Chapman Mills is a master-planned community in Barrhaven East, built out by Minto through the 2000s and completed in 2016, between Barrhaven’s main shopping district and the Rideau River. It mixes townhomes, terrace homes and detached homes on compact, efficient lots, with river trails, a major retail centre and the Vimy Memorial Bridge to Riverside South on its doorstep. It suits first-time buyers and young families who want a newer home with everyday convenience close by. For the wider community, see the Barrhaven neighbourhood guide.
Chapman Mills sits in the eastern half of Barrhaven, roughly between Greenbank Road and the Rideau River, south of Strandherd Drive. Chapman Mills Drive runs through its heart, and Chapman Mills Marketplace, at Strandherd and Greenbank, anchors its western edge. To the east, Prince of Wales Drive and the river trails mark the edge of the suburb.
It belongs to the Barrhaven East ward (Ward 24), created in 2022, which also includes Longfields, Davidson Heights, Knollsbrook, Havenlea and Heart’s Desire. The ward had about 50,700 residents at the 2021 Census. Several neighbouring Minto communities share Chapman Mills’ design approach, including Winding Way, Ampersand, Stonefield Flats and Harmony, and buyers often treat the whole riverside area as one search.
Minto describes Chapman Mills as the community that built modern Barrhaven, and its design shows why. Instead of the deep, narrow lots common in older suburbs, much of Chapman Mills uses wide-and-shallow lots, so homes have more frontage, more windows and garages that sit back from the street. Neighbourhood pocket parks sit within a short walk of most homes, and window streets and landscaped traffic circles calm traffic and keep homes facing green space.
The result is a denser community than Old Barrhaven, with more homes per street, but one that feels open and walkable within its own blocks. Minto’s neighbouring projects pushed further on efficiency: Stonefield Flats was certified LEED Silver, and Minto preserved about 52 acres of woodland in the area, including South Nepean Woods Park.
| Home type | What to expect |
|---|---|
| Terrace and stacked homes | Minto’s compact multi-level units; the lowest entry point, often with condo or common-element fees |
| Freehold townhomes | The heart of Chapman Mills’ resale market; many have finished basements |
| Semi-detached | Less common; a step up from townhomes |
| Detached | Two-storey family homes, many on wide-and-shallow lots |
Most homes date from the early 2000s to the mid-2010s, so they are past the new-build stage but not yet old. That age band has a predictable maintenance profile, which Jason looks at closely.
Jason’s construction and electrical background helps him flag these during a showing, so buyers can price them into an offer. A professional home inspection should still be part of every purchase.
Chapman Mills’ biggest outdoor asset is the river. The Chapman Mills Conservation Area, run by the Rideau Valley Conservation Authority at 253 Winding Way, has a 1.5-kilometre boardwalk through riverside wetland and flood plain, scenic lookouts, a fishing platform, a covered picnic shelter and an accessible dock for launching canoes and kayaks. It is free, open dawn to dusk year-round and wheelchair accessible. Its origins trace to 2001, when Minto and its development partners donated two acres of Rideau River waterfront for conservation.
Inside the community, pocket parks and pathways connect most streets, and the preserved woodlots, including South Nepean Woods, add trails close to home. The Rideau itself is part of the Rideau Canal National Historic Site, a UNESCO World Heritage Site, so the river corridor is protected green space.
Chapman Mills is one of the most convenient places in Barrhaven for errands. Chapman Mills Marketplace, at Strandherd Drive and Greenbank Road, has a multi-screen cinema, restaurants, grocery and big-box retail, and Barrhaven Town Centre and Strandherd Crossing are close by. The Barrhaven BIA directory lists local businesses.
For recreation, the Walter Baker Sports Centre, with its pools, rinks and the Ruth E. Dickinson library branch, and the newer Minto Recreation Complex are each a short drive away.
The Vimy Memorial Bridge, opened in July 2014, links Strandherd Drive in Barrhaven to Earl Armstrong Road in Riverside South across the Rideau River. It has general traffic lanes, dedicated bus lanes and bike lanes in each direction, plus sidewalks on both sides. For Chapman Mills residents it puts Riverside South, Findlay Creek, the airport and the south-end employment areas within a short drive.
It also puts the O-Train within reach. Limebank station, the southern terminus of Line 2, opened in Riverside South in January 2025, so some Chapman Mills commuters now drive or cycle across the bridge to rail. Within Barrhaven, OC Transpo’s Southwest Transitway stations at Strandherd and Barrhaven Centre provide bus rapid transit north toward the rest of the city.
The City’s Greenbank Road realignment and Transitway extension starts at Marketplace Avenue and Chapman Mills Drive and heads south toward Barnsdale Road, with main construction scheduled for 2026 to 2028 (City of Ottawa project presentation). Expect construction disruption on the community’s west side during that period. Test any commute in the OC Transpo travel planner.
| Destination | Typical drive (off-peak, approximate) |
|---|---|
| Riverside South via Vimy Memorial Bridge | 5–10 minutes |
| Ottawa International Airport | 15–20 minutes |
| Downtown Ottawa | 25–30 minutes |
| Kanata | 20–25 minutes |
Chapman Mills Public School is part of the Ottawa-Carleton District School Board, and the Ottawa Catholic School Board and Barrhaven’s French-language boards also serve the area. Barrhaven East students are typically directed to Barrhaven’s existing secondary schools, including Longfields-Davidson Heights Secondary School, depending on address and program.
Catchments change with growth and program choices (English, French Immersion, Catholic, French-language), so confirm the exact address with the OCDSB school locator. Full details are in Barrhaven schools.
Buyers who want large lots and mature trees will usually prefer Old Barrhaven, and those after executive homes should look at Stonebridge.
Chapman Mills is mostly a townhome market, so it moves with the townhome segment. In September 2026 OREB’s city-wide townhouse benchmark was $546,500, down 2.2% year over year, and the Ottawa Suburb South submarket had 4.4 months of inventory (OREB). That gives buyers room to negotiate, particularly on units that need updating.
For sellers, updated mechanicals, a finished basement and good presentation make the difference in a segment with plenty of choice. For buyers, comparing units of the same builder model and era is the most reliable way to judge value. More detail is in the guides to Barrhaven townhomes and the Barrhaven real estate market. For a specific home, see the Barrhaven home value guide.
Chapman Mills sellers compete on two fronts: with similar resales nearby, and with new builds in Half Moon Bay a few minutes south. The homes that sell well lean into what a new build can’t offer, such as a finished basement, a fenced yard, mature landscaping, an established street and walking access to the river trails and Marketplace. Pricing against recent sales of the same Minto model, adjusted for updates, gives sellers the most defensible number. Owners who are also buying should plan both moves together; see selling your home in Barrhaven.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
