Almonte suits buyers who want a historic small town with its own hospital and walkable downtown, Carp suits buyers who want rural space and acreage while staying inside the City of Ottawa, and Stittsville suits buyers who want a newer suburban home with transit, shopping and the shortest commute. All three sit within about 30 minutes of Kanata, and many west-end buyers end up comparing them.
The right choice comes down to how you weigh commute, space, character and services. This guide compares the three on the factors that matter most to buyers.
This is the difference people overlook most often.
Carp and Stittsville are part of the City of Ottawa. Property taxes, permits, garbage collection, zoning and most services come from the City of Ottawa.
Almonte is not. It’s a ward of the Town of Mississippi Mills in Lanark County. Taxes, building permits, planning, and septic approvals (through the Mississippi Valley Conservation Authority) all follow different processes from Ottawa’s. Severance applications go to the County of Lanark’s Land Division Committee rather than Ottawa’s Committee of Adjustment.
That doesn’t make one better than another, but it does mean you should compare actual tax bills and service levels on the specific homes you’re considering, rather than assuming.
Stittsville has the easiest commute of the three. Highway 417 runs along its northern edge, Highway 7 joins nearby, and OC Transpo provides bus service, including connections to the Transitway.
Carp is close to Highway 417 via Carp Road, so drive times to Kanata and central Ottawa are reasonable, but transit is minimal and most residents drive everywhere.
Almonte is about 20 minutes from Kanata North via County Road 49 and March Road, and about 45 to 55 minutes from downtown Ottawa outside rush hour. There is no OC Transpo service. Our Almonte to Ottawa commute guide has the details, and you can compare it with commuting from Carp.
Verdict: If you commute downtown five days a week, Stittsville wins clearly. If you work in Kanata North, all three are workable, and Almonte’s drive is shorter than many people expect.
Heritage homes near the downtown, established subdivisions from the 1970s onward, new builder communities like Minto’s Weavers Way and eQ Homes’ Mill Run, and rural acreages in the surrounding Ramsay and Pakenham areas. See new homes in Almonte and our guide to buying a heritage home in Almonte.
Estate homes on one- to five-acre lots in subdivisions like Diamondview Estates and Hidden Lake, plus hobby farms, larger acreages and a smaller stock of village homes. Our guide to Carp estate subdivisions covers the main enclaves.
Mostly newer detached homes and townhomes in subdivisions built since the 1990s, with ongoing new construction in communities like Fernbank, plus older homes near the village core. See Stittsville neighbourhoods for a breakdown.
Verdict: Want character? Almonte. Want land? Carp. Want a newer, lower-maintenance home on a regular suburban lot? Stittsville.
Broadly, Stittsville and Carp have tended to command higher prices than Almonte for comparable homes, though the gap has narrowed as more buyers discover Almonte. Carp’s estate homes on acreage sit at the upper end, and Stittsville’s newer detached homes are priced like the rest of Ottawa’s suburban west end.
Because the housing stock differs so much between the three, town-wide averages aren’t a reliable comparison. The Ottawa Real Estate Board publishes board-wide trends each month. For a true comparison, look at recent sales of the same type of home in each community, which is exactly what Jason prepares for buyers weighing these areas. Already own in Almonte? See what your Almonte home is worth.
Stittsville and Carp are served by the Ottawa-Carleton District School Board and the Ottawa Catholic School Board, along with the two French-language boards. Stittsville has several schools within its neighbourhoods. Carp-area students often take a bus. See our guides to Stittsville schools and Carp schools.
Almonte is served by the Upper Canada District School Board and the Catholic District School Board of Eastern Ontario, with two public elementary schools, a Catholic elementary school and Almonte and District High School in town.
Verdict: All three have solid options. The real question is whether you want Ottawa boards or Upper Canada boards, and how much busing you’re comfortable with.
Stittsville homes are almost all on municipal water and sewer.
Carp homes are mostly on private wells and septic, especially in the estate subdivisions and on rural lots. Buyers need well water testing and septic inspections.
Almonte in-town homes are generally on municipal water and sewer. Rural Mississippi Mills properties are on wells and septic. See rural property in Mississippi Mills.
Verdict: If you don’t want to manage a well and septic system, Stittsville or in-town Almonte are the safer bets.
Carp and Stittsville properties are taxed by the City of Ottawa. Rural Ottawa properties outside the urban transit area pay a different transit levy than suburban homes, so tax bills in Carp and Stittsville can differ even for similar assessments.
Almonte properties are taxed by the Town of Mississippi Mills, Lanark County and the province. Compare actual recent tax bills on the homes you’re considering rather than assuming one area is cheaper.
On closing costs, all three are similar. Buyers pay the Ontario land transfer tax, with a rebate for eligible first-time buyers, and no additional municipal land transfer tax applies in Ottawa or Mississippi Mills. Rural purchases in Carp or Almonte usually add well water testing and a septic inspection to the inspection budget.
Almonte has a clear edge here: Almonte General Hospital, with an emergency department, is in town. Stittsville and Carp residents typically rely on the Queensway Carleton Hospital in Nepean or other Ottawa hospitals. For downsizers and retirees, this can be a deciding factor.
Almonte has the strongest sense of place: a walkable heritage downtown on the Mississippi River, independent shops and restaurants, an arts scene, the Riverwalk and the Mississippi Valley Textile Museum. It feels like a destination town because it is one.
Carp is quieter and more agricultural, with the Carp Fair, the Carp Farmers’ Market and the Diefenbunker, Canada’s Cold War Museum. Life revolves around space and nature, including the Carp Hills. Our guide to things to do in Carp covers the highlights.
Stittsville is a family suburb, with parks, sports fields, the Trans Canada Trail and shopping along Hazeldean Road and in nearby Kanata. Stittsville Main Street keeps some of the old village feel.
Each community holds value for different reasons. Stittsville benefits from steady demand from Ottawa families and its transit and highway access, which keeps its buyer pool deep. Carp’s value rests on land, privacy and estate-lot scarcity, so the buyer pool is narrower but motivated. Almonte’s value comes from character and its limited supply of heritage homes, combined with growing demand from Ottawa buyers looking for small-town living.
In all three, condition and location within the community matter more than the town name. A well-kept home on a good street will outperform a neglected one anywhere.

Many buyers comparing these three already own a home in Kanata or elsewhere in Ottawa’s west end. If you’re selling one home to buy in another community, the hardest part is usually the timing. Our guide to buy and sell coordination explains how to line up both sides, and a free home evaluation shows what your current home could put toward the next one.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Jason recently helped me and my family find a home and we were extremely happy with our experience. He did everything he could to secure us the best property, was always readily available and had a lot of knowledge on the house buying process. My family would highly recommend him.
Because Jason works across all three communities, he can show you comparable homes in Almonte, Carp and Stittsville side by side, point out the condition issues that matter most in each (heritage systems in Almonte, wells and septic in Carp, builder quality in Stittsville), and coordinate the sale of your current home so your move happens on one timeline.
Jason Polonski is a REALTOR® with Right at Home Realty, based in Kanata, close to all three communities. With more than 15 years in Ottawa-area real estate and hundreds of buyers and sellers helped, he works across the west end and the towns beyond it, and he regularly helps families decide between suburban, village and rural living.
His construction and electrical trades background is especially useful when the choice involves an older Almonte home or a Carp property on a well and septic, and his Bachelor of Commerce from Concordia University, with a double major in Marketing and Finance, helps him compare true costs across very different properties. To talk through which community fits your plans, visit Jason’s Almonte realtor page or call or text (613) 601-9333.
Almonte has generally offered more house for the money than Stittsville for comparable homes, though the gap has narrowed. Compare recent sales of the same home type in each area.
Stittsville borders Kanata. Carp is a short drive north and west via Carp Road. Almonte is about 20 minutes from Kanata North.
Yes. Both are in the City of Ottawa. Almonte is in the Town of Mississippi Mills, Lanark County.
Stittsville, thanks to Highway 417 access and OC Transpo service. Carp is next, and Almonte has the longest drive.
Many downsizers choose Almonte for its walkable downtown and hospital, or Stittsville for its newer bungalows and proximity to services. Carp suits those who still want land.
Most Carp-area homes do. In Almonte, in-town homes are generally on municipal services, while rural Mississippi Mills properties use wells and septic.
