What is the cost of living in Barrhaven? For most households, Barrhaven costs less than central Ottawa for the same amount of space, mainly because homes are larger and newer for the price. The biggest costs are housing and the car or two that most Barrhaven households rely on. Property taxes, utilities and transit follow city-wide Ottawa rates, so they are the same whether you live in Barrhaven or Westboro. A realistic Barrhaven budget comes down to three numbers: your mortgage or rent, your property tax and your commute.
Barrhaven is a suburban community in Ottawa’s southwest, home to about 103,000 people. Its cost profile looks like most of Ottawa’s outer suburbs:
The trade-off is usually worth it for families who need bedrooms and yard space, which is why the guide to living in Barrhaven starts with schools and space rather than price.
Housing is the largest line in any Barrhaven budget, and it varies more by pocket and property type than anything else on this page.
The Ottawa Real Estate Board does not publish Barrhaven-only prices, but its city-wide benchmarks show the shape of the market. In September 2026, the townhouse benchmark was $546,500 and the single-family benchmark was $705,100 (OREB, September 2026). Barrhaven’s large supply of freehold townhomes makes it one of the more accessible places in Ottawa to buy a ground-oriented home, while executive homes in Stonebridge and newer models in Half Moon Bay sit well above the single-family benchmark.
For a real number on a real street, see the Barrhaven real estate market page or browse Barrhaven homes for sale.
The monthly payment depends on the price, down payment, amortization and rate. Run your own numbers with the Ottawa mortgage calculator and the home affordability calculator. Remember that lenders qualify buyers at a higher stress-test rate than the contract rate; the Financial Consumer Agency of Canada explains how.
Buyers in Barrhaven pay Ontario’s land transfer tax on closing. Ottawa does not charge a separate municipal land transfer tax, unlike Toronto. Eligible first-time buyers can claim a provincial refund. Add legal fees, title insurance, a home inspection and adjustments. Estimate the tax with the land transfer tax calculator.
Rents follow the wider Ottawa rental market, and most rental stock in Barrhaven is townhomes, basement suites and a growing number of purpose-built buildings near Strandherd and Chapman Mills. CMHC’s Rental Market Report publishes Ottawa average rents by unit size each year, the most reliable benchmark to budget from.
Property tax in Barrhaven is calculated the same way as everywhere else in Ottawa: the home’s assessed value from the Municipal Property Assessment Corporation (MPAC) multiplied by the municipal tax rate set by City Council, plus the provincial education rate. The City of Ottawa’s property tax page explains billing and instalment options.
Two points matter for Barrhaven buyers:
The easiest way to estimate a specific home’s bill is the Ottawa property tax calculator, or by checking the actual tax amount on the listing.
Barrhaven homes are on municipal water and sewer, with electricity from Hydro Ottawa and natural gas heating in most homes.
Newer homes in Half Moon Bay, Chapman Mills and Stonebridge generally have better insulation, windows and high-efficiency furnaces than 1970s homes in Old Barrhaven. When comparing an older home with a newer one, ask the seller for 12 months of utility bills. A cheaper purchase price can come with higher heating costs and an upcoming furnace, window or insulation upgrade. Jason’s trades background is useful here: he looks at the furnace age, attic insulation and window condition during showings and explains what they mean for running costs.
Transportation is the line where Barrhaven costs more than central Ottawa.
Driving. Most Barrhaven households own a car, and many own two. Budget for insurance, fuel, maintenance and, for downtown workers, parking.
Transit. OC Transpo’s Southwest Transitway connects Barrhaven by bus rapid transit. From January 1, 2026, an adult single ride costs $4.10 and an adult monthly pass costs $138.50 (OC Transpo fares). Many federal and large employers offer transit-pass programs, which can change this math considerably.
Rail. Barrhaven has VIA Rail’s Fallowfield station for trips to Toronto and Montreal, which helps households who travel regularly for work.
Before committing to a home, test the commute at the time you will actually travel with the OC Transpo travel planner.
Childcare. For families with young children, childcare can be the biggest monthly cost after housing. Ontario participates in the Canada-wide early learning and child care system, which has reduced fees at participating licensed centres. Check current fees and availability through the Government of Ontario’s child care information, and register early, because Barrhaven’s young-family population keeps waitlists long.
Groceries and shopping. Barrhaven has full-service grocery, a Costco at CitiGate, and big-box retail at Barrhaven Town Centre, Chapman Mills Marketplace and Strandherd Crossing, so prices track the Ottawa average and there is plenty of competition. Half Moon Bay gained its first major grocery store, Food Basics, in October 2025.
Recreation. Two city recreation centres, the Walter Baker Sports Centre and the Minto Recreation Complex, offer public swims, skating and drop-in programs at city rates. The Rideau River trails at the Chapman Mills Conservation Area are free.
Beyond the monthly bills, a few costs regularly catch Barrhaven owners off guard:
Every household is different, so the most useful exercise is to fill in your own numbers for a specific home. This framework shows where each figure comes from:
| Monthly cost | Where to get the real number |
|---|---|
| Mortgage payment | Ottawa mortgage calculator and your lender’s pre-approval |
| Property tax | The listing’s tax amount, divided by 12, or the property tax calculator |
| Condo or POTL fee | The listing and the status certificate |
| Home insurance | A quote from your insurer, based on the home’s age, roof and wiring |
| Water and wastewater | The seller’s recent City of Ottawa bills |
| Electricity and natural gas | The seller’s last 12 months of bills |
| Water heater rental | The rental contract, if the tank is rented |
| Transportation | Car payments, insurance and fuel, or an OC Transpo pass |
| Childcare | Quotes from licensed providers near the home |
Ask for the utility history and rental contracts before firming up an offer. Jason requests these as a matter of course, because they are often the difference between a home that fits the budget and one that doesn’t.
For families who want space, Barrhaven offers more home for the money than central Ottawa, with the same municipal service costs. The trade-off is higher transportation costs and a longer commute. Households that can work some days from home, or that work in the south or west end, usually get the best value from Barrhaven.
The right way to judge affordability is to build a monthly budget for a specific home: mortgage, property tax, utilities, insurance, transportation and childcare. Jason can help assemble those numbers for any Barrhaven listing, including the property tax figure and the utility history.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Jason recently helped me and my family find a home and we were extremely happy with our experience. He did everything he could to secure us the best property, was always readily available and had a lot of knowledge on the house buying process. My family would highly recommend him.
For housing, usually yes: Barrhaven offers more space for the price. Property tax rates, water rates and transit fares are the same city-wide, and transportation costs are typically higher in Barrhaven because most households drive.
They depend on the home’s MPAC assessed value multiplied by Ottawa’s municipal and education tax rates, which are the same across the city. The listing shows the current tax amount, or use an Ottawa property tax calculator.
As of January 1, 2026, an adult monthly pass costs $138.50 and an adult single ride is $4.10. Barrhaven is served by the Southwest Transitway bus rapid transit corridor.
It is possible near Longfields, Strandherd and Barrhaven Centre Transitway stations, but most households own at least one car because errands and many commutes are easier by car.
Usually. Homes built in the 2000s and later in Half Moon Bay, Chapman Mills and Stonebridge tend to have better insulation and more efficient systems than 1970s homes. Ask for 12 months of utility bills before buying.
