Longfields and neighbouring Davidson Heights are central Barrhaven’s established family communities, built mostly from the early 1990s onward around Longfields Drive. They offer a practical mix of freehold townhomes and detached homes within walking distance of schools, the Southwest Transitway and Barrhaven’s main shopping. They suit first-time buyers and growing families who want a settled neighbourhood with mature-ish trees, transit access and lower prices than Barrhaven’s newest areas. For the wider community, see the Barrhaven neighbourhood guide.
Longfields sits in the middle of Barrhaven, centred on Longfields Drive and covering about 4.6 square kilometres. It is close to the community’s geographic and commercial centre. Davidson Heights is its neighbour, and the two names are linked in Barrhaven’s best-known school, Longfields-Davidson Heights Secondary School.
Both are part of the Barrhaven East ward (Ward 24), created in the 2022 ward boundary review alongside Knollsbrook, Chapman Mills, Havenlea and Heart’s Desire. On MLS®, most Longfields listings fall under OREB community 7706 – Barrhaven – Longfields.
Longfields was mostly built in the early 1990s, during one of Barrhaven’s major expansion waves, and had about 19,800 residents at the 2016 Census. That makes it one of the larger single neighbourhoods in Ottawa’s suburbs.
Longfields’ main selling point is location within Barrhaven. Schools, parks, the Transitway, Barrhaven Town Centre and the big-box stores around Strandherd are all close, so many daily trips are short. Streets are fully built and landscaped, and the trees planted in the 1990s now give real shade.
The community has a steady, family-oriented rhythm. Many households have lived here for a decade or more, and turnover happens as families move up to larger homes in Stonebridge or Half Moon Bay and first-time buyers move in behind them. That cycle keeps Longfields’ townhome market active through most of the year.
The trade-offs are modest. Longfields Drive and Strandherd Drive are busy, so homes that back onto them sell at a discount, and some 1990s homes are due for a round of updates.
| Home type | What to expect |
|---|---|
| Freehold townhomes | The most common home; two-storey units with attached garages, many with finished basements |
| Semi-detached | A modest share, popular with young families |
| Detached | Two-storey homes on standard suburban lots; the 1990s designs typically have three or four bedrooms |
| Condo townhomes | Some complexes with condo fees covering exteriors, roofs and grounds |
Because most homes date from roughly the same era, buyers can compare listings closely: same builder, same model, similar lot. Differences in price usually come down to updates, lot position and finished space.
Homes from the early-to-mid 1990s have a specific set of issues, and Jason’s construction and electrical trades background helps him spot them during showings:
A professional home inspection is the right backstop, and the Electrical Safety Authority has guidance for homeowners on electrical upgrades and permits.
Longfields is home to Longfields-Davidson Heights Secondary School, an Ottawa-Carleton District School Board school that opened in 2009 as Barrhaven’s newest high school at the time. Its catchment and programs are a major reason families target this part of Barrhaven. Elementary schools from the OCDSB, the Ottawa Catholic School Board and the French-language boards serve the surrounding streets. John McCrae Secondary School (OCDSB) and the Catholic secondary schools Mother Teresa and St. Joseph are also in Barrhaven.
Catchments depend on the exact address and program: English, Early French Immersion, Catholic or French-language. Confirm with the OCDSB school locator or Ontario’s Find a school tool, and see the full list in Barrhaven schools.
Longfields has some of the best transit access in Barrhaven. Longfields station, on OC Transpo’s Southwest Transitway, opened in 2011 and sits alongside Strandherd and Barrhaven Centre stations nearby. Together they connect central Barrhaven by bus rapid transit to the rest of the network. Park-and-ride lots make it practical to drive a short way and ride the rest. Plan a route with the OC Transpo travel planner, and check current fares, which in 2026 are $4.10 for an adult ride and $138.50 for an adult monthly pass (OC Transpo).
By car, Woodroffe Avenue, Greenbank Road, Strandherd Drive and Highway 416 are minutes away. Downtown Ottawa is roughly 20 to 30 minutes off-peak, and VIA Rail’s Fallowfield station is on Barrhaven’s north side for trips to Toronto and Montreal.
A light rail extension into Barrhaven remains part of the City’s long-term plans but is not funded or under construction, so the Transitway will be central Barrhaven’s rapid transit for the foreseeable future.
Longfields is threaded with neighbourhood parks and pathways. For indoor recreation, the Walter Baker Sports Centre on Malvern Drive, which opened in 1980 and has two rinks and a pool complex, also houses the Ruth E. Dickinson branch of the Ottawa Public Library. The Minto Recreation Complex – Barrhaven is a short drive south.
Shopping is close in every direction: Barrhaven Town Centre, Chapman Mills Marketplace and Strandherd Crossing for groceries, restaurants and big-box retail, and the Costco at CitiGate near Highway 416. River trails at the Chapman Mills Conservation Area are about 10 minutes east.
Buyers who want a bigger lot and mature trees for less money per square foot often compare Longfields with Old Barrhaven; those wanting newer construction look at Chapman Mills or Half Moon Bay.
Longfields is driven by its townhome segment. In September 2026, OREB’s city-wide townhouse benchmark was $546,500, down 2.2% year over year, and its Ottawa Suburb South submarket had 4.4 months of inventory (OREB). In this balanced market, updated Longfields townhomes near schools and the Transitway still sell well, while units with original kitchens, older mechanicals or road backing need sharper pricing.
For sellers, a pre-listing review of the issues an inspector will raise, especially plumbing type, furnace age and windows, is the most useful preparation. For buyers, comparing same-model units with different update levels is the clearest way to judge value. See the Barrhaven home value guide, the Barrhaven townhomes guide and the Barrhaven real estate market page.
Longfields sellers usually compete with several similar homes of the same era, often the same builder model. The listings that sell first make the comparison easy for buyers: they have disclosed the plumbing type and furnace age, show updates clearly in photos, and are priced against recent sales of the same model rather than against newer homes in Half Moon Bay. Many Longfields sellers are moving up within Barrhaven, so planning the sale and the purchase together matters as much as the price; see selling your home in Barrhaven.

He has been named a Best in Ottawa Top REALTOR® seven years running. He lists homes for a 1% listing commission and offers buyers up to $3,000 cash back at closing on qualifying purchases.
His background in the construction and electrical trades is especially useful with 1990s homes, where the plumbing type, the age of the second-generation mechanicals and the condition of the windows decide what a home is really worth. His Bachelor of Commerce from Concordia University, with a double major in Marketing and Finance, shapes his pricing and negotiation. For Longfields owners moving up, he sequences the sale and purchase first to avoid a timing mistake, as explained in his move-up buyer guide. Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
