Stonebridge is Barrhaven’s golf-course community, a master-planned neighbourhood of larger detached homes, townhomes and semi-detached homes built around the 18-hole Stonebridge Golf & Country Club on the south side of the Jock River. It suits move-up families who want a newer home, a bigger lot and a quiet, polished setting inside Ottawa’s city limits, and who are comfortable with a suburban commute. For the wider picture, see the Barrhaven neighbourhood guide.
Stonebridge sits in the south end of Barrhaven, below the Jock River, with Half Moon Bay as its neighbour to the west. Longfields Drive, Greenbank Road and Cambrian Road are its main connectors, and the Minto Recreation Complex at Greenbank and Cambrian serves as a shared hub with Half Moon Bay. It is part of the Barrhaven West ward (Ward 3) and uses the K2J postal area.
The community has been decades in the making. It was first proposed in 1989, approved through the City’s Area 7 Secondary Plan in 1997, and homes began going up around 2000. Builders over the years have included Monarch, Cardel, Minto, Mattamy and Uniform, which is why streets in Stonebridge can look quite different from one block to the next. At the 2021 Census, Stonebridge was home to about 9,400 people.
Three things set Stonebridge apart from Barrhaven’s other pockets.
The golf course. The Stonebridge Golf & Country Club covers about 180 acres and mixes parkland and links-style holes. It is also certified as an Audubon Cooperative Sanctuary, a program that recognizes environmental management on golf courses. For homeowners, the course means open green views, mature landscaping around the fairways and a clubhouse with dining and event space a short walk or drive away.
The housing tier. Stonebridge is known for its larger detached homes, including executive models on deeper lots, alongside townhomes and semi-detached homes. That gives it a wider price spread than its reputation suggests.
Its age. Most of Stonebridge was built from 2000 to the mid-2010s. That puts it in a useful middle ground: newer than Old Barrhaven or Longfields, with modern layouts and better insulation, but established enough to have mature trees, finished parks and settled streets that Half Moon Bay is still growing into.
Stonebridge offers a broader mix than “golf-course homes” implies:
| Home type | What to expect |
|---|---|
| Executive detached | Larger two-storey homes, double garages and finished basements are common; premium for golf-course or ravine backing |
| Standard detached | Two-storey family homes on typical suburban lots, the core of Stonebridge’s resale market |
| Semi-detached | A step down in price with similar finishes, popular with growing families |
| Freehold townhomes | The entry point to Stonebridge; end units and those near parks draw the most interest |
Lot position drives value here more than in most of Barrhaven. A home backing onto the golf course, a pond or the trail system typically commands a premium over an identical model backing onto a neighbour or a main road. When comparing listings, compare like with like: same builder, same model era and similar lot backing.
Many Stonebridge homes are now 15 to 25 years old, which means original systems are reaching the end of their typical lifespan. Before a client writes an offer, Jason looks at:
Jason’s background in construction and electrical work means he spots these issues on a showing, so buyers know what a home really needs before they negotiate. Every purchase should still include a professional home inspection.
Beyond the golf course, Stonebridge has a network of parks and paths. The 24-acre Stonebridge Trail corridor links neighbourhood streets with green space, and parks such as Kilbirnie Park and W.C. Levesque Park provide playgrounds and fields.
The Minto Recreation Complex – Barrhaven, opened in 2014 at Greenbank and Cambrian, is the community’s main indoor facility. It has two pools, two rinks, a gymnasium, a fitness centre and a walking track. Next to it, Quinn’s Pointe Field adds a full-size artificial-turf football field. For river trails, the Chapman Mills Conservation Area on the Rideau is a short drive east.
Because Stonebridge borders the Jock River, buyers looking at homes close to the water should check the Rideau Valley Conservation Authority‘s flood-plain mapping, which shows regulated areas along the river.
Stonebridge is served by the Ottawa-Carleton District School Board and the Ottawa Catholic School Board for English schools, with French-language options through Ontario’s Find a school search. Barrhaven’s south end is still growing faster than its schools: in December 2025 the province committed funding for a new OCDSB secondary school on Cambrian Road with nearly 1,500 student spaces, which will change high school options for Stonebridge and Half Moon Bay families once it opens.
Because catchments in the south end shift as new schools open, confirm the exact address with the OCDSB school locator before firming up an offer. The full list is in the guide to Barrhaven schools.
Shopping. For years, Stonebridge residents drove north to Chapman Mills Marketplace or Barrhaven Town Centre for groceries. That is changing: a Food Basics opened in October 2025 at Cambrian and the realigned Greenbank Road, with more retail planned around it.
Driving. Greenbank Road, Longfields Drive and Prince of Wales Drive lead north into central Barrhaven, Highway 416 and the rest of the city. Off-peak, downtown Ottawa is roughly 25 to 35 minutes away, longer at rush hour. The province has committed to fund a new Highway 416 interchange at Barnsdale Road, near Stonebridge’s southern edge, though construction timing has not been announced.
Transit. OC Transpo serves Stonebridge with local and Connexion routes into the Southwest Transitway. The bigger change is the City’s Greenbank Road realignment, which will carry a bus rapid transit corridor south through the area. Main construction on Phase 1 is scheduled for 2026 to 2028, and a later phase adds a new bridge over the Jock River (City of Ottawa project presentation). Use the OC Transpo travel planner to test a commute.
It is a weaker fit for buyers who want to walk to shops and restaurants, or who need a short, transit-only commute downtown.
Stonebridge is part of Barrhaven’s upper tier, so it is more sensitive to interest rates than Barrhaven’s townhome segment. Buyers stretching into a larger home feel every change in mortgage rates. The Ottawa Real Estate Board does not publish Stonebridge-specific prices; city-wide, its September 2026 release put the single-family benchmark at $705,100, essentially flat year over year, with 4.4 months of inventory in the Ottawa Suburb South submarket (OREB). Executive homes in Stonebridge typically trade well above that benchmark.
Two local dynamics matter in Stonebridge:

Most Stonebridge buyers already own a home, often elsewhere in Barrhaven. The biggest risk in that move is timing, not price: carrying two mortgages, or having nowhere to live between closings. Jason sets the sequence first, whether that is selling first, buying conditionally on sale, or using bridge financing, and then negotiates price. His guide to the move-up buyer process and to avoiding two mortgages explain the options.
Buyers should also budget for Ontario’s land transfer tax and confirm their mortgage qualification with current guidance from the Financial Consumer Agency of Canada.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()

Stonebridge is in the south end of Barrhaven, in Ottawa’s southwest, on the south side of the Jock River with Half Moon Bay to its west. It is part of the Barrhaven West ward.
For families who want a newer, larger home in a quiet setting, yes. It offers a golf course, trails and the Minto Recreation Complex nearby; the trade-offs are a car-dependent commute and limited walkable shopping.
Stonebridge was approved in 1997 and construction began around 2000, with builders including Monarch, Cardel, Minto, Mattamy and Uniform developing it in phases through the 2010s.
About 9,400 people lived in Stonebridge at the 2021 Census.
Some do, and those lots usually sell at a premium. Others back onto ponds, trails or neighbouring homes, so compare listings by lot type as well as model.
Check the age of the furnace, air conditioner and roof, window seals, basement permits and lot drainage. Many homes are now 15 to 25 years old, so original systems may be due for replacement.
