DUNROBIN REAL ESTATE

Dunrobin vs Manotick

By Jason Polonski, REALTOR® with Right at Home Realty · Last updated: October 2026

Dunrobin and Manotick are both rural Ottawa communities known for riverside living, large lots and upscale homes, but they suit different buyers. Dunrobin, in the west end on the Ottawa River, offers open countryside, acreage and a short drive to Kanata North’s tech park. Manotick, in the south end on the Rideau River, offers a walkable historic village core, a strong main street and easy access to Barrhaven and downtown. The right choice usually comes down to where you work and whether you want a village or the open countryside.

This comparison looks at the rivers, homes, services, commute, schools and community character of each. It was prepared by Jason Polonski, an Ottawa REALTOR® with more than 15 years of experience who helps buyers and sellers in both communities and across the city’s rural areas.

Two Rivers, Two Personalities

The rivers shape everything about these communities.

Dunrobin looks out over the Ottawa River, a broad, powerful river with long views across to the Gatineau Hills in Quebec. The shoreline suits boating, sailing, paddling and big-sky sunsets, and properties along it range from modest cottages to large custom homes. See the guide to Dunrobin Shores for a closer look at the waterfront.

Manotick sits on the Rideau River, which forms part of the Rideau Canal, a UNESCO World Heritage Site managed by Parks Canada. The Rideau is narrower and more sheltered, with boat traffic heading through the canal system in summer and the village’s islands and channels giving it a more intimate, cottage-country feel.

Village Life vs Open Countryside

Manotick’s biggest advantage is its village. Its historic core has a main street lined with shops, cafés, restaurants and services, and many residents can walk or cycle to them. The village is also home to Watson’s Mill, a stone grist mill built in 1859–1860 and now operated as a working museum by the Rideau Valley Conservation Authority. It anchors community events, including the annual Dickinson Days festival. The Manotick neighbourhood guide covers the village in detail.

Dunrobin has a small community core rather than a village main street. Its social life centres on the Dunrobin Community Centre, local events and the outdoors: Pinhey’s Point Historic Site, the river, Eagle Creek Golf Club and nearby conservation areas. Daily errands mean a drive to Kanata or Carp. What Dunrobin offers instead is space and quiet, with homes spread out across the countryside rather than clustered around a village.

If you want to stroll to dinner, Manotick wins. If you want acreage, privacy and a landscape of forest and fields, Dunrobin usually does.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Homes and Properties in Dunrobin and Manotick

Dunrobin is dominated by detached homes on large lots: country bungalows, family homes on an acre or more, hobby farms, custom estate homes and waterfront properties along the Ottawa River. The housing stock varies widely in age, including homes rebuilt after the 2018 tornado alongside long-established ones. There are very few condos or townhomes.

Manotick offers more variety in a smaller area: older homes in the village core, executive homes on estate lots, riverfront properties along the Rideau, and newer subdivisions on the edges of the village. That range, combined with the village amenities, gives Manotick a broad buyer pool that includes families, professionals and downsizers who want to stay rural without giving up walkability.

For current pricing in either community, ask Jason for recent comparable sales. Rural properties vary too much for a single average to be useful, and value depends heavily on lot size, frontage and condition.

Waterfront Considerations on Each River

Waterfront in both communities comes with regulation, and it’s handled by different conservation authorities.

  • Along Dunrobin’s Ottawa River shoreline, development in regulated areas falls under the Mississippi Valley Conservation Authority, whose Ottawa River jurisdiction runs from Marshall Bay to Shirley’s Bay. The Ottawa River has seen significant spring flooding in recent decades, notably in 2017 and 2019, so flood-plain mapping and insurance quotes are essential.
  • Along the Rideau in Manotick, the Rideau Valley Conservation Authority maps flood and erosion hazards and issues permits for work in regulated areas.

On either river, buyers should confirm the flood-plain status of the property, obtain an insurance quote that addresses flood coverage before waiving conditions, and understand setbacks for docks, additions and septic systems. Jason’s background in construction helps him flag these issues early, and the guide to buying a rural property in Ottawa covers the full checklist.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Wells, Septic and Services

Most Dunrobin homes rely on private wells and septic systems. In Manotick, servicing varies: many homes, including much of the village, also use private wells and septic, while some areas are served differently. Confirm the servicing for each property rather than assuming.

Wherever there is a private well, Ottawa Public Health’s free bacterial water testing is a good place to start, with a full chemical test through a licensed lab for a purchase. Septic systems should be inspected separately from the general home inspection.

Commute: West End vs South End

Your workplace is often the deciding factor.

From Dunrobin, most commuters drive Dunrobin Road to March Road. The Kanata North technology park is roughly 15 to 20 minutes away off-peak, and downtown Ottawa is roughly 35 to 45 minutes away. It’s a natural fit for tech workers and anyone employed in the west end. See the commuting from Dunrobin guide.

Manotick is about 25 kilometres from downtown and sits beside Barrhaven and Riverside South, with good road connections toward the south end, the airport and downtown. It’s a natural fit for households working downtown, in the south end or near the airport.

A household with one partner in Kanata North and another downtown will feel the difference every day. Map both commutes before choosing.

Schools and Family Life

In both communities, schools are assigned by address, and rural boundaries can be large. Manotick has schools within the village, including Manotick Public School and St. Leonard Catholic School, so some children can walk. Dunrobin students are mostly bused, with West Carleton Secondary School located on Dunrobin Road and elementary students attending schools elsewhere in West Carleton or Kanata. The Dunrobin schools guide explains how it works.

Whichever community you choose, confirm the designated schools with the board’s school locator before buying.

History and Community Character

Manotick grew around its mill. Moss Kent Dickinson and Joseph Merrill Currier built the stone mill in 1859–1860, and the village developed around it and the river. It joined the City of Ottawa in 2001 and has worked hard to keep its village character as growth arrived around it.

Dunrobin was settled in the 19th century and named after Dunrobin Castle in Scotland. It grew as a farming community and became part of Ottawa at amalgamation. Today it’s a mix of farmers, commuters, cottagers and retirees. Its modern identity was also shaped by the 2018 tornado and the community’s recovery from it.

Which Is Right for You?

Choose Dunrobin if you:

  • Work in Kanata North or elsewhere in the west end
  • Want acreage, privacy and open countryside
  • Love big-water views and boating on the Ottawa River
  • Are happy to drive for errands

Choose Manotick if you:

  • Work downtown, in the south end or near the airport
  • Want a walkable village with shops and restaurants
  • Prefer the sheltered Rideau River and canal boating
  • Want rural living with suburban shopping close by in Barrhaven

Buyers weighing a third option can also compare Carp vs Manotick or Dunrobin vs Kanata.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

How Jason Polonski Helps Rural Buyers in Both Communities

Jason Polonski is a full-time REALTOR® with Right at Home Realty and has helped hundreds of buyers and sellers across Ottawa over more than 15 years, with a focus on the west end and the city’s rural communities. Rural and waterfront homes reward an agent who can read the property as well as the listing. Jason’s background in construction and the electrical trades means he looks hard at the well, septic system, electrical service, structure and shoreline before his clients commit.

He also works as a move coordinator. For families selling in the suburbs to buy in Dunrobin or Manotick, he sequences both sides so they avoid a timing mistake first and optimize price second. Sellers can take advantage of his 1% Listing Commission, charged on the final sold price. He holds a Bachelor of Commerce from Concordia University with a double major in Marketing and Finance, and he has been recognized with the Chairman’s Club (2025, 2021) and as Best in Ottawa Top REALTOR® seven years running.
