MANOTICK REAL ESTATE

Manotick vs Riverside South: Which Is Right for You?

By Jason Polonski, REALTOR® with Right at Home Realty · Last updated: October 2026

Manotick suits buyers who want a historic river village, larger lots and more varied homes, and who are comfortable driving for most errands. Riverside South suits buyers who want a newer planned suburb with city services throughout, newer detached homes and townhomes, and O-Train access at Limebank station. Both sit on the Rideau River in Ottawa’s south end, a short drive apart.

Riverside South is just north of Manotick on the east side of the river, and the two often end up on the same shortlist. This guide compares them on homes, prices, servicing, schools, commute and lifestyle.

For each community on its own, see the Manotick village guide and our Riverside South guide.

Homes and Prices

Manotick’s housing is more varied. You can buy a century home near the mill, a bungalow on Long Island, an estate home on a wooded lot, a river property or a newer two-storey in Mahogany. Riverside South is newer and more uniform, built largely over the last few decades, with detached homes and townhomes on suburban lots.

Based on historical MLS® sales data, Manotick’s average sale price has stayed above $1 million every year since 2020. The Ottawa Real Estate Board doesn’t publish neighbourhood-level prices, so for any specific home, compare recent sales of similar homes in each area.

In general, Riverside South offers a lower entry point and more townhomes, while Manotick’s averages are pushed up by waterfront and estate homes. A newer detached home in Mahogany is often the closest like-for-like comparison with a Riverside South detached home.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Servicing, Maintenance and Running Costs

Riverside South homes are on city water and sewer. In Manotick, it depends on the area: Mahogany and much of the village core have central services, while estate and rural homes generally use a private well and septic. Our Manotick water and septic guide explains servicing by area.

A well and septic aren’t a problem in themselves, but they add testing, pumping and eventual septic replacement to your budget. Older Manotick homes may also need more updating than a newer Riverside South home. See our cost of living in Manotick guide.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Schools, Commute and Lifestyle

Schools. Manotick has Manotick Public School, St. Leonard Catholic School and St. Mark Catholic High School (grades 7 to 12) in the village, while English public high school students travel to South Carleton in Richmond. Riverside South has its own mix of newer schools, and a new French-language Catholic high school is planned there for 2027–2028. See our Manotick schools guide and check boundaries with the boards.

Commute. Riverside South has the edge on transit, with the O-Train at Limebank. Manotick commuters mostly drive, often to Limebank or a park-and-ride. Both are close to the airport. See commuting from Manotick.

Lifestyle. Manotick offers a walkable historic village, the mill, river life and a strong community calendar. Riverside South offers newer parks and amenities in a suburban setting, and is closer to Barrhaven via the Vimy Memorial Bridge.

Which Is Right for You?

  • Choose Manotick if you want character, a larger lot or river frontage, a walkable village core and a small-community feel, and you’re comfortable driving.
  • Choose Riverside South if you want a newer home on city services, lower maintenance, a lower entry price and rail transit nearby.
  • Look at Mahogany if you want a newer home but prefer the village setting. See our Mahogany guide.

Costs Beyond the Purchase Price

When you compare Manotick with Riverside South, look at the full cost of owning, not just the price. Four items make the biggest difference.

  • Property tax. Both are in the City of Ottawa, so tax is based on the home’s MPAC assessment and the City’s rates. For the 2026 tax year, assessments are still based on January 1, 2016 values. Some levies, such as transit and fire, can differ between urban and rural areas, so ask for the seller’s latest tax bill in each community.
  • Land transfer tax. Buyers in both pay Ontario land transfer tax, and Ottawa has no municipal land transfer tax. On a higher-priced Manotick home, the tax is higher too. Use our land transfer tax calculator.
  • Servicing and upkeep. Riverside South homes are on city water and sewer. Many Manotick homes outside Mahogany and the village core use a private well and septic, which means testing, pumping and eventual septic replacement. Older Manotick homes may also need more updating than newer Riverside South homes.
  • Getting around. Manotick households usually need two cars. Factor in fuel, insurance and time, and check the OC Transpo travel planner for any transit trip you’d rely on.

Financing matters more as price rises. Rate changes from the Bank of Canada’s policy rate move payments by hundreds of dollars a month at Manotick prices, and down payment and stress-test rules tighten above $1 million. The Financial Consumer Agency of Canada and Canada Mortgage and Housing Corporation explain the current rules.

Resale and Long-Term Value

Both communities have held their appeal for different buyers. Riverside South benefits from newer housing and rail transit, which draw first-time and move-up buyers. Manotick benefits from limited supply, river frontage and a village setting that can’t be built again, which supports demand from move-up and downsizing buyers. Estate and waterfront homes in Manotick have a smaller buyer pool, so pricing them correctly matters more when you sell.

City-wide conditions affect both. OREB’s August 2026 market report showed a city-wide composite benchmark of $637,700 and active listings up 11.3% year over year, which gives buyers more choice in every community. National trends from the Canadian Real Estate Association are useful background, but local supply decides what your home will sell for.

Questions to Ask Before You Choose

  1. Where will you work in five years, and how long is the drive from each community at rush hour? Check road conditions on Ontario 511 in winter.
  2. Which schools serve the exact addresses you’re considering? Use the OCDSB school locator and the Ottawa Catholic School Board.
  3. Do you want city water and sewer, or are you comfortable with a well and septic? If the latter, read Ontario’s private well guidance and check septic records with the Ottawa Septic System Office.
  4. How much land do you really want to maintain, including snow clearing?
  5. Is being able to walk to shops, restaurants and the river important to you?
  6. What’s your budget for the full move, including selling costs on your current home? Try our net proceeds calculator.

What It’s Like to Live in Each

A weekday in Manotick often means a drive to work or the train, school drop-off in the village or a bus for older kids, and errands on Main Street on the way home. Evenings and weekends centre on the river, the arena, the parks and village events.

A weekday in Riverside South can mean a short drive or bike ride to the O-Train at Limebank, newer schools nearby and suburban shopping close to home. Weekends often include trips across the Vimy Memorial Bridge to Barrhaven or the river parks.

Both are family-friendly and both sit on the Rideau. The difference is mostly about setting and convenience: Manotick trades some convenience for character, space and village life; Riverside South trades some character for newer homes and easier transit.

If you’re unsure, spend a Saturday in each. Walk Manotick’s core and Long Island in the morning, then drive through Riverside South’s neighbourhoods and visit Limebank station in the afternoon. You’ll quickly know which feels like home.

Statistics Canada census profiles can also give you a picture of each community’s households and ages.

Making the Final Call

If you’re still torn, list the three things that matter most to your household, such as commute, lot size or being able to walk to shops, and score each community against them. Then look at actual homes in your budget in both. The choice usually becomes clear once you compare real homes rather than neighbourhood descriptions.

Choosing Between Manotick and Riverside South With Jason Polonski

Many buyers weighing these two are moving up from a smaller home in the south end, so the purchase depends on a sale. The biggest risk is timing, not price. My job is to help you avoid a timing mistake first, then get you the best price. See selling and buying at the same time.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
