Buying or selling in Hintonburg means working in a neighbourhood where a century home, a new-build infill, and a boutique condo can all sit on the same block — and where a property’s value depends as much on renovation history as square footage. Jason Polonski has spent 15+ years working in Ottawa’s real estate market, including Hintonburg’s urban infill and century-home properties specifically, and is available seven days a week to help buyers and sellers navigate it.

Hintonburg’s housing stock varies more than almost any other Ottawa neighbourhood its size — condos, century homes, modern infill, and mixed-use buildings all compete in the same small area, and they don’t price the same way. A REALTOR® without direct Hintonburg experience risks comparing a renovated Victorian to a new-build infill as if they were interchangeable, when the two attract genuinely different buyers and command different premiums.
That variation also means the buyer pool itself splits by property type. Someone touring century homes for their character and location is often not cross-shopping condos, and vice versa — which matters for how a listing gets priced and marketed, since positioning a century home against generic Hintonburg “averages” can undersell what makes it distinct.
Zoning and infill rules shape this market more directly than in most established Ottawa neighbourhoods. Hintonburg has seen steady infill development for years — older lots redeveloped into modern townhomes or multi-unit builds — and understanding what a given lot could support under current zoning is genuinely useful information for both buyers evaluating a property’s future potential and sellers deciding whether their lot has development value beyond its current use.
That’s a different kind of analysis than a standard comparable-sales approach, and it’s easy for an agent without Hintonburg-specific experience to miss it entirely.
The other dynamic worth understanding is how a century home’s condition affects its position in the market. A well-renovated Victorian or worker’s cottage — updated systems, preserved character details — competes at a real premium against modern infill, while one that’s original throughout often attracts buyers planning a renovation project and prices accordingly. Neither is better or worse, but pricing and marketing need to reflect which buyer pool a specific property is actually competing for, rather than treating every century home in the neighbourhood the same way.
Hintonburg was an independent village before it was annexed to Ottawa in 1907, and its housing shows it. North of Wellington Street West, many homes are wood clapboard houses built by lumber workers in the late 1800s; south of Wellington, most are brick-veneer homes from the 1910s and 1920s, with newer infill and condominiums in between. Many buyers shortlist both areas; Westboro vs Hintonburg explains how they differ.
Hintonburg splits into condos and century freeholds, and they are moving differently. Ottawa’s apartment benchmark was $392,900 in August 2026, down 3.6% from a year earlier according to OREB’s August 2026 release, so condo buyers here have real room to negotiate. Well-kept freehold homes near Wellington Street West are scarce, and single-family values across the city rose 2.2%, so those rarely sit. With city-wide sales down 18.6% year over year, sellers do best when they price to recent Hintonburg comparables from day one.
For sellers, the process starts with professional photography and virtual tours, and strategic pricing based on genuinely comparable Hintonburg sales — by property type and condition, not just neighbourhood-wide, since a condo, a renovated century home, and an original one all serve different markets. From there, Jason draws on a network of other agents and prospective buyers to maximize exposure, and manages negotiation, inspection findings, and paperwork directly through to closing — including helping frame a century home’s renovation history in a way that supports its asking price rather than inviting unnecessary buyer skepticism.
For buyers, Jason provides access to MLS® listings and off-market opportunities, along with a market analysis specific to Hintonburg’s property types so a buyer understands what they’re actually comparing when they tour a century home against a condo or new infill. Because a century home’s value depends heavily on what’s been updated behind the walls, Jason brings a practical, informed eye to viewings — flagging what’s worth further inspection before an offer, not after. From there, he manages negotiation and paperwork through to closing, including structuring offers with realistic inspection timelines for older properties.
Jason Polonski has been a REALTOR® in the Ottawa market for 15+ years, working with Right at Home Realty and holding active membership with the Ottawa Real Estate Board (OREB), the Ontario Real Estate Association (OREA), and the Canadian Real Estate Association (CREA).
His REALTOR.ca profile lists specializations in relocation, waterfront properties, and luxury homes, and notes that he works with clients in English, French, and Russian. In a neighbourhood like Hintonburg, his background in construction and electrical trades — backed by a technical diploma in Construction Electricity — is a genuine, practical advantage: century homes in this area often carry a mix of original early-era wiring alongside partial updates, and knowing what a listing’s stated “renovations” actually cover versus what’s cosmetic can materially change how a buyer approaches an offer, or how a seller should prepare a listing to avoid inspection surprises. It’s the same read a qualified inspector brings, applied earlier, before an offer is even written.
Hintonburg is one of Ottawa’s most walkable inner-city neighbourhoods — a mix of century homes, converted infill, and low-rise condos steps from the shops and restaurants of Wellington West. It’s well served by transit, with OC Transpo O-Train stations at Bayview and Tunney’s Pasture nearby, which keeps demand strong among buyers who want a car-light commute downtown. The trade-off is an older, tightly-packed housing stock where infill and renovation are common, so City of Ottawa zoning and permit history are worth checking before an offer — and first-time buyers should factor Ontario’s land transfer tax, with its rebate for eligible first-time purchasers, into their budget.
Jason’s approach centres on professional marketing (photography, virtual tours, targeted campaigns), pricing based on comparable sales specific to a property’s type and condition, and a network of agents and buyers that gives Hintonburg listings genuine visibility beyond a standard MLS® listing alone.
Jason provides access to MLS® listings and off-market opportunities, a market analysis grounded in Hintonburg’s specific property types and pricing patterns, and hands-on negotiation and paperwork support from first viewing through closing — particularly valuable for century-home purchases where inspection findings can significantly affect value.
Jason and his team work across Ottawa’s neighbourhoods beyond Hintonburg, including Alta Vista, Barrhaven, Carp, The Glebe, Beaverbrook, Bridlewood, Morgan’s Grant, Dunrobin, Kanata Lakes, Greely, Kanata, Katimavik, Manotick, Riverside South, Rockcliffe Park, Stittsville, and Westboro.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Hintonburg’s prices vary significantly by property type, from condos at the entry level to townhouses and detached homes well above the neighbourhood average — so current sold data matters more than any single average. See the Hintonburg homes for sale guide for more detail.
Work with a REALTOR® who understands Hintonburg’s specific property-type pricing differences, since a century home, infill, and condo don’t compare directly, even within the same neighbourhood. Staging, professional photography, and pricing based on genuinely comparable sales all matter more here than a single neighbourhood-wide average would suggest.
Hintonburg offers a walkable, arts-driven lifestyle with a genuinely varied housing stock, generally at a lower price point than neighbouring Westboro or The Glebe. Whether it’s the right fit depends on individual budget and lifestyle priorities more than a simple affordability comparison.
Century homes vary enormously in what’s actually been updated behind the walls — wiring, plumbing, foundation, and structural work in particular. A REALTOR® with a construction and electrical trades background can help evaluate what a listing’s renovation history actually means for long-term value and safety, beyond what a standard listing description covers.
Hintonburg has seen steady infill development, with older lots redeveloped into modern townhomes or multi-unit builds. For buyers, understanding a lot’s zoning potential is worth factoring into a purchase decision; for sellers, a lot’s redevelopment potential can be a genuine value driver worth highlighting beyond the existing structure’s condition.
Generally not — buyers touring century homes are typically drawn to character and location and aren’t usually cross-shopping condos, and vice versa. That split matters for pricing and marketing, since positioning a century home against a neighbourhood-wide average risks underselling what makes it distinct.
