Britannia is a good place to live if you want the Ottawa River, a public beach and one of the city’s best nature areas at the end of your street, and you’re comfortable doing extra homework on flood risk. It’s a small, mixed west-end community: an old riverside village, postwar streets and a cluster of apartment and condo towers, all within a short trip of Westboro and downtown.
This page gives you the honest pros and cons. For a full overview of the area’s streets, homes and history, see Jason’s Britannia neighbourhood guide.
For buyers who put lifestyle first, usually yes. Britannia offers riverside living in the west end, and the Stage 2 O-Train extension will improve transit. The main caution is the river: parts of Britannia Village flooded in 2017 and 2019, so the specific street and the specific house matter more here than in most Ottawa neighbourhoods.
Britannia Beach, Mud Lake and the Capital Pathway are all walkable. Residents swim, paddle, sail, cycle and birdwatch without getting in a car. Few Ottawa neighbourhoods match it for everyday outdoor access. Mud Lake alone draws birders from across the region, and the Capital Pathway connects you to the whole river network.
Britannia Village has converted summer cottages and older homes on quiet streets near the water. Further south you’ll find postwar bungalows and two-storey homes, and along Carling Avenue and Richmond Road there are apartment and condo buildings. That mix gives buyers more entry points than a typical riverfront area.
Britannia sits between Bayshore and Westboro. Richmond Road and Carling Avenue connect it to shopping, the Queensway is close and the pathway gives cyclists a car-free route downtown.
The Stage 2 O-Train west extension adds stations along the river corridor and at Lincoln Fields, Pinecrest and Bayshore. The opening has been pushed back more than once, most recently after flooding damaged part of the line in July 2026, and it may open in stages. Jason’s guide to living near the O-Train west extension covers what it could mean for each area.
The Ottawa River flooded parts of Britannia Village in 2017, and in 2019 the water at Britannia rose higher still. The City and the Rideau Valley Conservation Authority built a 1.6-kilometre berm that protects about 120 homes, and some owners pay a local improvement charge for it. Not every street is affected, but every buyer should check flood plain mapping, insurance and the home’s history before firming up. Jason’s guide to buying a home in an Ottawa flood plain walks through the steps.
Many homes are decades old. Converted cottages can have shallow foundations, older wiring and additions of mixed quality. A thorough home inspection is essential, and sellers benefit from a pre-listing inspection.
The village itself is mostly residential. Groceries and errands usually mean a short drive or bus ride to Carling Avenue, Richmond Road or Bayshore.
Hot weekends bring visitors, traffic and parked cars to the streets near the beach.
| Pros | Cons |
|---|---|
| Beach, Mud Lake and river pathway within walking distance | Flood risk on some low-lying streets |
| Mix of cottages, family homes and condos | Many older homes need updating |
| Quick access to Westboro, Bayshore and the Queensway | Few shops in the village itself |
| O-Train west extension coming | Beach traffic on summer weekends |
Prices vary widely by home type and how close you are to the water. For current values, ask Jason for recent comparable sales.
Condos are often the most affordable way into the area, and many towers offer river views. Older buildings can have higher condo fees and major work ahead, such as windows, balconies or elevators. Before you firm up, have your lawyer review the status certificate, including the reserve fund study and any planned special assessments. The Condominium Authority of Ontario explains what to look for.
For detached homes in the village, add these to your checklist:
Britannia is served by the Ottawa-Carleton District School Board, the Ottawa Catholic School Board and the two French-language boards. Boundaries change, so confirm the schools for a specific address with each board’s school locator before you buy.
Most residents shop along Carling Avenue, Richmond Road and at Bayshore Shopping Centre, all a few minutes by car or bus. Westboro’s shops and restaurants are a short drive or bike ride east.
Beyond the beach and Mud Lake, Britannia Park has open space, picnic areas and play structures, and Andrew Haydon Park is a short ride west along the pathway. Sailing and paddling clubs on Lac Deschênes offer lessons and programs through the warmer months.
The village has a small-town character that surprises many first-time visitors. Streets are quiet outside beach season, and many residents have lived here for years. The tower area along Carling feels more urban, with more turnover.
It may not suit buyers who want to walk to shops and restaurants every day, or anyone unwilling to take on the extra checks a home near the river requires.

| Area | Best for | Trade-off |
|---|---|---|
| Britannia | Beach, Mud Lake and river access | Flood checks and few village shops |
| Crystal Beach and Lakeview | Larger lots and quiet riverside streets | More car-dependent |
| McKellar Park | Family homes and custom builds near Westboro | Higher prices |
| Westboro | Walkable shops and restaurants | Busier, higher prices |
Buying near the river takes more than a standard search. Jason helps buyers check flood mapping, insurance and the condition of older homes before they commit, and helps sellers present their home’s flood history and protections clearly so buyers can make confident offers.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Britannia is generally a quiet residential area. For current data, check the Ottawa Police Service crime map for the specific streets you’re considering.
Parts of Britannia Village flooded in 2017 and 2019. A 1.6-kilometre berm now protects about 120 homes, but buyers should still check flood plain mapping, insurance and the home’s history.
Many families like Britannia for its parks, beach and space. Confirm school boundaries for a specific address with each school board.
Converted cottages and older homes in Britannia Village, postwar detached homes and newer infill further south, and condo and apartment buildings along Carling Avenue and Richmond Road.
The Stage 2 west extension adds stations along the river corridor and at Lincoln Fields, Pinecrest and Bayshore, though the opening date has slipped and may be staged.
It depends on the home. Condos offer a lower entry point, while detached homes near the water usually sell for more. Ask Jason for recent comparable sales on the street you’re considering.
