Heritage Hills sits in north-central Kanata, grouped with neighbouring Kanata Lakes as a single resale community on the MLS® System and wrapped around the former Kanata Golf & Country Club, which closed in November 2025 and is now being redeveloped as a new subdivision of nearly 1,500 homes. It’s one of Kanata’s more move-in-ready pockets: a mix of well-maintained 1990s and 2000s construction alongside newer custom and semi-custom builds on infill lots, all within a short drive of Kanata Centrum.

Heritage Hills and Kanata Lakes developed together from the late 1980s through the early 2000s around the Kanata Golf & Country Club (closed in 2025), and the MLS® System still lists them as a single community area today. What makes Heritage Hills worth knowing on its own is the newer infill and custom construction that’s continued to fill in alongside the original 1990s and 2000s housing stock — buyers here can find a well-kept original-era two-storey on one street and a builder-fresh custom home from a local builder like Cartesian Homes or Richcraft a few doors down.
That range gives Heritage Hills genuine flexibility: it’s not purely a resale market waiting to be renovated, nor purely a new-build community without established trees and infrastructure. Both exist side by side — and a newer infill build may still carry an active Tarion new home warranty, worth confirming before purchase.

This community draws move-up families who want an established, tree-lined setting close to Kanata Centrum’s shopping and the tech corridor, without sacrificing the option of a newer, higher-spec home. It suits buyers comparing a renovated original-era home against paying more for infill new construction in the same postal code — a genuine trade-off worth working through with real comparables rather than assumptions.
Heritage Hills falls within the Ottawa-Carleton District School Board and Ottawa Catholic School Board catchments serving Kanata — confirm specific school assignments directly with the boards. The community sits minutes from Kanata Centrum, Ottawa’s third-largest shopping centre. The former Kanata Golf & Country Club, which opened in 1968, played its final round in November 2025. In January 2026 the Ontario Land Tribunal approved ClubLink’s plan for roughly 1,500 homes on the course lands, and site work is now under way. The Kanata Lakes Community Association posts updates on the project. OC Transpo service runs through the area toward the Kanata Transitway, and Terry Fox Drive provides access to Highway 417 for the downtown commute.
Schools serving the Kanata Lakes and Heritage Hills area include W. Erskine Johnston Public School (JK to Grade 8), Kanata Highlands Public School, St. Gabriel School, Georges Vanier School, Earl of March Secondary School and All Saints Catholic High School. Recent listings here have included homes on Kanata Avenue, Goldridge Drive, Winterset Road, Huntsville Drive and Robson Court. Confirm the designated school for a specific address with the board.
The biggest change in Heritage Hills in a generation is happening on the land it was built around. The Kanata Golf & Country Club closed in November 2025. In January 2026, the Ontario Land Tribunal approved the zoning and draft plan of subdivision for ClubLink’s redevelopment of the course lands, after the Supreme Court declined to hear the City of Ottawa’s appeal. The plan calls for close to 1,500 new homes, and ClubLink has partnered with Minto and Richcraft on the project.
For buyers, this matters most if you’re looking at a home that backed onto a fairway. The golf view that once added value is being replaced by a new neighbourhood, and several years of construction noise, dust and truck traffic come first. Sales from before 2025 may include a golf-course premium that no longer applies, so I rely on recent comparables when pricing homes near the former course.
It also cuts the other way. Some buyers see an opportunity to buy on these streets at a discount now, before the new community is finished. That can work, but only if you go in knowing the timeline and can live with the construction.
For current owners near the site, residents have reported vibration damage from heavy equipment. From my construction background, my advice is simple: document your home’s condition now. Take dated photos of the foundation walls, any existing cracks, the drywall joints and the basement floor. If a claim ever comes up, a clear before-and-after record is far stronger than memory.
If you’re selling near the former course, be upfront about the redevelopment. Buyers will find it within minutes of searching, and a listing that addresses it directly, with the approved plan and a sensible price, sells faster than one that avoids the subject.
To follow the project, the Kanata Lakes Community Association posts updates and the City of Ottawa’s project page tracks the planning file.
Market snapshot, October 2026: MLS® area 9007 (Kanata Lakes/Heritage Hills) had 62 active for-sale listings on the MLS® System when this page was last updated. Detached homes (29 listings) were asking between $699,000 and $3,299,000, with a median asking price of about $1,220,000. Townhomes (26 listings) were asking between $439,900 and $989,900, with a median of about $703,363. These are asking prices from the live listing feed, not sold prices. For what homes have actually sold for on a specific street, I pull recent sold comparables directly.
Because Heritage Hills spans two distinct construction eras, pricing varies significantly by home age, lot, and whether a property has been updated — an original 1990s two-storey and a recent custom infill build can sit on the same street with very different price points. The Ottawa Real Estate Board publishes monthly resale statistics for the broader Kanata market; for a valuation specific to a Heritage Hills street, I pull current sold comparables directly, factoring in build era and finish level, which matters more here than in a single-era community. See what your home is worth to start that process.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
An original-era Heritage Hills home is now old enough that major mechanicals — roof, furnace, and sometimes windows — are at or past their expected service life, which is exactly where my background in construction and electrical trades earns its keep during a walkthrough. I look at panel capacity, roof condition, and whether a “finished basement” or addition was actually permitted before you’re locked into an offer.
If you’re weighing a renovated resale against new infill construction in Heritage Hills, I can walk both paths with you and pull real comparables for each. For move-up buyers coordinating a sale elsewhere in Kanata to fund a purchase here, I manage that timing so you’re not carrying two mortgages — see buying and selling at the same time. Sellers can review what comes off the top at closing on my cost of selling page, and I offer a 1% listing commission on the final sold price. Buyers financing either type of purchase should review current requirements through CMHC and budget for Ontario’s land transfer tax.

They’re listed together as one resale community on the MLS® System, developed together from the late 1980s through the early 2000s around the Kanata Golf & Country Club, which closed in 2025 — most local REALTORS® use the names together or interchangeably.
A mix of original 1990s and 2000s two-storey construction alongside newer custom and semi-custom infill homes, giving the community a wider price and finish range than most Kanata neighbourhoods.
The course closed in November 2025. In January 2026 the Ontario Land Tribunal approved ClubLink’s plan to build roughly 1,500 homes on the lands, and site work has started. Homes that backed onto the fairways will now back onto a new neighbourhood, which is worth factoring into value, privacy and resale for any home next to the former course.
It depends on your budget and appetite for updating — a well-maintained original-era home typically costs less than a new custom build on the same street, but may need mechanical updates sooner. A comparative market analysis for both options is the most accurate way to decide.
Because pricing varies significantly by build era here, an automated online estimate isn’t reliable — see what your home is worth for a comparative market analysis using current sold comparables.
Close to 1,500. The Ontario Land Tribunal approved the zoning and draft plan of subdivision in January 2026, and ClubLink has partnered with Minto and Richcraft on the project.
For homes that backed onto fairways, the golf view that once added value is gone, and several years of construction come first. Sales from before 2025 may include a golf-course premium that no longer applies, so recent comparables are the best guide to value.
