A 1965 Lynwood Village bungalow with a new roof, updated panel, insulated attic and a finished basement can be worth far more than the same model two doors down in original condition. Before real estate, Jason worked in the construction and electrical trades and earned a technical diploma in Construction Electricity. In a market full of 40- to 70-year-old homes, that experience is practical, not decorative.

  • Heating and radon. Furnace age, fuel type and whether the home has been tested for radon, which Health Canada recommends for all homes.

A Realistic Pre-Listing Plan for an Older Nepean Home

Most Nepean sellers have lived in their homes for a long time, and the weeks before listing make a big difference to the result. Here’s how Jason typically plans it.

Four to eight weeks before listing

  • Decide on repairs. Small fixes such as dripping taps, missing trim, burnt-out bulbs and sticking doors almost always pay back. Bigger projects rarely do right before a sale. If your panel, roof or windows are near the end of their life, the choice is usually between replacing them or pricing accordingly.

Two weeks before listing
