Barrhaven vs Riverside South

By Jason Polonski, REALTOR® with Right at Home Realty · Last updated: October 2026

Barrhaven or Riverside South? Choose Barrhaven if you want the widest choice of homes and price points, full shopping and recreation on your doorstep, and an established community with every era of housing from 1968 to brand-new. Choose Riverside South if you want a smaller, newer community with O-Train access at Limebank station and quick access to the airport and the south-end employment areas. The two face each other across the Rideau River and are linked by the Vimy Memorial Bridge, so many buyers search both at once.

How Do Size and Feel Compare?

The biggest difference is scale. Barrhaven is roughly five times the size of Riverside South, a complete suburb with its own shopping districts, two city recreation centres, two city wards and neighbourhoods built over almost six decades. That size means more choice: more listings, more price points and more types of home at any given time.

Riverside South is younger and smaller. Its first homes were built in 1996 on what had been farmland, and it is still growing, with projections of roughly 24,900 residents by 2034. It feels quieter and more uniform, with newer streets and a community that is still filling in its commercial core. For a closer look, see the Riverside South neighbourhood guide.

How Does Housing Compare in Barrhaven and Riverside South?

Barrhaven offers every era of suburban home:

Riverside South is overwhelmingly late-1990s-and-newer townhomes, semi-detached and detached homes, with active new construction. It has few older homes, so there is less opportunity to buy a dated house on a larger lot and renovate.

What this means for buyers. A buyer who wants options, or a detached home at the lowest possible entry point, has more to choose from in Barrhaven. A buyer who specifically wants a newer home and prefers a smaller community will find Riverside South’s housing more consistent. Either way, newer is not maintenance-free. Jason’s construction and electrical background helps buyers read the condition of a 10- to 25-year-old home in either community, from original furnaces and roofs to builder warranty items under Tarion.

Which Is Better for Commuting, Barrhaven or Riverside South?

This is where Riverside South has a clear edge in 2026.

Riverside South gained rail service on January 6, 2025, when the O-Train Line 2 south extension opened with Limebank station as its terminus. Line 2 runs north to Bayview, connecting with Line 1 toward downtown, and riders can transfer at South Keys to O-Train Line 4, which runs to Ottawa International Airport.

Barrhaven relies on OC Transpo’s Southwest Transitway, a bus rapid transit corridor with stations at Longfields, Strandherd and Barrhaven Centre. A Barrhaven light rail extension is part of the City’s long-term Stage 3 plans but is not funded or under construction. The nearer-term improvement is the Greenbank Road realignment, which extends the Transitway south toward Half Moon Bay, with main construction scheduled for 2026 to 2028 (City of Ottawa project presentation).

By car, both are roughly 20 to 30 minutes from downtown off-peak. Barrhaven has quicker access to Highway 416, Kanata and the west end; Riverside South is closer to the airport, Findlay Creek and the south-end business parks. The Vimy Memorial Bridge, opened in July 2014 with car, bus and bike lanes, connects Strandherd Drive in Barrhaven to Earl Armstrong Road in Riverside South, so residents of either community regularly use the other’s amenities. Some Barrhaven East commuters drive or cycle across the bridge to catch the O-Train at Limebank.

Test the actual commute with the OC Transpo travel planner at the hour you will travel.

How Do Schools Compare in Barrhaven and Riverside South?

Both communities are served by the Ottawa-Carleton District School Board, the Ottawa Catholic School Board and two French-language boards, and both are growing faster than their schools.

  • Barrhaven has several established secondary schools, including John McCrae and Longfields-Davidson Heights (OCDSB) and Mother Teresa and St. Joseph (OCSB), plus the French Catholic École secondaire catholique Pierre-Savard. The province committed funding in December 2025 for a new OCDSB secondary school on Cambrian Road in Half Moon Bay.
  • Riverside South has elementary schools including Steve MacLean Public School and St. Jerome Catholic School. Construction began in December 2025 on a new French-language Catholic high school for the Conseil des écoles catholiques du Centre-Est, expected for the 2027–2028 school year.

Always confirm the catchment for a specific address with the board’s school locator. Barrhaven’s options are covered in Barrhaven schools.

How Do Shopping, Recreation and Lifestyle Compare?

Barrhaven is self-sufficient: Barrhaven Town Centre, Chapman Mills Marketplace with its cinema, Strandherd Crossing and the Costco at CitiGate, plus two major city recreation centres. The Walter Baker Sports Centre has two rinks, a pool complex and a library branch, and the Minto Recreation Complex adds two more pools and rinks. The Rideau River boardwalk at the Chapman Mills Conservation Area and an 18-hole golf course in Stonebridge round it out.

Riverside South has parks, trails and growing local retail, but residents still cross the Vimy Memorial Bridge to Barrhaven, or head north to South Keys, for bigger shopping trips. Its lifestyle is quieter and more residential, a draw for buyers who want to be away from big-box traffic.

Which Offers Better Value, Barrhaven or Riverside South?

The Ottawa Real Estate Board does not publish prices for individual neighbourhoods, so neither community has an official average. City-wide in September 2026, OREB’s townhouse benchmark was $546,500 (down 2.2% year over year) and its single-family benchmark was $705,100, essentially flat (OREB).

In practice:

  • Comparing similar homes of a similar age, the two communities trade in overlapping ranges. Rail access is a selling point for Riverside South; choice and amenities are Barrhaven’s.
  • For the lowest-cost detached homes, Barrhaven usually wins, because Old Barrhaven offers older homes that Riverside South simply doesn’t have.
  • For new construction, both have builder inventory, so compare all-in costs, including finished basements, landscaping and closing adjustments, not just base prices.

For a value on a specific home in either community, see What’s my home worth or the Barrhaven real estate market page.

Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

How Do Resale and Long-Term Value Compare?

Both communities benefit from Ottawa’s long-term growth in the south end. Riverside South’s O-Train connection is a durable advantage that buyers already price in. Barrhaven’s advantages are its size, its completeness and the transit and road projects underway: the Greenbank realignment and Transitway extension, and the province’s commitment to fund a Highway 416 interchange at Barnsdale Road.

The risk to watch in both is new-construction supply. When builders discount, nearby resales of a similar age feel it.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Which Is Right for You?

Barrhaven is usually the better fit if you: – Want the widest choice of homes and prices, including older detached homes on bigger lots – Want major shopping, recreation and services within minutes – Commute west to Kanata or use Highway 416 – Are moving up within the same community, where more inventory makes it easier to buy and sell

Riverside South is usually the better fit if you: – Want rail transit, with the O-Train at Limebank – Work near the airport, Findlay Creek or the south-end business parks – Prefer a smaller, quieter, newer community – Are comfortable crossing the bridge for bigger shopping trips

Still undecided? Many buyers search both, because the Vimy Memorial Bridge makes them practically next-door neighbours. Jason can set up a search across both and walk each with you. Budget for Ontario’s land transfer tax either way, and see current listings on Barrhaven homes for sale. Other comparisons: Kanata vs Barrhaven, Stittsville vs Barrhaven and Nepean vs Barrhaven.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
