Are Barrhaven townhomes a good buy? For first-time buyers, young families and downsizers, often yes. Townhomes are Barrhaven’s most common entry point into a ground-oriented home, and in fall 2026 buyers have more negotiating room than in recent years: OREB’s city-wide townhouse benchmark was $546,500 in September, down 2.2% year over year. The key is knowing which type of townhome you’re buying (freehold, condominium or stacked), which pocket of Barrhaven it’s in, and what condition its shared components are in.
Barrhaven was largely built from the 1990s onward, when builders leaned heavily on townhomes to meet demand from young families. As a result, freehold townhomes line the streets of Longfields, Chapman Mills and Half Moon Bay, and newer stacked and back-to-back models are common near Strandherd and in the south end.
For buyers that means plenty of choice at any time of year. For sellers it means competition: a Barrhaven townhome is rarely the only similar home for sale nearby, so price, condition and presentation decide the outcome.
Not sure which part of Barrhaven fits you? The Barrhaven neighbourhoods guide compares Old Barrhaven, Longfields, Chapman Mills, Stonebridge and Half Moon Bay.
Not all townhomes are owned the same way, and the difference affects monthly costs, rules and resale.
| Type | What you own | Monthly fees? | Watch for |
|---|---|---|---|
| Freehold townhome | The home and the land under it | No | Roof, firewall and fence shared with neighbours; you maintain everything |
| Freehold with POTL (parcel of tied land) | The home and land, tied to a common-elements condominium | Yes, usually modest | Shared roads, parking or landscaping run by a condo corporation |
| Condominium townhome | The unit; exteriors and grounds are common elements | Yes | Reserve fund health, special assessments, rules on rentals and pets |
| Stacked or back-to-back | Usually a condo unit over or under, or back to back with, another | Yes | Fewer exterior walls, shared floors and ceilings, sound transmission |
Two newer formats deserve a closer look because they are common in Barrhaven’s south end. A back-to-back townhome shares its rear wall with another unit, so it has windows on one side only, with no backyard and often a small balcony or terrace instead. A stacked townhome places one unit above another, so one owner has the ground floor and basement and the other has the upper floors and often a rooftop terrace. Both cost less than a traditional freehold row townhome, and both usually come with common-element fees for shared roofs, grounds and snow removal.
For the details on each, see condo vs freehold and what a stacked townhouse is. For anything with a condo component, the status certificate is the key document: it shows fees, the reserve fund, budgets and any legal issues. The Condominium Authority of Ontario explains what it contains and owners’ rights.
| Typical townhome | Who it suits | |
|---|---|---|
| Old Barrhaven | 1970s–80s attached homes, some condo complexes | Lowest entry prices; buyers comfortable updating |
| Longfields and Davidson Heights | 1990s freehold two-storeys | First-time buyers near schools and the Transitway |
| Chapman Mills | 2000s–2010s freehold and terrace homes | Buyers wanting newer construction near shopping and the river |
| Stonebridge | Freeholds on the edges of the golf community | A more affordable way into Stonebridge |
| Half Moon Bay | New and nearly new freeholds, back-to-backs, stacked units | Buyers wanting new, including from builders |
Many Barrhaven buyers weigh a larger townhome against a smaller or older detached home at a similar price. A townhome usually offers newer construction, lower maintenance and a better location for the money. A detached home offers privacy, a bigger lot, no shared walls and generally stronger long-term appreciation. Jason’s guide to townhouse vs detached homes in Ottawa covers the trade-offs in depth.
In Barrhaven specifically, the most common comparison is a 2010s townhome in Chapman Mills or Half Moon Bay against a 1970s detached home in Old Barrhaven. The answer usually depends on how much renovation a buyer is willing to take on.
Shared walls and roofs create issues that detached homes don’t have. Jason’s construction and electrical trades background helps him spot them during a showing:
A professional home inspection is the right backstop, and for new townhomes, check remaining Tarion warranty coverage.
Townhomes are Ottawa’s second-largest segment by sales after single-family homes. In September 2026, OREB reported 329 townhouse sales city-wide, down 3.5% year over year, a townhouse benchmark of $546,500, down 2.2%, and 4.4 months of inventory in its Ottawa Suburb South submarket (OREB September 2026). OREB does not publish Barrhaven-only figures.
What that means in Barrhaven:
The broader picture is on the Barrhaven real estate market page. For the value of a specific townhome, see the Barrhaven home value guide.
Because buyers can usually compare several similar townhomes at once, small differences decide which one sells first. These carry the most weight with buyers:
Pricing a Barrhaven townhome means comparing it with recent sales of the same builder model in the same pocket, then adjusting for updates and lot. That is far more reliable than any average. Jason’s 1% listing commission also leaves more of the sale price with the seller in a segment where every few thousand dollars counts.
A freehold townhome is the most common first home in Barrhaven. First-time buyers should:
Jason’s Ottawa first-time home buyers guide walks through the full process, and buyers who purchase with Jason can receive up to $3,000 cash back at closing on qualifying purchases.
Investors like Barrhaven townhomes for steady rental demand from families near schools and the Transitway. Check the condo or POTL rules on rentals, the realistic rent from recent comparable leases, and landlord obligations under Ontario’s Residential Tenancies Act. The city-wide townhouse benchmark is down 2.2% year over year, so buy on rental numbers, not expected appreciation.
Downsizers often choose condo townhomes for exterior maintenance and snow removal handled by the corporation, or bungalow-style townhomes where available. Jason’s guide to downsizing in Ottawa covers timing the sale of a family home.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Jason recently helped me and my family find a home and we were extremely happy with our experience. He did everything he could to secure us the best property, was always readily available and had a lot of knowledge on the house buying process. My family would highly recommend him.
Modestly, city-wide. OREB’s townhouse benchmark was $546,500 in September 2026, down 2.2% year over year. OREB does not publish Barrhaven-only prices, and results vary by pocket and condition.
With a freehold you own the home and land and pay no condo fees. With a condo townhome you own the unit, the corporation maintains common elements, and you pay monthly fees. A POTL is a freehold tied to a small common-elements condominium, usually for shared roads or landscaping.
In Half Moon Bay and Quinn’s Pointe, south of the Jock River, where builders are still active. Chapman Mills has townhomes from the 2000s and 2010s.
Check the firewall and attic separation, the age of the shared roof, sound between units, grading, rented equipment, and, for condo or POTL units, the status certificate and reserve fund.
They rent steadily near schools and transit, but buy on realistic rental numbers rather than expected appreciation, and confirm any condo rules on rentals.
Usually. End units have more windows, a side yard and only one shared wall, so they typically sell at a premium over interior units of the same model.
