Nepean vs Barrhaven comes down to this: established Nepean offers older homes on mature lots, closer to downtown and the new O-Train stations, while Barrhaven offers newer homes, new construction and a younger family suburb further south. Both were part of the former City of Nepean, but today they are very different markets.
If you want a central location and don’t mind updating an older house, Nepean usually fits. If you want a newer home with modern layouts and are happy with a longer commute, Barrhaven usually fits. This guide compares them side by side on the factors that matter most to buyers.
Historically, yes. Barrhaven was part of the City of Nepean until Nepean was amalgamated into the new City of Ottawa on January 1, 2001. Before that, Nepean’s urban area grew in two directions: east toward Centrepointe and south into Barrhaven, which began as a small community and grew rapidly from the 1970s onward.
In everyday use and in real estate, “Nepean” usually means the older neighbourhoods north of the Greenbelt, such as Centrepointe, Craig Henry, Bells Corners and Crystal Beach. “Barrhaven” means the communities south of the Greenbelt around the Jock River, such as Longfields, Stonebridge, Half Moon Bay and Chapman Mills. On MLS®, Barrhaven has its own neighbourhood codes.
Established Nepean was mostly built out between the 1950s and the 1980s, and its population is relatively stable. Barrhaven is still growing fast. This is the biggest difference between the two areas.
Most Nepean homes were built between the 1950s and the 1980s: bungalows, split-levels, two-storeys and townhouses, often on larger and deeper lots with mature trees. Many have been updated, some haven’t, and condition varies a lot. There’s growing infill and new high-rise construction near transit, but few large new subdivisions. Barrhaven’s housing is mostly from the 1980s onward, and a large share has been built since 2000 by builders such as Mattamy, Minto, Tamarack and others. You’ll find two-storey detached homes, semis and a lot of townhouses, typically with open layouts, attached garages and smaller lots than older Nepean. Neither area is simply “cheaper.” Value depends on the type of home you’re comparing.
In Nepean, your budget often buys a detached home on a larger lot in a central location, but it may need updates. In Barrhaven, the same budget often buys more interior space and newer finishes, on a smaller lot further from downtown. Townhouses are plentiful in both, but Barrhaven’s are generally newer.

Established Nepean is closer to downtown. Most Nepean neighbourhoods are typically 10 to 20 minutes by car outside rush hour. Barrhaven is typically 25 to 35 minutes, and rush-hour traffic on Woodroffe, Greenbank and Highway 416 can add significantly to that.
Nepean benefits directly from the O-Train West Extension, with stations at Baseline (Algonquin College), Iris, Queensview, Pinecrest, Bayshore and Moodie. Barrhaven is served by the Southwest Transitway bus rapid transit, which connects to Baseline Station. Rail service to Barrhaven is part of the City’s longer-term plans but isn’t under construction. Both areas have good access to Highway 416. Nepean’s northern neighbourhoods are also close to Highway 417. For trips to Toronto or Montreal, VIA Rail‘s Fallowfield station sits between the two. See our guide to commuting from Nepean.
Both areas are served by the OCDSB, OCSB and French-language boards. Barrhaven has more recently built schools to serve its growing population, while Nepean has older, established schools, some of which have consolidated as enrolment shifted. Nepean has the Queensway Carleton Hospital, Algonquin College, the Meridian Centrepointe Theatre, Merivale Road shopping and Bayshore. Barrhaven has large shopping centres along Strandherd, the Minto Recreation Complex, the Walter Baker Sports Centre and newer community facilities. Both have good access to the Greenbelt.
When comparing prices, include the cost of the commute. A longer daily drive from Barrhaven means more fuel, vehicle wear and time over the years, while a shorter trip from Nepean, or access to an O-Train station, may reduce those costs. For some households, a second car can be avoided entirely in Nepean. Buyers often ask which area will hold its value better. Neither is a sure thing, but each has different long-term drivers.
Buy the home and location that fit your life for the next several years. Compare resale history for similar homes in each area, which Jason can pull for you, rather than relying on area-wide averages.
