Britannia, Ottawa is a west-end riverside community built around one of the city’s best-loved public spaces: Britannia Beach, the Britannia Conservation Area and the open water of Lac Deschênes. It stretches from the Ottawa River south toward Carling Avenue and Richmond Road, between Bayshore to the west and the Pinecrest and Lincoln Heights area to the east.
Few Ottawa neighbourhoods are as mixed. Within a short walk you will find waterfront homes, early 1900s cottages, postwar bungalows, townhouses and apartment towers. That variety makes Britannia one of the few places inside the Greenbelt where first-time buyers, families, downsizers and luxury waterfront buyers all have options. This guide explains the different parts of Britannia, what the homes are like, the flood history every buyer should understand, and how the area connects to the rest of the city. For other communities across the city, see the Ottawa neighbourhoods guide.
Britannia is in Bay Ward. The name is used loosely, and most people mean one of several connected pockets:
Britannia Village traces its roots to 1818, when settlers built mills on the river, several years before Bytown was founded. In 1900 the Ottawa Electric Railway extended its streetcar line to Britannia, and the area became a busy summer destination, with a pier, pavilions and amusement grounds sometimes compared to Coney Island. Cottages followed, and many of the older homes in the village began life as summer places that were winterized and expanded over the decades. The area was annexed by the City of Ottawa in 1950.
That history explains much of what you see today: narrow streets, irregular lots, a patchwork of house styles, and a strong attachment among long-time residents to the village character.
Housing in Britannia ranges from modest to exceptional, sometimes on the same street.
Because the mix is so wide, prices vary more here than in most west-end neighbourhoods. Location relative to the water, flood protection, lot size and renovation history all drive value. Jason reads recent sales street by street rather than relying on area-wide figures. For waterfront buyers looking more broadly, see his guide to waterfront homes in Ottawa.
Parts of Britannia sit in the Ottawa River flood plain, and the area was hit hard in the 2017 and 2019 floods. In 2019, water levels at Britannia broke the 2017 record. A 1.6-kilometre berm, built by the City with the Rideau Valley Conservation Authority, now protects roughly 120 homes in Britannia Village, and a local improvement levy helped pay for it. As CBC reported in 2019, the berm was the only thing standing between the rising river and those homes.
If you are considering a home near the water, Jason recommends that you:
Flood risk does not affect every Britannia street, and many homes on higher ground in Britannia Heights are well away from it. The point is to know exactly where a property sits before you price it.
With a background in the construction and electrical trades, Jason looks beyond the finishes. In converted cottages, he checks how the original structure was extended, whether the foundation was added later, and how the home was insulated and heated year-round. In postwar homes, he looks at original wiring and panels, galvanized plumbing, and the age of the roof and windows. Near the water, he pays close attention to the basement, grading and drainage.
Britannia Beach is one of Ottawa’s supervised public beaches, with a sandy shoreline, picnic areas, playgrounds and sports courts. In summer it draws people from across the west end, and the adjacent park hosts concerts and community events. Britannia Yacht Club, at the end of Britannia Road, and the other sailing clubs on Lac Deschênes make the area a hub for sailing and paddling.
Next to the village, Mud Lake is a provincially significant wetland managed by the NCC and one of the most popular urban birding spots in Canada. The Ottawa Field-Naturalists’ Club calls the Britannia area the best year-round birding hotspot in Ottawa. Trails loop through forest and wetland, though dogs and bikes are not allowed on them.
The NCC’s Capital Pathway runs along the river from Britannia east past Westboro Beach to downtown, and west to Andrew Haydon Park and its sailing club. It is a practical cycling commute for much of the year and a popular walking route in every season.
Bayshore Shopping Centre, a short drive west, covers most major retail needs, and there are grocery stores and services along Carling Avenue and Richmond Road. Britannia Village itself has a small cluster of local businesses, including a coffee house and bake shop. For more choice, Westboro Village and Carlingwood are a few minutes east.
For a season-by-season look at the beach, Mud Lake, sailing and the pathway, see things to do in Britannia.
Britannia is served by both English school boards, and catchments vary across the area. Always confirm your address with the Ottawa-Carleton District School Board or the Ottawa Catholic School Board before you buy.
The biggest mistake buyers make in Britannia is treating it as one market. A condo on Richmond Road, a bungalow in Britannia Heights and a converted cottage behind the berm are three different purchases with different risks. Get pre-approved, review your borrowing limits with the Financial Consumer Agency of Canada’s mortgage guidance, and budget for Ontario’s land transfer tax, which offers a refund for eligible first-time buyers. Jason’s buyer cash back offer can also help with closing costs on qualifying purchases.
Sellers near the water should be ready to answer questions about flooding, insurance and the berm, and to show what has been done to protect the home. Clear documentation builds buyer confidence and protects your price. Jason helps sellers gather that history, choose the right improvements before listing, and price against the most relevant comparable sales. Start with what your home is worth, and if you are moving to something smaller, his downsizing guide covers the timing and costs.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Britannia is in Ottawa’s west end, in Bay Ward, along the Ottawa River and Lac Deschênes. It includes Britannia Village on the peninsula north of Britannia Road, the beach and park area, Britannia Heights to the south around Richmond Road and Carling Avenue, and the small Belltown enclave to the west.
Parts of Britannia Village are in the Ottawa River flood plain and flooded in 2017 and 2019. A berm built by the City and the Rideau Valley Conservation Authority now protects about 120 homes. Check any specific property against the City’s flood plain mapping and get an insurance quote before you buy.
Britannia appeals to people who want waterfront parks, the beach, Mud Lake and the river pathway within city limits. It offers a wide range of housing, from condos to waterfront homes. Buyers should weigh the flood history in low-lying areas and the mix of housing types street by street.
Yes. Britannia Beach is one of Ottawa’s public beaches, with supervised swimming in season. Water quality is tested regularly in summer, and the City posts swimming advisories when results are poor, so check before you go.
No. Dogs and other pets, as well as cycling, are not allowed in the Mud Lake conservation area because the wetland and trails are fragile.
Nearby public elementary schools include Severn Avenue, Bayshore and Pinecrest, and Regina Street has operated as an alternative school. Catholic options include Dr. F.J. McDonald and St. Rose of Lima, and Woodroffe High School is a nearby secondary school. Confirm catchments with the school board for any address.
The Stage 2 west extension adds stations at Lincoln Fields, Queensview, Pinecrest and Bayshore, south and west of Britannia, with the City targeting 2027, though July 2026 flood damage could delay or stage the opening. Check OC Transpo for the latest timeline.
