almonte and District High School for the secondary grades. Rural addresses may be bused to different schools, so check the assigned school for each listing with the board.

Selling a Home to Buy in Almonte

If you’re moving up or downsizing to Almonte from somewhere else in Ottawa, the order of operations matters. Buy first and you risk carrying two homes. Sell first and you risk having nowhere to go on closing day. The right answer depends on your equity, your lender and how competitive the Almonte homes you’re targeting are.

Jason’s buy and sell coordination service is built around exactly this problem, and bridge financing can close a short gap between two closings. If you’re selling, his 1% Listing Commission (charged on the final sale price) can leave more of your equity available for the purchase. See how the low-commission model works.

Before you book showings, it helps to know how daily life works here. Our guide to commuting from Almonte to Ottawa covers drive times to Kanata and downtown, what there is to do in Almonte gives a feel for weekends in town, and how Almonte compares with Carp and Stittsville helps if you are still choosing between areas. When you are ready to see homes, Jason works as your local Almonte REALTOR®.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

I highly recommend Jason Polonski, a realtor in Kanata, Ottawa. He truly went above and beyond for me. During a long weekend, he called me and, within just two hours, had an offer to purchase prepared and sent so I could secure the home I had found and fallen in love with. Jason was professional, efficient, knowledgeable, and incredibly pleasant to work with. His rates are very reasonable, and his dedication to his clients is outstanding. If you’re looking for fast, reliable, and friendly service, I would absolutely recommend contacting him.❤️
