Nepean was built in waves from the 1950s through the 1980s, with infill and high-rise towers added since. That gives buyers more variety than almost any other part of Ottawa’s west end.
Nepean has one of the largest concentrations of bungalows in Ottawa, especially in Lynwood Village (Bells Corners), Manordale, Arbeatha Park, Parkwood Hills and Crystal Beach. Many sit on lots that are wider and deeper than those in newer suburbs. They’re popular with downsizers, first-time buyers and renovators, and they tend to sell quickly when priced right.
The 1970s neighbourhoods of Craig Henry, Briargreen, Trend Village and Country Place are full of split-levels and two-storey family homes, usually with three or four bedrooms, a family room and a garage. They’re the typical move-up home in Nepean.
Qualicum’s large lots, the Estates of Arlington Woods and parts of Centrepointe offer larger executive homes. Some Qualicum Street homes are 1960s custom builds on 100-by-100-foot lots.
Freehold and condominium townhouses are common in Centrepointe, Tanglewood, Westcliffe Estates, Leslie Park and Parkwood Hills. Condo apartments range from 1960s and 1970s towers near Meadowlands and Baseline to new high-rises near Baseline Station. Nepean doesn’t have a single price level. Prices depend on three things more than anything else: the neighbourhood, the housing era and the level of updating.
Areas close to the Ottawa River, large-lot pockets like Qualicum, and newer executive areas such as the Estates of Arlington Woods tend to sit at the higher end. Neighbourhoods with more townhouses and smaller bungalows, such as parts of Westcliffe Estates and Tanglewood, typically offer lower entry points. Our Nepean neighbourhood guide describes each area.
Because most homes are 40 to 70 years old, updates make a big difference. A bungalow with a new roof, windows, furnace, panel and kitchen can sell for far more than the same model in original condition. When you compare listings, look at what has been done, not just the bedroom count.
The Ottawa Real Estate Board publishes board-wide monthly figures; it doesn’t publish neighbourhood-level averages for each Nepean community. For a specific home, recent comparable sales on the same street and in the same housing style are the best guide. Buying an older home is different from buying new. Here’s what to check before you commit.
Get a mortgage pre-approval before you shop, and budget for closing costs. In Ontario that includes the provincial land transfer tax (Nepean is in Ottawa, so there’s no additional municipal land transfer tax like Toronto’s), legal fees, title insurance and adjustments. Request the ages of the roof, furnace, air conditioner, water heater and windows, and ask whether the electrical panel, wiring and plumbing have been updated. In some Nepean homes built in the late 1960s and 1970s, aluminum branch wiring is worth asking about.

Two identical homes can suit very different buyers depending on the street. Before you fall for a listing, check these three things.
Catchments don’t follow neighbourhood names or postal codes. Confirm the schools for any address with the OCDSB and OCSB school locators, and with the French boards if you want French-language education. Our Nepean schools guide explains how to do it.

Nepean is changing along its main roads, with new towers near Baseline Station, along Centrepointe Drive and on parts of Robertson Road. Check the City of Ottawa’s development applications for anything planned near a home you’re considering.
Nepean listings use terms that mean something specific in an older housing market. Knowing them helps you spot opportunities and red flags quickly.
Fresh paint on one basement wall, new flooring over an older subfloor in only one room, a very new furnace in a home with no other updates, or no permits for an obvious addition are all reasons to ask more questions.
