Barrhaven suits buyers who want a large, established suburb with city services, plenty of shopping and a wide choice of detached homes and townhomes. Manotick suits buyers who want a historic river village with larger lots, more varied homes and a small-community feel, and who don’t mind driving into Barrhaven for big-box shopping. The two are next door to each other, with Manotick just south.
Many Manotick buyers are moving up from Barrhaven, so this is one of the most common comparisons we see. This guide compares the two on homes, prices, servicing, schools, shopping, commute and lifestyle.
For each community on its own, see the Manotick village guide and our Barrhaven guide.
| Manotick | Barrhaven | |
|---|---|---|
| Setting | Historic village on the Rideau, with estate and rural areas | Large suburb with many neighbourhoods |
| Housing | Century homes, bungalows, estate homes, waterfront, newer Mahogany homes | Mostly detached homes and townhomes, from older areas to new subdivisions |
| Lot sizes | Village lots to estate lots and acreage | Mostly suburban lots |
| Servicing | Mix of city services and private well and septic | City water and sewer |
| Shopping | Village core for daily needs | Major retail and services |
| Feel | Small village, strong community events | Busy suburb with every amenity close by |
Barrhaven has far more homes and far more variety in price, from older neighbourhoods to new subdivisions like Stonebridge and Half Moon Bay. It’s where many first-time and move-up buyers in the south end start.
Based on historical MLS® sales data, Manotick’s average sale price has stayed above $1 million every year since 2020. The Ottawa Real Estate Board doesn’t publish neighbourhood-level prices, so for any specific home, compare recent sales of similar homes in each area.
For many move-up buyers, Manotick is the next step after Barrhaven: more land, more character or river access. The price gap depends on what you’re comparing. A newer detached home in Mahogany is often the closest match to a newer Barrhaven detached home, while estate and waterfront homes have few equivalents in Barrhaven.
Browse Manotick homes for sale and Barrhaven homes for sale, or see the Manotick real estate market guide.
Barrhaven homes are on city water and sewer. In Manotick, servicing depends on the area. Mahogany and much of the village core have central services, while estate and rural homes generally use a well and septic, which adds testing, pumping and eventual replacement costs. See our Manotick water and septic guide.
Larger Manotick lots also mean more grounds and snow to manage, and older village homes may need more updating. Our cost of living in Manotick guide breaks down the differences.
Schools. Barrhaven has many schools across all four boards. Manotick has village elementary schools and St. Mark Catholic High School, while English public high school students go to South Carleton in Richmond. See our Manotick schools guide and our Barrhaven schools guide.
Shopping. Barrhaven wins on convenience, with major retail and services. Manotick’s village core covers daily needs, and Barrhaven’s stores are a short drive north.
Commute. Barrhaven is closer to the core and Highway 416, and better served by transit. Manotick adds some driving time. See commuting from Manotick.
Lifestyle. Manotick offers a walkable historic core, Watson’s Mill, river life and a close-knit community. Barrhaven offers more parks, recreation and activities in a busier suburban setting.

Most buyers making this comparison already own in Barrhaven, so the real question is the cost of the move up, not just the price of the next home. These are the items that change.
Financing matters more as price rises. Rate changes from the Bank of Canada’s policy rate move payments by hundreds of dollars a month at Manotick prices, and down payment and stress-test rules tighten above $1 million. The Financial Consumer Agency of Canada and Canada Mortgage and Housing Corporation explain the current rules.
Barrhaven’s size gives it a deep resale market: many buyers, many comparables and quicker price discovery. Manotick’s market is thinner, but limited supply, river frontage and the village setting support demand from move-up buyers, many of them coming from Barrhaven. That cuts both ways: a well-priced Manotick home can draw strong interest, while an overpriced one can sit longer than it would in Barrhaven.
City-wide conditions affect both. OREB’s August 2026 market report showed a city-wide composite benchmark of $637,700 and active listings up 11.3% year over year, which gives buyers more choice in every community. National trends from the Canadian Real Estate Association are useful background, but local supply decides what your home will sell for.
For most buyers, moving from Barrhaven to Manotick is a step up in space and setting. A few day-to-day changes are worth thinking through first.
Most buyers who make this move do it for good reasons: more room, a river or estate setting, and a village community. Being clear about the trade-offs means no surprises after you move. Statistics Canada census profiles are useful for comparing the two communities’ households and ages.
If you’re still deciding, write down the three things that matter most to your household, such as space, commute or schools, and score Barrhaven and Manotick against them. Then tour real homes in your budget in both. Most buyers find the answer becomes obvious once they stand in an actual Manotick backyard and an actual Barrhaven kitchen, rather than comparing neighbourhood descriptions. Whichever you choose, plan the sale of your current home and the purchase together so the timing works.
Many buyers weighing these two are moving up from a smaller home in the south end, so the purchase depends on a sale. The biggest risk is timing, not price. My job is to help you avoid a timing mistake first, then get you the best price. See selling and buying at the same time.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
