Kanata REAL ESTATE

South March Homes for Sale

South March sits in Kanata North, wedged between the Kanata North Business Park and one of the largest urban conservation forests in Ottawa — which makes it one of the few Kanata communities where you can walk to work in the tech sector and walk into wilderness trails in the same afternoon. Housing here spans established streets from the 1990s and 2000s alongside newer infill and builder phases, so buyers have real range in price point and home age.

South March homes for sale in Kanata North

What Is South March Like?

South March is officially grouped with Morgan’s Grant on the MLS® System as a single resale area, reflecting how closely the two communities sit together along March Road and Klondike Road in Kanata North. What sets South March apart is its direct border with the South March Highlands Conservation Forest, close to 1,000 acres of protected forest, wetland, and rock-barren habitat with an extensive mountain-biking and hiking trail network — a genuinely rare amenity to have adjacent to a suburban subdivision.

The area’s housing stock is a mix: established detached singles from the 1990s and early 2000s closer to Klondike Road, and newer townhome and single-family phases — including recent builder communities like Brookline — filling in toward March Road. That range means South March can work for a buyer looking for a mature lot with real trees, or one who wants a newer build with modern mechanicals, often on the same street.

Who Is South March Best For?

This community draws heavily from Kanata North’s tech workforce — its location inside walking or short-drive distance of the Kanata North Business Park, home to major employers along March Road, is a genuine commute advantage that few other Kanata communities can match. It also suits outdoor-minded buyers and families who want conservation-forest access without leaving the suburbs, and move-up buyers who want more lot size and privacy than they’d find in Kanata’s denser southern pockets. The National Capital Commission’s Greenbelt trail network also connects into the broader west-end trail system for residents who want to range further afield on foot or by bike.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

What Schools and Amenities Are Near South March?

South March falls within the Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments serving Kanata North — confirm specific school assignments with the boards, as boundaries can shift with ongoing development in the area.

March Road is the community’s commercial and commute spine, giving direct access to the Kanata North tech corridor as well as connections south toward Highway 417. OC Transpo runs routes along March Road serving the business park and residential streets alike. For recreation beyond the conservation forest, residents are a short drive from Kanata Centrum’s shopping and the Kanata Recreation Complex.

Schools serving Morgan’s Grant and South March include Jack Donohue Public School (JK to Grade 8, opened 2004), South March Public School, École élémentaire publique Julie-Payette and Earl of March Secondary School. W.C. Bowes Park sits beside Jack Donohue, Monk Environmental Park adds wooded trails, and the South March Highlands conservation forest is on the community’s doorstep. Recent listings in the area have included homes on Strathcarron Crescent, Morgan’s Grant Way, Klondike Road, Shirley’s Brook Drive and Eileen Vollick Crescent. Confirm the designated school for a specific address with the board.

What Is the Difference Between South March and Morgan’s Grant?

South March and Morgan’s Grant are often talked about as one place, and the real estate board lists them together, but they’re two different stages of Kanata North.

Morgan’s Grant is the established part. It sits north of the Kanata North Business Park, west of March Road and north of Terry Fox Drive. Building started in the late 1980s, with much of the community completed through the 2000s. Homes here are mostly detached and semi-detached houses on mature streets, close to Jack Donohue Public School and W.C. Bowes Park.

South March is the newer, northern edge, named after the original Township of March. It’s where the active building is now, including communities such as Northwoods and Brookline. Streets like Eileen Vollick Crescent have appeared repeatedly in recent listings, much of it new construction.

Because the board groups them together as area 9008, the listings on this page mix 30-year-old homes with brand-new ones. That’s why the price range here is so wide. When you’re comparing, make sure you compare like with like: a 1990s detached home in Morgan’s Grant and a new townhome in South March are different purchases, even when the asking prices are close.

Both share the area’s biggest natural asset, the South March Highlands Conservation Forest. It covers about 457 hectares of woodland, wetland and rock outcrops, with around 15 kilometres of trails for hiking and mountain biking. You can get in from the Richcraft Recreation Complex or from parking at Klondike Road and Second Line Road.

The other shared draw is work. The Kanata North tech park is minutes away, and many buyers here are choosing it to cut their commute. If that’s you, look at the walk or bike route to your office, not only the drive.

For buyers moving up within Kanata North, I usually see two paths: from an older Morgan’s Grant home into new construction in South March, or the reverse, trading a newer home for a bigger lot and mature trees. Either way, the timing of the sale and the purchase is what makes the move work.

Get Cash Back When You Buy a Home in Ottawa

Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

What Do Homes for Sale in South March Cost?

Market snapshot, October 2026: MLS® area 9008 (Morgan’s Grant/South March) had 61 active for-sale listings on the MLS® System when this page was last updated. Detached homes (20 listings) were asking between $650,000 and $1,199,900, with a median asking price of about $885,000. Townhomes (34 listings) were asking between $364,000 and $829,900, with a median of about $580,000. These are asking prices from the live listing feed, not sold prices. For what homes have actually sold for on a specific street, I pull recent sold comparables directly.

South March resale activity tracks closely with the broader Kanata North market, with pricing influenced heavily by lot size, proximity to the conservation forest, and home age — an updated 1990s bungalow on a larger lot can compete directly with a newer townhome on price, which makes accurate comparables essential rather than optional here. The Ottawa Real Estate Board publishes monthly resale statistics for the broader region; for a valuation specific to a South March street, I pull current sold comparables directly from the MLS® System — see what your home is worth to start that process.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

How Can Jason Help You Buy or Sell in South March?

South March is a community where home age really matters at the inspection stage — a 1990s build and a 2020s build on the same street can have completely different electrical panels, insulation standards, and mechanical systems. My background in construction and electrical trades before real estate means I’m reading a home’s condition the same way an inspector will, before you’re locked into an offer.

For move-up buyers coming from elsewhere in Kanata who want the conservation-forest lifestyle, I coordinate the sell-and-buy timing so you’re never carrying two mortgages at once — see buying and selling at the same time for how that process runs. If you’re selling a South March home, my cost of selling guide lays out exactly what comes off the top at closing, and I offer a 1% listing commission on the final sold price for sellers in this market. Buyers financing a purchase here should review current requirements through CMHC and budget for Ontario’s land transfer tax, both of which apply regardless of home age or lot size.

For newer construction in the immediate area, including Brookline and Northwoods just up March Road, see my new construction Ottawa guide. For the wider Kanata North picture, start at Kanata North or the main Kanata real estate guide.

For acreage living just outside the suburbs, see the Marchurst Road estate homes in rural Kanata. For an established alternative closer to Kanata Centrum, see Marchwood-Lakeside.
