Hampton Park, Ottawa and Wellington Village are two of the oldest residential pockets in the city’s west end, sitting on either side of Island Park Drive between Westboro and Hintonburg. Both grew out of the same early 1900s land venture, both are known for character homes on tree-lined streets, and both put buyers within walking distance of some of Ottawa’s best independent shops and restaurants.
They are close enough to be searched together and different enough to suit different people. Hampton Park, known locally as Hampton-Iona, is quieter and organized around a large NCC park. Wellington Village is busier, more urban and built around the shops of Wellington Street West and Holland Avenue. This guide explains how each area began, what the homes are like, what to inspect in a century-old house, and who each neighbourhood suits. For the wider area, see the Westboro neighbourhoods guide.
Both neighbourhoods are in Kitchissippi Ward.
Between them runs Island Park Drive, the NCC parkway covered in Jason’s Island Park guide.
In 1909, investors led by John Charles Brennan formed Hampton Park Limited and laid out a subdivision stretching from Wellington Street south to Carling Avenue, between Mayfair Avenue (then the boundary between Ottawa and Nepean Township) and Kensington Avenue. The first plan, filed in 1910, covered a small section of Mayfair and Piccadilly avenues between Wellington and the streetcar line that is now Byron Avenue. Today that first section is part of Wellington Village. Many streets still carry the names of upscale London districts, such as Kensington, Piccadilly and Mayfair.
For decades, the area west of what became Island Park Drive was known as Laurentian View. After Hampton Park Plaza opened in 1961, residents adopted the Hampton Park name instead, and the Hampton-Iona Community Group name followed in the early 1980s. Kitchissippi Times has published a detailed local history.
Wellington Village grew alongside it. Originally called Elmdale, for the elm trees that once lined its streets, the neighbourhood took shape through the 1910s and 1920s, and Elmdale Public School opened in 1928.
Hampton Park has some of the most attractive older homes in the west end: early 20th century detached houses, many on wide lots, some backing onto Hampton Park or Iona Park. You will also find postwar homes, renovated and expanded originals, and a growing number of custom infill builds. Streets tend to be quiet, and many homes have been owned by the same families for a long time.
Wellington Village is denser. Expect brick detached and semi-detached homes from the 1910s to the 1930s on narrower lots, along with newer infill, townhomes and condo buildings along Wellington Street West, Holland Avenue and Scott Street. The walkability and the main street are the draw, and buyers often trade yard space for location.
Because the housing stock is so varied, values depend heavily on lot size, condition and how much of the original house has been updated. Jason prices against recent comparable sales on similar streets rather than area averages.
Jason spent years in the construction and electrical trades before real estate, and homes of this age are where that experience counts most:
His guide to buying a character home in Westboro covers these issues in more depth.
Hampton Park, the green space, has been a recreation ground for close to a century. It is owned by the National Capital Commission and maintained by the City, with sports fields, a playground, a wading pool and a protected woodland. Iona Park and the Byron Linear Park path add more green space nearby. In Wellington Village, Fisher Park is the main neighbourhood park, and the riverside pathway and Champlain Park are a short walk north.
Wellington Street West is one of Ottawa’s best-known main streets, with independent cafés, restaurants, bakeries, a butcher, specialty food shops and boutiques. Holland Avenue and the Parkdale Market add more choice to the east. Hampton Park residents have Westgate Shopping Centre and Hampton Park Plaza for groceries and errands, and Westboro Village is a short walk west.
The Ottawa Hospital’s Civic Campus is close by, and federal offices at Tunney’s Pasture are within walking distance of Wellington Village. That makes the area especially popular with health-care workers and public servants who want to walk or cycle to work.
Always confirm your address with the Ottawa-Carleton District School Board or the Ottawa Catholic School Board before you buy, because catchments and programs change.
For more detail, see the Westboro schools guide.

With older homes, the purchase price is only part of the picture. Before you set your budget, Jason suggests looking at four ongoing costs:
If you are also weighing Hintonburg to the east, Jason’s Westboro vs Hintonburg comparison covers the trade-offs.
Character homes in good condition rarely last long. Get pre-approved, check your limits against the federal stress test using the Financial Consumer Agency of Canada’s mortgage guidance, and budget for Ontario’s land transfer tax. Plan for a detailed inspection and, where needed, specialist reports on wiring or the sewer line. Jason’s buyer cash back offer applies on qualifying purchases.
Buyers for older homes want to see what has been updated and when. Jason helps sellers pull together permits and receipts, choose pre-listing repairs that pay off, and price against the right comparables. Start with what your home is worth, and read about his 1% listing commission if you would like to keep more of your equity.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Hampton Park, also called Hampton-Iona, is in Ottawa’s west end, roughly between Tweedsmuir Avenue and Island Park Drive, from the Richmond Road area south to Carling Avenue. The name also refers to Hampton Park itself, a large NCC-owned park in the neighbourhood.
It is sometimes considered part of the greater Westboro area and sometimes treated as its own neighbourhood. It has its own community group, the Hampton Iona Community Group.
Wellington Village is generally bounded by Scott Street to the north, Holland Avenue to the east, the Queensway to the south and Island Park Drive to the west.
Many homes date from the 1910s to the 1930s, when the area was known as Elmdale. There are also newer infill homes, townhomes and condos, especially along Wellington Street West and Holland Avenue.
Check the electrical system for knob-and-tube wiring or undersized service, the water and sewer service lines, the foundation and basement moisture, brick and mortar condition, and the permits and quality of past renovations.
Hilson Avenue Public School serves much of Hampton Park, and Elmdale Public School serves Wellington Village. Fisher Park Public School, St. George Catholic School and Nepean High School are also nearby. Confirm catchments with the school board.
Yes. It is one of the most walkable neighbourhoods in Ottawa’s west end, with shops and restaurants on Wellington Street West and Holland Avenue and the Tunney’s Pasture O-Train station on its northern edge.
