The O-Train west extension is the biggest transit change Ottawa’s west end has seen in decades. Stage 2 extends light rail west from Tunney’s Pasture through Westboro and along the river, then on to Lincoln Fields, Algonquin, Bayshore and Moodie. For buyers, it changes which neighbourhoods are an easy car-free commute to downtown.
This guide covers the new stations, the neighbourhoods near them, the expected timeline and the trade-offs of living near a station. The schedule has already slipped, and flooding on Canada Day 2026 damaged parts of the western extension, so check the City of Ottawa’s Stage 2 page for the latest.
The west extension adds two branches. One continues from Tunney’s Pasture along the river corridor to Lincoln Fields, then south toward Algonquin College. The other runs west from Lincoln Fields toward Bayshore and Moodie.
| Station | Nearby neighbourhoods |
|---|---|
| Westboro | Westboro, Island Park, Hampton Park |
| Kìchì Zìbì | Westboro, Westboro Beach area |
| Sherbourne | McKellar Park, Highland Park |
| New Orchard | Britannia, Woodroffe, Laurentian View |
| Lincoln Fields | Carlingwood, Woodpark, Whitehaven |
| Iris and Algonquin | Glabar Park, Copeland Park, Algonquin College area |
| Queensview and Pinecrest | Queensway Terrace North, Britannia Heights |
| Bayshore and Moodie | Bayshore, Crystal Beach and Lakeview |
Station names and the exact list can change before opening. Confirm the station closest to any home you’re considering.
Already among the most walkable areas in the west end, with Richmond Road shops and restaurants. The new Westboro and Kìchì Zìbì stations add rail access to an area that has relied on buses. Housing ranges from condos and infill to large older homes on Island Park Drive.
Quiet streets of postwar homes, many replaced by custom builds, between Richmond Road and the river. Sherbourne station puts rail within walking distance for many homes, and the restored parkway corridor adds green space once construction wraps up.
New Orchard station serves the area near Richmond Road. Britannia combines the beach and Mud Lake with condo towers and older village homes, while Woodroffe and Laurentian View offer postwar detached homes.
Lincoln Fields becomes a major transfer point between the two branches. Carlingwood, Woodpark and Whitehaven offer bungalows and split-levels on family-sized lots, with Carlingwood Shopping Centre close by.
The branch toward Moodie serves Bayshore Shopping Centre and nearby condos and townhomes, as well as Queensway Terrace North and the riverside streets of Crystal Beach and Lakeview. For Kanata commuters, a station at Moodie offers a quicker park-and-ride route into the city.
Construction has been under way for several years. In March 2026, the launch was pushed to mid-2027. Then, on Canada Day 2026, flooding in the west end caused significant damage to the western extension, and OC Transpo has said it may open the line in stages, with only part of it running at first. Treat any opening date as an estimate rather than a promise, and don’t pay a premium today based on a firm date.
Part of the line runs in a cut-and-cover tunnel, about 3 kilometres long, under the Kichi Zibi Mikan parkway corridor. When construction finishes, the corridor is being restored as parkland, which matters for homes in Westboro and McKellar Park that back onto the area.
Today, many west-end transit riders take a bus to Tunney’s Pasture and transfer to the train. Once the extension opens, riders near the new stations should be able to board the train close to home and ride straight through to downtown. That makes neighbourhoods such as Britannia, McKellar Park and Carlingwood much more practical for anyone who wants to commute without a car.
Several stations sit close to the river and the Capital Pathway, so cycling to the station and walking to the river become part of the same routine.
The branch to Algonquin gives Algonquin College a direct rail link, which is likely to shape rental demand nearby.
Ottawa’s Official Plan and the new Zoning By-law 2026-50 encourage more homes near rapid transit, including taller buildings on main streets and more units on residential lots. For buyers, that means two things:
Check the zoning and any active development applications near a home before you buy. The City’s development application search shows what’s proposed nearby.
Being near a station isn’t the same as being next to one. Many buyers prefer a home a five- to ten-minute walk from the platform: close enough to use the train every day, far enough to avoid the noise and traffic. Jason helps buyers compare streets on walking routes, construction impact, zoning and resale.
Investors should look at rental demand around Algonquin College, Lincoln Fields and Bayshore, and at what the new zoning allows. Jason’s living in Ottawa guide and cost of living in Ottawa pages give wider context.
Rental demand tends to follow transit, colleges and employers. Areas near Algonquin, Lincoln Fields and Bayshore may attract students and commuters. Before you buy, check what the zoning allows for additional units, run the numbers at realistic rents and vacancy, and understand Ontario’s tenancy rules. Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()
