Barrhaven is not one neighbourhood. It is a group of communities built over more than 50 years, from the first streets of Old Barrhaven in 1968 to the subdivisions still going up south of the Jock River. The community you choose decides the age of the house, the size of the lot, the commute and the price you will pay.
This guide compares Barrhaven’s main neighbourhoods side by side so you can narrow your search before you book showings. It is written by Jason Polonski, a REALTOR® with Right at Home Realty, Brokerage, who has helped Ottawa buyers and sellers for more than 15 years and who looks at every home with a construction and electrical-trades eye.
| Neighbourhood | Built | Typical homes | Best for |
|---|---|---|---|
| Old Barrhaven | 1968 to 1980s | Bungalows, split-levels, two-storeys on larger lots | Value-focused buyers, downsizers, renovators |
| Longfields & Davidson Heights | Early 1990s onward | Freehold townhomes and detached homes | First-time buyers and growing families |
| Chapman Mills | 2000s to 2016 | Townhomes, terrace homes, detached on compact lots | Buyers who want shopping and river trails close by |
| Stonebridge | Master-planned, newer | Larger detached homes, semis and townhomes around a golf course | Move-up families |
| Half Moon Bay | Still being built | New townhomes, semis and detached homes | Buyers who want new construction |
Barrhaven grew outward in rings. The oldest homes sit in the north-west corner around Greenbank Road and Woodroffe Avenue. Each decade added a new band of subdivisions further south and east, toward the Jock River, the Rideau River and eventually across the Jock into Stonebridge and Half Moon Bay.
That history is the most useful thing to understand before you shop. It tells you roughly how old a home is, what the lots look like and which systems may be due for replacement. A 1975 split-level and a 2022 townhome can be listed in the same price range, but they are very different purchases.
Old Barrhaven is where Barrhaven began. Developer Mel Barr opened the first subdivision here in 1968, and the original streets, in pockets such as Knollsbrook, Pheasant Run and Cedargrove, were built through the 1980s. Expect mature trees, larger lots and older bungalows, split-levels and two-storey homes.
It is usually Barrhaven’s most affordable way into a detached house. It suits buyers who would rather update an older home on a good lot than pay for new construction, and downsizers who want a bungalow without leaving the area. The Walter Baker Sports Centre and the Ruth E. Dickinson branch of the Ottawa Public Library are both on this side of Barrhaven.
Homes here are now 40 to 55 years old. Before real estate, Jason worked in construction and the electrical trades, so on a showing he looks at the electrical panel and wiring, the roof, the windows, the furnace age and any signs of foundation movement. Knowing what an update will cost before you offer is how you avoid overpaying for a house that needs tens of thousands of dollars of work you did not see. Read the full Old Barrhaven guide.
Longfields and neighbouring Davidson Heights are central Barrhaven’s established family communities, built mostly from the early 1990s onward around Longfields Drive. They offer a practical mix of freehold townhomes and detached homes within walking distance of schools, the Southwest Transitway and Barrhaven’s main shopping.
This is where many first-time buyers start and where many families stay. Homes are newer than in Old Barrhaven, so major systems are often in better shape, but early-1990s homes are now reaching the age where roofs, furnaces and windows come due. Townhomes here are typically freehold, which means no condo fees, a point worth comparing against condo townhomes elsewhere in Ottawa. See the Longfields and Davidson Heights guide.
Chapman Mills is a master-planned community in Barrhaven East, built out by Minto through the 2000s and completed in 2016. It sits between Barrhaven’s main shopping district and the Rideau River, with river trails, a major retail centre and the Vimy Memorial Bridge to Riverside South on its doorstep.
Homes are townhomes, terrace homes and detached homes on compact, efficient lots. You give up some yard space in exchange for a newer home and a very convenient location. Buyers who work south or east of the city like the bridge access to Riverside South and the airport side of Ottawa. See the Chapman Mills guide.
Stonebridge is Barrhaven’s golf-course community, built around the 18-hole Stonebridge Golf & Country Club on the south side of the Jock River. It has larger detached homes along with semi-detached homes and townhomes.
It suits move-up families who want a newer home, a bigger lot and a quieter setting inside city limits. Homes backing onto the course or the river often carry a premium, and some lots near the Jock River fall within mapped flood-plain areas. Check the Rideau Valley Conservation Authority’s Jock River flood mapping before you offer on a riverside lot. See the Stonebridge guide.
Half Moon Bay is Barrhaven’s newest and fastest-growing community, a large master-planned area south of the Jock River where builders are still adding townhomes, semi-detached and detached homes. Its population nearly doubled between the 2016 and 2021 censuses, to about 15,200 people.
If you want a new build, this is where most of Barrhaven’s current inventory is. Expect young trees, new parks and schools still catching up with growth. See the Half Moon Bay guide and our guide to Ottawa home builders.
Barrhaven is served by all four Ottawa school boards. English public high schools include John McCrae Secondary School and Longfields-Davidson Heights Secondary School; English Catholic high schools include St. Joseph and St. Mother Teresa. French-language families can look at the CEPEO and CECCE boards. Boundaries shift as new schools open in the south end, so always confirm a specific address with the OCDSB school locator or the OCSB. Our Barrhaven schools guide goes deeper.
The Southwest Transitway runs through central Barrhaven with stations at Fallowfield, Longfields, Strandherd and Barrhaven Centre. VIA Rail’s Fallowfield station serves the Ottawa–Toronto corridor. Drivers use Highway 416 on the west side, Woodroffe Avenue and Greenbank Road north toward Nepean, and the Vimy Memorial Bridge east to Riverside South. Check routes and schedules with OC Transpo.
Most of Barrhaven’s big-box and grocery shopping is clustered along Strandherd Drive and around Barrhaven Centre. The Minto Recreation Complex and the Walter Baker Sports Centre cover pools, arenas and programs, and trails follow both the Jock and Rideau rivers.
Many Barrhaven owners move within Barrhaven: a townhome in Longfields to a detached home in Stonebridge, or a family home in Half Moon Bay to a bungalow in Old Barrhaven. Selling and buying at the same time takes planning around closing dates, bridge financing and conditional offers. Jason’s guide to selling and buying at the same time explains the options, and his 1% listing commission keeps more of your equity in your next home.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Old Barrhaven is the oldest part. Developer Mel Barr opened the first subdivision in 1968, and pockets such as Knollsbrook, Pheasant Run and Cedargrove were built through the 1980s.
Old Barrhaven is usually the most affordable way into a detached home in Barrhaven, because the homes are older and often need updating. Freehold townhomes in Longfields and Davidson Heights are a common entry point for first-time buyers.
Most new construction is in Half Moon Bay, a large master-planned community south of the Jock River. Builders there are still adding townhomes, semi-detached and detached homes.
Yes. Stonebridge is a master-planned community in south Barrhaven, built around the 18-hole Stonebridge Golf & Country Club on the south side of the Jock River.
Some lots near the Jock River fall within mapped flood-plain areas. Check the Rideau Valley Conservation Authority’s Jock River flood mapping for any riverside property before you make an offer.
Use the OCDSB school locator for English public schools and contact the OCSB for English Catholic schools. French-language families should check with CEPEO and CECCE. Boundaries change as new schools open, so confirm before you buy.
You are not required to have one, but the builder’s sales staff represent the builder. A buyer’s agent such as Jason Polonski can review the agreement, deposits, upgrade pricing and closing adjustments on your side.
