Crystal Beach, Ottawa is a 1960s west-end neighbourhood between Carling Avenue, Moodie Drive and Corkstown Road, a few minutes from the Ottawa River, Andrew Haydon Park and the Department of National Defence Carling Campus. Together with Lakeview to the south and the older riverside pockets of Crystal Bay and Rocky Point, it forms one of the most sought-after family areas in Nepean.
Buyers come for the location between Kanata and downtown, the river parks and sailing club, a neighbourhood design that keeps through-traffic off residential streets, and a strong community association. This guide covers the history, housing, schools and what to check when buying here.
Crystal Beach was established in the 1960s, when the area was still part of Nepean Township. It’s now in Bay Ward in the City of Ottawa.
Crystal Beach was developed mainly by Minto. Many homes are modified versions of five original models, so you’ll see the same basic designs updated, expanded and renovated in different ways across the neighbourhood. It was extended in 1974 with townhomes around Carling Avenue via Corkstown Road, and again in 1988 around Maki Park. Some newer sections were built by Garand Homes. The street layout was designed to limit through-traffic, which is a big part of why it feels quiet despite being next to Carling and the Queensway.
Lakeview sits south of Corkstown Road and Carling Avenue, north of Highway 417, between the NCC bike path and Holly Acres Road. It’s a smaller residential pocket with its own park and some of the best outdoor rinks in the west end in winter.
North of Carling, the older communities of Crystal Bay and Rocky Point date back to the early 1900s, when they began as cottage-style settlements along the Ottawa River. Housing there is more varied, from older cottages converted to year-round homes to larger newer builds on river-adjacent lots.
The Crystal Beach Lakeview Community Association covers Crystal Beach, Lakeview, Stonehedge and Creeks End, and runs programs from Maki House and Maki Park, including youth sports, fitness classes and seasonal events.
Most of Crystal Beach is detached housing from the 1960s: bungalows, side-splits, back-splits and two-storeys built from Minto’s original models. Over 60 years, many have been expanded with additions, second storeys, new kitchens and finished basements, so condition and layout vary a lot from house to house.
The 1970s townhome sections near Carling and Corkstown offer a lower-cost way into the neighbourhood, and some are part of condominium corporations. The Condominium Authority of Ontario explains what to review before buying a condo townhouse.
Crystal Bay and Rocky Point homes are more individual. Some older homes began as seasonal cottages, which can mean unusual foundations, additions of different ages and older service lines. Ask for building permit history; the City of Ottawa can confirm permits for past work.

Crystal Beach has long been one of the more desirable 1960s neighbourhoods in Ottawa’s west end, and renovated homes here sell at a premium to many other Nepean areas. The river is Crystal Beach’s biggest draw.
Andrew Haydon Park, on the Ottawa River just north of Carling, has waterfront paths, ponds, picnic areas and a large playground, and hosts events through the summer. Next door, Dick Bell Park is home to the Nepean Sailing Club, one of the largest sailing clubs in the region, with lessons for kids and adults. The Ottawa River Pathway runs along the shore east toward Britannia and downtown.
The NCC Greenbelt lands at Shirleys Bay and Stony Swamp are a short drive west, with trails for walking, cycling and cross-country skiing.
Depending on address and program, students may attend Bells Corners Public School or Our Lady of Peace Catholic elementary in Bells Corners, St. Paul High School on Draper Avenue, Bell High School in Bells Corners, or Collège catholique Franco-Ouest for French Catholic secondary education.

The Department of National Defence’s Carling Campus, on Carling Avenue at Moodie Drive, is at the neighbourhood’s doorstep. Highway 417 is minutes away, so Kanata’s business parks are about five to ten minutes by car and downtown about 15 to 20 minutes outside rush hour. Bayshore Station and the new Moodie Station on the O-Train West Extension are within walking distance of parts of the community; check OC Transpo for the current opening timeline. Bayshore Shopping Centre is next door for shopping, and the Queensway Carleton Hospital is about five minutes south.
Beyond its parks, Crystal Beach’s appeal comes from its programs: youth sports, fitness classes, seasonal events and winter rinks run through the community association, plus sailing lessons at the club. For families, that makes it easy to meet neighbours, which is one reason many owners stay for decades.
Because so many Crystal Beach homes started as the same few Minto models, owners have developed well-worn paths for expanding and updating them, and buyers can learn a lot by comparing what neighbours have done.
For homes in Crystal Bay and Rocky Point closest to the Ottawa River, check whether the property falls within any regulated flood plain and what that means for insurance and future building permits. The City of Ottawa and the local conservation authority can confirm.
If you’re thinking of expanding rather than moving, look at what similar expanded homes have sold for nearby, and make sure the total cost fits within what the street supports.
Homes in Crystal Beach don’t come up often on some streets, and well-updated houses near the parks tend to attract strong interest. Get pre-approved, know your must-haves, and be ready to act. Just as important, understand what you’re buying: many homes have been expanded over the years, so check permits for additions and the condition of original systems.
