New homes in Almonte are being built by Minto at Weavers Way, on Old Almonte Road, and by eQ Homes at Mill Run, near the Mississippi River, with options ranging from bungalows and townhomes to large single-family homes. Both communities target first-time buyers, growing families and downsizers who want a new house in a small town about 20 minutes from Kanata.
Almonte has grown steadily. According to Statistics Canada’s 2021 Census, the population of Mississippi Mills grew from about 13,100 in 2016 to about 14,700 in 2021, and much of that growth has come from new subdivisions on the edges of town. This guide covers the active communities, what makes buying new in Almonte different from buying in Ottawa, and how to protect yourself in a builder contract.
Builder inventory and phases change quickly. The details below reflect what the builders were publishing in fall 2026; confirm current availability with each builder or with Jason before you visit.
Weavers Way is Minto Communities’ first project in Almonte, announced in May 2024. Our Weavers Way guide covers the community in detail. The site covers about 33 hectares between Old Almonte Road and Appleton Side Road, with more than 200 homes planned.
Ottawa-based eQ Homes introduced Mill Run, its new Almonte community, with a grand opening in October 2026. The community is near the Mississippi River, with Mill Run Park beside it and downtown Almonte a short drive away.
The Town of Mississippi Mills has also held public meetings on a proposed extension to the Mill Run area, so more phases may follow. Planning applications and notices are posted on the municipal website.
Not every new home in Almonte comes from a large builder. Smaller local builders take on infill lots and small subdivisions, and rural lots in the surrounding Mississippi Mills countryside are sometimes sold for custom builds. Building on rural land brings its own steps: septic approval, well drilling, permits and sometimes a severance. Our guide to building a home on rural land covers the process, and rural property in Mississippi Mills explains the local approvals.
For schools, amenities and daily life beyond the new subdivisions, see our Almonte, Ontario community guide.
New construction in Almonte appeals for a few clear reasons:
The trade-off is time and uncertainty. You may wait a year or more for closing, the neighbourhood around you will be under construction for a while, and you won’t have mature trees or established landscaping.
New subdivisions in Almonte sit on the edges of town, so daily life looks a little different from living near Mill Street. Most residents drive downtown for errands, though walking and cycling connections improve as each community builds out. Expect ongoing construction traffic for the first few years, parks and landscaping that take time to mature, and a neighbourhood that fills in phase by phase.
On the plus side, new communities attract a mix of young families, downsizers and buyers relocating from Ottawa, which tends to create a social, welcoming street. Homes are on municipal water and sewer, so you avoid the well and septic questions that come with rural property.
Before you visit a model home, decide your budget, must-have features and target closing window. Bring your agent on the first visit, or register them with the builder in advance. Ask for the current price list, standard features list, site plan and a sample agreement to take home. Look at the actual lot, not just the model. Grading, orientation and what’s planned next door can matter more than an upgraded kitchen. Finally, ask how many homes remain in the phase and what incentives currently apply. Incentives change often and are easier to negotiate before you sign.
If you’re torn between new and resale, consider how each fits your timeline and priorities:
Browse current Almonte homes for sale to compare resale options side by side with new builds.
A builder agreement is a long, builder-drafted contract. Before you sign:
Our checklist of questions to ask a new home builder covers more of these points.
New homes in Ontario are subject to HST, and the price you see from a builder usually assumes you qualify for the federal and Ontario new housing rebates, which are assigned to the builder. Federal and provincial governments introduced additional HST relief for new homes in 2025 and 2026, particularly for first-time buyers. Builders are advertising some of these programs, but eligibility rules are specific and have been changing.
Confirm what you qualify for with your lawyer and with the Canada Revenue Agency’s GST/HST new housing rebate information before you rely on any rebate in your budget. Our GST/HST new home rebate guide explains how the rebates work. Jason is a REALTOR®, not a tax advisor, so treat this as a starting point and verify the current rules.
You don’t have to use a realtor to buy from a builder, but it usually costs you nothing to have one, and the sales staff in a builder’s model home work for the builder. A buyer’s agent can help you compare communities, negotiate incentives and upgrades, and review the agreement before your lawyer does.
Read more in do you need a realtor for new construction and our guide to negotiating with new home builders. Many builders only recognize a buyer’s agent if the agent is registered with you on your first visit, so bring Jason or let the builder know you’re represented from the start.
The long timeline on a new build creates a timing puzzle if you also own a home. Sell too early and you’ll need somewhere to live until closing; sell too late and you risk carrying two homes. Jason’s buy and sell coordination service maps out the timing, and bridge financing can cover a short overlap.
When your home is finally ready, use our new home PDI checklist for the pre-delivery inspection, and log anything missed through your Tarion warranty timelines.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Jason recently helped me and my family find a home and we were extremely happy with our experience. He did everything he could to secure us the best property, was always readily available and had a lot of knowledge on the house buying process. My family would highly recommend him.
Jason has represented buyers at new-home communities across Ottawa’s west end, and he brings the same approach to Almonte: register with the builder from your first visit, compare the true cost of each community including closing adjustments, negotiate incentives before you sign, and use his trades background at the pre-delivery inspection to catch problems while the builder still has to fix them.
Jason Polonski is a REALTOR® with Right at Home Realty, based in Kanata, about 25 minutes from Almonte. With more than 15 years in Ottawa-area real estate and hundreds of buyers and sellers helped, he represents buyers at new-home communities across Ottawa’s west end and beyond.
His construction and electrical trades background, including a technical diploma in construction electricity, makes him a practical second set of eyes at the PDI and on the build itself. He also holds a Bachelor of Commerce from Concordia University with a double major in Marketing and Finance, which helps when comparing builder incentives and total costs. To plan a new-home purchase in Almonte, visit our new construction realtor page, read Jason’s client reviews, or call or text (613) 601-9333.
