Westboro vs Hintonburg comes down to pace and price: Westboro is the more established, family-oriented neighbourhood with bigger lots, Westboro Beach and a polished Richmond Road main street, while Hintonburg is closer to downtown, more artistic and lively, with older houses on smaller lots and a generally lower entry point. Both are walkable inner-west neighbourhoods in Kitchissippi, connected by the Wellington Street West and Richmond Road corridor, with Wellington Village sitting between them.
Buyers often shortlist both and struggle to choose. This comparison covers housing, lifestyle, transit, schools and resale so you can see which fits your next five to ten years. For each neighbourhood on its own, see the Westboro neighbourhood guide and the Hintonburg neighbourhood guide.
| Factor | Westboro | Hintonburg |
|---|---|---|
| Character | Established, upscale village feel | Artsy, eclectic, livelier at night |
| Main street | Richmond Road | Wellington Street West |
| Typical housing | Detached homes from 1900 to 1960, modern infill, condos | Century-old frame and brick homes, semis, row houses, condos |
| Lot sizes | Generally larger | Generally smaller |
| Rapid transit | Westboro station on the O-Train Line 1 western extension | Tunney’s Pasture and Bayview stations on Line 1 |
| Signature amenities | Westboro Beach, Ottawa River pathway, Dovercourt | Parkdale Market, Hintonburg Community Centre, the arts district |
| Best for | Families, move-up buyers, downsizers | Young professionals, first-time buyers, creatives |
Westboro was a village annexed by Ottawa in 1949, and it still feels like a self-contained small town. Richmond Road is lined with outdoor and fitness retailers, boutiques, cafés and restaurants, and the side streets are quiet and tree-lined. The Westboro Village BIA runs sidewalk sales, outdoor movies and seasonal events.
Hintonburg was incorporated as a village in 1893 and joined Ottawa in 1907, according to its community history. Wellington Street West is mostly independent, owner-run shops, with restaurants and bars concentrated west of Parkdale Avenue. The neighbourhood’s arts identity is real: galleries, studios and the Great Canadian Theatre Company at Holland and Wellington. The Wellington West BIA represents businesses in Hintonburg and Wellington Village.
In short, Westboro is calmer and more polished. Hintonburg has more energy, more nightlife and a stronger independent streak.
Most of Westboro’s houses were built between 1900 and 1960, and the large majority are detached. You will see early brick homes near Richmond Road, storey-and-a-half cottages and post-war bungalows, alongside a steady stream of modern infill semis and rebuilds. Condos are concentrated along Richmond Road and near the Transitway. Read more in our guides to Westboro infill homes and Westboro condos.
Hintonburg’s housing is more mixed. North of Wellington, many homes are wood clapboard houses about a century old. South of Wellington, brick-veneer homes from the 1910s and 1920s are common. Lots are tighter, semis and row houses are more common than in Westboro, and newer condo buildings have been added near Wellington Street and the transit stations.
Both neighbourhoods have a lot of older housing, so the same inspection priorities apply: wiring, lead water services, sewer laterals and foundations. Our guide to buying a character home in Westboro applies equally to Hintonburg. In general, Westboro detached homes on larger lots sit at a higher price point, while Hintonburg offers a way into a walkable inner-west neighbourhood with a smaller budget. Ask for recent comparable sales on the exact streets you are considering, because prices vary block by block in both areas.
Hintonburg has the edge for downtown commuters today. It sits between Tunney’s Pasture and Bayview stations on O-Train Line 1, and Bayview connects to Line 2. Cycling downtown is quick, and the federal campus at Tunney’s Pasture is within walking distance for many residents.
Westboro is a few minutes further west. Its big change is the O-Train Line 1 western extension, which adds Westboro and Kichi Zībī stations. The NCC notes both are within walking distance of Westboro Beach. City officials have targeted early 2027 for service, as Capital Current reported; check OC Transpo for the latest timeline. Once running, it puts Westboro on rapid transit directly into downtown.
Drivers in both neighbourhoods use the Kichi Zībī Mīkan parkway along the river, Scott Street, and the Queensway. Both are among the most walkable and bikeable neighbourhoods in the city, with the Ottawa River pathway close by.
Westboro is usually the stronger fit for families. Nepean High School, an Ottawa-Carleton District School Board school on Broadview Avenue founded in 1922, has a strong academic and athletic reputation. Westboro Beach, the river pathway, and the Dovercourt Recreation Centre, a non-profit with swimming, camps and after-school programs, anchor family life.
Hintonburg families have the Hintonburg Community Centre, the Parkdale Market in warm weather, and easy access to downtown attractions. School assignments depend on your exact address and program, including French Immersion, so always confirm with the OCDSB school locator or the Ottawa Catholic School Board before buying.
If schools are your top priority, our guides to Westboro schools and the best family neighbourhoods in Ottawa go further.
Both neighbourhoods benefit from the same long-term forces: limited land, walkability, proximity to downtown, and continued investment in rapid transit. Neither has much room to add detached homes, which supports value for well-kept houses.
Westboro has the more established high-end market, with infill and large detached homes drawing move-up buyers from across the city. Hintonburg has more variety and more first-time buyers, and its value has historically been helped by the neighbourhood’s growing reputation and its location next to downtown. Ottawa’s new zoning by-law will likely bring more small multi-unit buildings to both, which adds supply but also adds life to the main streets.
For current listings, compare Westboro homes for sale with Hintonburg homes for sale.
Both neighbourhoods are in the City of Ottawa, so the residential property tax rate is the same. Your bill depends on your home’s MPAC assessed value, which is often different from what you pay; our guide to MPAC assessed value vs market value explains why, and the Ottawa property tax calculator gives you an estimate for a specific price.
The bigger cost difference is usually the house itself. Century-old homes in both areas tend to need more ongoing investment in wiring, plumbing, roofs, windows and insulation than newer housing, and less efficient homes cost more to heat. Set aside a realistic yearly maintenance budget rather than relying on the purchase price alone. If you are buying a condo in either neighbourhood, compare fees and what they include, not just the asking price. For a full breakdown of monthly costs on the Westboro side, read the cost of living in Westboro.
Expect competition on the best homes. Well-priced, well-kept houses in both neighbourhoods can attract multiple offers. If a seller sets an offer date, arrange your inspection before it, and have your financing confirmed.
Visit at different times. A street near Wellington Street West’s restaurants feels different on a Friday night, and streets close to Richmond Road get busier on summer weekends. Walk the block in the morning, evening and on a weekend before you commit.
Check parking and the driveway. Many older homes in both areas have shared or no driveways. Confirm exactly what comes with the property and what on-street rules apply on that street.
Look at what could be built next door. Ottawa’s new zoning by-law allows more small multi-unit buildings on residential lots, so check nearby lots and current development applications if your view, light or privacy matters to you.
Sequence your sale if you own now. Many buyers here are moving from a larger suburban home. Our guide to selling and buying a home at the same time explains how to avoid carrying two properties.
Choose Westboro if you want a detached home or new infill on a bigger lot, value quiet streets and the river and beach, have school-age children, or are downsizing and want an established, walkable village.
Choose Hintonburg if you want to be as close to downtown as possible, enjoy an independent arts and restaurant scene, prefer a lower entry price, or are happy in a semi, row house or condo.
Consider both if you are flexible on housing type. Many buyers find the right house first and the neighbourhood second, and the streets near the Wellington Village border can give you a bit of both. If you are also weighing a quieter suburban option, read Nepean vs Westboro or Westboro vs The Glebe.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
