Marchwood-Lakeside is the original name for the Kanata Lakes area of Kanata North, north of Highway 417 between Terry Fox Drive and Beaverbrook and south of Morgan’s Grant — and its defining feature is water: a series of landscaped ponds and green corridors run through the community, giving it a softer, more parklike feel than the denser streets closer to Centrum.

Marchwood-Lakeside was master-planned on the last of developer William Teron’s Kanata land holdings, around what became the Kanata Golf & Country Club, which closed in 2025 and is now being redeveloped for housing. The first homes went up in the late 1980s and construction continued into the early 2000s, which puts its housing stock a generation newer than Beaverbrook or Katimavik but more established than the newest builder phases in South March and Kanata North. The community takes its name seriously — landscaped stormwater management ponds double as neighbourhood amenities, with walking paths and green space woven between residential streets rather than tacked on at the edges.
Housing here is predominantly detached two-storey singles, with a mix of townhome product along the community’s edges. Lot sizes and architectural styles are fairly consistent within each phase, which makes comparables relatively straightforward once you know which section of the community a home sits in.

This community works well for families who want more green space and a quieter, water-adjacent setting without giving up proximity to Kanata’s amenities and tech-sector commute. It’s a natural step for buyers moving up from Beaverbrook or Katimavik who want a newer build but aren’t ready to pay South March or brand-new-construction pricing. It’s less suited to buyers specifically chasing walkability to Kanata Centrum’s retail strip — Marchwood-Lakeside is a short drive rather than a walk from the main commercial hub.
Marchwood-Lakeside falls within the Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments serving Kanata North — confirm exact school assignments directly with the boards. For commuting, the community sits within reasonable reach of both Terry Fox Drive and March Road, giving flexible routes toward Highway 417 and the tech corridor. OC Transpo services the area with routes connecting toward the Kanata Transitway.
Recreationally, the pond and pathway network is the community’s own backyard amenity, and residents are a short drive from the Kanata Recreation Complex for organized sport and swimming. Kanata’s continued population growth over the past decade is documented in Statistics Canada’s census data, which tracks with the steady development pace seen across Kanata North.
Schools serving Kanata Lakes and Marchwood-Lakeside include W. Erskine Johnston Public School (JK to Grade 8), Kanata Highlands Public School, St. Gabriel School, Georges Vanier School, Earl of March Secondary School and All Saints Catholic High School. Recent listings here have included homes on Kanata Avenue, Goldridge Drive, Winterset Road, Huntsville Drive and Robson Court. Confirm the designated school for a specific address with the board.
Most homes in Marchwood-Lakeside were built between the late 1980s and the early 2000s. That puts many of them in the window where the original systems are reaching the end of their life, and where a few materials from that era need a closer look.
Plumbing. Polybutylene, or Poly-B, water piping was used in Canadian homes from the late 1970s into the 1990s. It’s usually grey and flexible, and some insurers limit coverage or charge more for homes that still have it. If a home here has Poly-B, factor the cost of replacing it into your offer rather than discovering it after closing.
Roof and windows. Asphalt shingles typically last about 20 to 25 years, so many homes here are on their second roof. Ask the seller for the date and the invoice. Original windows from this era often show failed seals, which you’ll see as fogging between the panes.
Heating, cooling and electrical. A furnace or air conditioner from the early 2000s is at or near the end of its expected life. Check the electrical panel too. If you’re planning to add an EV charger, a heat pump or a basement suite, you need to know whether the existing service can carry it or needs an upgrade. With my background in the electrical trades, this is one of the first things I look at.
Radon. Health Canada recommends that every home be tested for radon, a naturally occurring gas found at elevated levels in parts of the Ottawa area. A long-term test takes at least three months, so if you’re buying, plan to test after you move in and budget for mitigation if the result comes back high.
Grading around the ponds. Homes backing onto the stormwater ponds are some of the most sought-after in the community. On those lots I look closely at the grading, the sump pump and any signs of past water in the basement.
None of these are reasons to avoid the area. They’re the reason a Marchwood-Lakeside home with updated systems is worth more than one without, and why comparing the two on price alone can be misleading.
The redevelopment of the former Kanata Golf & Country Club, next door in Heritage Hills, will also bring new homes and construction traffic to the area over the next few years.
Market snapshot, October 2026: MLS® area 9007 (Kanata Lakes/Heritage Hills), which includes Marchwood-Lakeside, had 62 active for-sale listings on the MLS® System when this page was last updated. Detached homes (29 listings) were asking between $699,000 and $3,299,000, with a median asking price of about $1,220,000. Townhomes (26 listings) were asking between $439,900 and $989,900, with a median of about $703,363. These are asking prices from the live listing feed, not sold prices. For what homes have actually sold for on a specific street, I pull recent sold comparables directly.
Marchwood-Lakeside’s resale pricing typically tracks between the more established inner-Kanata communities and the newer South March and Kanata North builds — a reflection of its late-1980s-to-2000s construction and its parklike, pond-adjacent lots, which carry a premium over comparable homes without that setting. The Ottawa Real Estate Board publishes monthly resale statistics for the broader market; for pricing specific to a Marchwood-Lakeside street, I pull current sold comparables directly, factoring in proximity to a pond or green corridor, which can meaningfully move a home’s value in this community. See what your home is worth to start that process.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
Homes in this community are old enough now that original mechanical systems — furnaces, roofs, and in some cases windows — are approaching or past their expected service life, which is exactly the kind of thing my trades background catches during a walkthrough before it becomes a surprise at inspection. I look at panel capacity, roof condition, and grading around those ponds the same way a home inspector will.
If you’re moving up from an older Kanata community into Marchwood-Lakeside, or selling here to move further into Kanata North, I coordinate the buy-sell timing so you’re never exposed to two mortgages at once — see buying and selling at the same time. Sellers can review exactly what comes off the top at closing on my cost of selling page, and I offer a 1% listing commission on the final sold price. Buyers should also factor in Ontario’s land transfer tax and confirm current mortgage requirements through CMHC before setting a budget for this community.

Not typically — it’s a short drive rather than a walk to Kanata’s main retail hub, though the community has its own pond and pathway network as a local amenity.
Homes directly backing onto a pond or green corridor generally command a premium over comparable homes elsewhere in the community — an accurate comparative market analysis should account for this when pricing a home here.
Because pond proximity and lot position vary significantly within the community, an automated online estimate isn’t reliable — see what your home is worth for a comparative market analysis using current sold comparables.
